Utility Room: Washing machine, freezer, sink. Space for wet beach things!
Living Rooms: Open plan, split level living area. Large sitting room with French windows to balcony, TV, video, DVD player, CD player and digital radio, board games. Gas-fired wood burning stove.
Dining area with farmhouse style table and chairs for 6.
Other: Large balcony overlooking estuary, with room for table and chairs. Back porch (suitable for dog). Use of 2 sit-on kayaks (life jackets available). Mothercare travel cot/playpen. There is a garage and a parking space.

Notes on accommodation
Due to steepness of garden and steps, only suitable for small children under supervision. One dog allowed. Kayaks to be used at own risk.

Steep terraced gardens surround the property with a small grassed area to the side. There is garden furniture to be used on the balcony.

Coast/Beach
5 minutes walk to S.W.Coastal Path. Nearest beach 15 minutes walk. Further beaches within 20 minutes by car.

Golf
Golf courses at Wrangaton and Bigbury and St Mellion is only 20 miles away.

Travel
Plymouth Airport, and ferry terminal within 15 miles. There are regular buses from the village to Plymouth.

Distances
Next village 1 mile by road (200 metres via causeway).
Plymouth 10 miles, Ivybridge (gateway to Dartmoor) 10 miles. Salcombe 18 miles.

Further details
A good range of shops (small Co-op, butcher, chemist and P.O.) in next village, Newton Ferrers. Riverford Organics farm shop 10 minutes drive away. Pub in Noss serves good food, with a further pub in Newton Ferrers, and an excellent traditional tea shop.
Sports Centre at Ivybridge. Tennis courts and play area 5 minutes walk in Noss Mayo. Major shopping centre in Plymouth

Bookings can be made by email and confirmed in writing with deposit. Provisional bookings will be held for two weeks. Full payment must be received 1 month before commencement of holiday. Short breaks available off peak times.

About the owner
We live just south of Bristol in a lovely village - and now that our children have all left home it is just us and 2 young, lively dogs! Walking and sailing are some of our interests, and keeping our large garden in check! My husband works locally, running his building company and I get involved with village life, and playing tennis and singing at Wells Cathedral.

Why the owner chose a home in this location
We fell in love with Noss Mayo after a short New Year break staying in a cottage there in 2004. It was all we could have wished for, un-spoilt, fantastic walks along the coastal path, beautiful views along the estuary,pottering about in boats,great local pubs to eat out at, and a quiet, gentle pace of life. Having said that, it's only 15 minutes from Plymouth , for a complete contrast, with its new shops and vibrant nautical history, or the wilds of Dartmoor for hours of walking virtually alone. For us, it's less than 2 hours drive from home, and we try and get down as often as we can - just waking up in the morning to silence, is the best tonic there is!

Unique benefits of the property
Wakehurst offers modern, spacious accommodation for a family on holiday - the kitchen is well equipped if you want to eat in, and the choice of local pubs to eat out at, is excellent and within walking distance. The large balcony over-looking the village and estuary is the 'icing on the cake' - plenty of room to sit at the table, enjoy a barbeque, and watch the activity below. If the weather is wet (!) there are plenty of games provided, and room to enjoy them. For the more adventurous, there are canoes to take out on the safe, sheltered waters of the estuary, or local boat hire to explore further along the shores.
