A lovely holiday chalet situated 5 miles from Bude and 2 miles to nearest beach. On site is a sports and fitness club, indoor and outdoor heated pools with sunbathing terraces, children’s play area and holiday clubs and extensive evening entertainment held within the manor building. Bar and restaurants within the park. The pretty village of Kilkhampton is a short walk away and has several pubs, 2 small supermarkets and a take away. The chalet is perfectly located for visiting Bude which offers something for everyone, two family friendly beaches with golden sands, lots of surf for the sporty minded, circular walks around the town taking in normally unseen parts, access to coastal paths, pubs, restaurants and cafes, browsing in one of Bude’s many interesting shops. The chalet is also perfect for exploring the stunning north Cornwall coastline. Just a few miles south takes you to Widemouth Bay, perfect for taking surfing lessons or further on to Boscastle.

Bedrooms: Double room has double bed with pine headboard, wardrobe, chest of drawers and chair. Wall mounted heater. Balcony view and trees beyond that. Twin room has 2 single beds, a pine wardrobe and drawers, shelves, bedside cabinet and wall heater.
Bathrooms: Bathroom with bath and power shower over, wc. Tiled floor.
Kitchen: New electric cooker with double oven, microwave oven, fridge with small integral freezer, kettle, toaster. Fully equipped for large family meals. Tiled floor.
Utility Room: Cupboard houses vacuum cleaner, iron, ironing board, pegs, clothes airer, spare light bulbs etc.
Living Rooms: Open plan living/dining area with comfortable quality sofa (can turn into double sofa bed), seats 3, with separate armchair. Digital TV/DVD player, radio/CD player. Wall mounted heater. Gate leg dining table with 4 dining chairs (further chairs available)

Notes on accommodation
This is a very well equipped and homely chalet, that is loved and cared for by its owners. Warm and cosy in the evenings but cool and comfortable on the hotter days. The side patio has a picnic style bench for alfresco eating and the front patio/raised balcony, surrounded by railings is perfect for that early morning cup of coffee where you can sit on the wooden bench and watch the birds. The resident pheasants are regular morning visitors to the front area. Very privately located on the edge of the park with no one, except the adjoining chalet guests, walking by.

Accessibility
Due to the stone steps leading up from the patio to the balcony and the narrowness of the paths, 17 The Glade is not particularly suitable for wheelchair users. A full access statement can be provided on request.

Outside
The balcony is particularly suitable for younger children, as it is fully enclosed by railings and a gate, which lead on to the patio/outdoor eating area. This patio is at the side of the chalet and has a picnic bench for dining. It's especially good for catching the afternoon and early evening sun. Plenty of landscaped gardens surround the chalet with shrubs and trees, lawns and paths to explore. Several winding paths through the grounds lead to the outdoor heated pool with sunbathing terrace. Within this complex is The Stables Bar serving home cooked meals, a small shop and a launderette. Further on is the striking Victorian Manor House which houses the sports and leisure complex, indoor swimming pool, restaurant and bars. The position of the chalet is quiet and relaxed and guests who do not wish to participate in the evening entertainment will not be bothered by any noises.

Coast/Beach
The rugged National Trust beach at Sandymouth is 2 miles away. Here you can join the North Cornwall Coast Path or walk down the cutting to the pebbly beach. Facilities include toilets and cafe. Bude's two stunning beaches are 5 miles away.

Golf
There is an excellent golf course at Bude, just 5 miles away.

Distances
5 miles from Bude and 2 miles to nearest beach. 5 minute walk into the village of Kilkhampton.

Booking notes
A £75 deposit will secure your booking, with remaining payment due 4 weeks prior to your arrival. 2 weeks later, keys are sent in the post with a prepaid envelope included for their return to owner. Payment by Cheque or BACS.

About the owner
Thanks for looking at my advert! I'm a secondary school teacher and work and live a few miles outside of Oxford. I have a 22 year old son and a 16 year old daughter studying for her A levels. As a family we regularly visit and love to explore the coast.

Why the owner chose a home in this location
I bought the chalet 6 years ago when I inherited some money and saw it as an opportunity to change my hectic lifestyle and to get away from it all. I now work part time and I try my hardest to visit on a regular basis; visiting my chalet has become a hobby over the years. I've watched my children and their friends have some amazing times and it's something I've never regretted buying. I especially love visiting on my own at the start of the season where I spend time decorating and walking along the coast paths. There's always a real buzz of the impending holidays. Other times the younger ones love to go body boarding. We regularly have friends come to stay and have rented out the chalet next door as part of a large group. Happy days!

Unique benefits of the property
Apart from my prices being competitive I also include electricity, hot water and heating. I really don't like using metre cards. Several of my clients are regulars and I've developed close relationships with them. If you do choose to make a booking I really hope you have a wonderful time. I love my chalet and I see it as my second home - I hope you do too!
