'The Breakers' is a family house just 140m from Northcott Beach, renowned for its surf and rock pools. The house is set in a well maintained garden with lovely views of the sea. There is a large, paved and gated courtyard adjacent to the kitchen which is suitable for children to play in safely. There are 3 other properties in this tiny hamlet as well as a quiet tea garden. BBQ and outside dining table. In spring and summer the Breakers is an ideal base for family holidays, especially as it is such a short walk to the beach. Out of season the house is ideal for walkers as it is 100 metres from the Cornish coastal path and other inland walks.

Changeover day
Saturday is the preferred changeover day although this can sometimes be flexible. From September - March we usually have Thursday - Thursday bookings so guests can come for long weekends (min 4 nights)

Bathrooms: Bathroom with bath/shower over, bidet, wc, underfloor heating.

Kitchen: Fully equipped for10 people including oil fired Aga-style oven and cooking plates, hob, fridge, freezer, dishwasher, washing machine and dryer, microwave, toaster, food processor.
Living Rooms: TV and DVD player. Double doors opening to sun room with views over sea and open country.
Other: A large entrance porch suitable for boots, coats etc.
Cleaning/towels/
linen/maid service:
White cotton bed linen and down duvets - no nylon. Linen and some towels are included. The property is cleaned on departure although additional cleaning can be arranged.

Notes on accommodation
Please note 1) this is a non-smoking house and 2) if your stay is less than 7 nights there is an £80 charge for the final clean and change of bedlinen.

Outside
To the front of the property there is a swing seat in a sheltered position but with sea views.
The BBQ and large wooden trestle table (seats 10) and attached benches have views over the sea.

Coast/Beach
Short walk to Northcott Mouth beach (140m). Northcott Mouth is a popular surfing beach but also has rock pools for shrimping etc. At low tide it is possible to walk south along the beach to Bude or northwards to Sandymouth Bay, where there is a good cafe.

Special interest holidays
This property is ideal for small walking and painting groups.

Travel
Use of a car is essential.

Distances
1 mile to Bude (on foot) otherwise 2 miles by car.

Further details
Bude is full of small, independently owned and managed shops. There are 3 large supermarkets with good parking. There are several good surfing beaches within easy reach.

Booking notes
Please email to ascertain availability. 30% deposit is required to secure the property, the balance is due 8 weeks before departure. A £200 breakages deposit is required 4 weeks before departure, this is returned, less any deductions, within 4 weeks of the end of the rental period.
