Hoopoe Cottage is a delightful, 4 bedroom house with lake-front location in an award-winning development. The large rear deck, just steps from the water, faces west and is perfect for sunset drinks. The living area and two of the bedrooms also have stunning views over Clear Lake. The kitchen is fully equipped and there is a wood-burning stove in the living room, as well as a TV with Freeview and DVD player. One bedroom also has a TV/DVD player as well as a play table and a selection of toys, books and DVDs for younger visitors. There are also a number of helpful items for babies and small children. The 450 acre private country estate comprises 7 lakes, abundant wildlife and lovely walks. Access to the stunning Art Spa, with heated indoor and outdoor pools, plus an eco swimming pond, sauna, steam room and wide range of treatments, is included. There are also tennis courts, trampolines, a football pitch and play areas, plus a shop/cafe selling local farm produce.

Notes on accommodation
This is a great house for two families holidaying together, or an extended family group, and we have many facilities for babies and small children. However, please note that this is a lake-front property and crawling babies and toddlers must be supervised at all times. The winter the house is kept warm and inviting with excellent central heating as well as the wood-burning stove.

Outside
The private deck has a large table with sun umbrella, plenty of chairs, plus comfortable recliners for sunbathing. You can canoe, sail and windsurf on several of the lakes at Lower Mill (please bring your own equipment or you can hire it nearby) and there are many walking trails, two children's play areas with trampolines, tennis courts plus the Art Spa with its heated indoor and outdoor shared pools right outside the front door.

Coast/Beach
Despite being land-locked, Hoopoe Cottage is actually very close (2 minutes drive) to Britain's largest inland lake-swimming beach at the nearby Cotswold Country Park. In the summer months the beach is manned by lifeguards, and there are also cafes, beach toy hire and play areas.

Golf
The nearest golf course is at 'Cirencester Golf Club' around 8 miles from Hoopoe Cottage. Visitors are welcome to play.

Travel
The house is near both the M4 and M5 (just 11 miles from Junc. 15 of the M4). The nearest rail station is at Kemble, 3 miles away, and from here there are frequent services to Swindon, Gloucester and Cheltenham as well as a direct, frequent service to London, Paddington. A car is strongly recommended, but not essential as you can take a taxi to the Estate from Kemble station. Nearest airport is Bristol (38 miles) and the house is a 2 hr drive from London (94 miles) and 1 hr from Birmingham.

Distances
The Roman town of Cirencester is just five miles away, and many popular Cotswold towns and attractions are within a 25 mile radius including Cricklade, Tewkesbury, Broadway, Stow-on-the-Wold, Bourton-on-the-Water, and the Georgian town of Cheltenham.

Lower Mill Estate is part of the Cotswolds Water Park which has extensive facilities for sailing, fishing, canoeing, water skiing and windsurfing.You can book a taster session, hire equipment or bring your own. The outstanding local countryside is perfect for walking, birdwatching, and picnics - you can be as active or as lazy as you like! The excellent family-friendly pub and restaurant in nearby Somerford Keynes is within walking distance and the ancient and beautiful town of Cirencester, with extensive shopping and dining options as well as Roman remains, is only a few miles away. The rest of the Cotswolds is on the doorstep - stately homes, safari parks, fantastic walking, farm shops, rural pursuits and chocolate-box pretty villages, all within an easy drive. We can supply a wealth of ideas about local attractions and activities to make your holiday even more special. There are regular events and festivals at Lower Mill Estate, mainly themed around its wildlife and ecological commitment. There are lake beaches nearby, bicycle hire available, sailing/windsurfing/water skiing/kayaking lessons, golf, angling and many more active pursuits. For quieter days out, there are stately homes, a safari park, Roman remains, great shopping, and wonderful local pubs and restaurants. When you book your holiday, we will supply as much information as you need to be able to plan your stay. You will be spoilt for choice when planning your holiday, and the abundance of local activities, coupled with the heated pools and cosy fireplace, make Hoopoe Cottage a year-round ideal destination.

About the owner
We are a family of five who live in London but also enjoy weekends and holidays at our house in the Cotwolds. We visit the house regularly and keep it in excellent condition - it is not a soulless holiday rental run by an absent landlord, but a warm and inviting second home which we are pleased to rent out to people looking for a relaxed and fun break from everyday life.

Why the owner chose a home in this location
We fell in love with Lower Mill Estate when we first visited it in 2004, although it was a few years before we decided to buy a property there. It is easy to get to, just 15 minutes from the M4, and yet it is a world away from city living. The Cotswold Water Park has been a revelation with so many interesting activities to explore and all the brilliant cycling routes around the hundreds of lakes - Lower Mill is a peaceful oasis in the middle of some of the UK's loveliest countryside. The Cotswolds, with their charm and beauty, are on the doorstep, but there are often times when we are content to stay on our own little patch - we are blessed with great pubs and local markets and if you really need a quick shopping fix, then nearby Cirencester has many fantastic independent shops.

Unique benefits of the property
We love the fact that our children can roam free on bikes and scooters in the Estate - there is minimal traffic and the Estate has plenty of safe places for children to explore and play - we can allow our 5 year old to go to the shop with his big brother - a privilege he couldn't have at home. There are also many local activities, a lake beach, sailing clubs etc in easy reach. When we are there with friends, we adore the peace and tranquility, sipping drinks while the sun sets across the lake from our terrace is an incredible tonic after a busy week. The whole family also loves the luxury of swimming in the stunning Art Spa pools whenever we wish or being pampered in the Spa. The house is airy and cool in summer, warm and cosy in winter - a perfect, year-round holiday destination.
