This large, 5 star, contemporary detached house, is furnished and equipped to an extremely high standard with great attention to detail. Visitors enjoy spectacular sunsets over the North Devon coast to Lundy Island from nearly every room in the house or from the hot tub in the garden! With tennis court; safe garden; heated pool (April-October); cosy wood burner for winter evenings; internet; pool table... You will find the A39 Atlantic Highway is very easily accessible making this an incredibly convenient base for exploring the numerous rocky shores or the famous sandy surfing beaches and rural North Devon and North Cornwall. Enjoy quaint harbours, local visitor attractions or the coastal footpaths and cycle tracks. But on the edge of a delightful Devon village, only 2 minutes walk to the thatched pub, church, post office and general store, village playing fields and a popular tourist attraction at the bottom of the hill, you may decide not to get back in the car for the whole holiday!

Prices are for the property per week in UK pounds. All heating and laundry included. At Christmas and New Year Christmas decorations are also included. Discounts may be available for late bookings where there is still availability, please enquire. Short breaks are available at a discounted rate off peak or when there is late availability - please enquire.

Changeover day
Friday is the preferred changeover day (except over Christmas/New Year - Wednesday in 2011). Mondays or Fridays is the usual changeover for short breaks although this can be flexible off season.

Kitchen: Huge, bright, modern kitchen. Leather sofa and large wooden island with bar stools make this a very sociable place to cook. Two ovens, two fridges, microwave, dishwasher etc. Equipped to very high standard. Separate larder (with extra fridge and freezer).
Utility Room: Separate utility/drying room with washing machine and tumble drier, iron and ironing board and clothes airer.
Living Rooms: Large conservatory off the kitchen is used as a dining room (seats 10). Living room with leather sofas and cosy wood burner, flat screen TV/DVD and music centre. Games room with pool table, keyboard, card/puzzle table and lots of toys/games/jigsaws etc.
Other: All rooms have a sea view with spectacular sunsets except bedroom 3 (country view and the sunrise).

All linen and hand/bath towels are provided but please bring beach/swimming towels. A cleaning service & babysitting can be provided at an extra charge by prior arrangement. In house catering for a special occasion or on your arrival can also be arranged.

Notes on accommodation
Underfloor heating throughout. Additional log burner in lounge for cosy evenings in the winter (logs provided). This house works well for two families, an extended family or groups of friends as there is plenty of living space to accommodate everyone without feeling crowded. Well behaved pets are accepted by arrangement but never allowed upstairs or in the main living room.

Accessibility
Southclay may not be suitable for people with very limited mobility as there are internal steps between some of the main rooms, steps to the patio and from the patio to the lawn.

Outside
Private parking for 4 cars plus a double garage with surfboards, buckets and spades, crabbing lines, windbreaks etc. Large patio and a fenced lawn to the rear with garden furniture, gas barbecue, private hot tub and tennis court. There is also access through a gate to a heated swimming pool (April - October) shared with the owner.

Coast/Beach
There are sea views from nearly every room. Children and adults will love the sandy beaches, the rock pools and the cliffs of North Devon and North Cornwall. Famous for it's surfing and kiting beaches and traditional fishing villages (Appledore and Clovelly) most of which can be reached by car between 5 and 30 minutes.

Golf
The Royal North Devon Golf Club at Northam Burrows, only 4 miles away, is the oldest links course in the country. Also the famous Sounton Sands Golf Club, and the less formal Hartland Forest and Great Torrington Clubs are less than 30 minutes away.

Travel
Bristol and Exeter are the South West of England's main airports. A choice of car hire is available at both with driving times to Southclay: 2 and a half hours and 1 and a half hours respectively.
Barnstaple is the nearest train station, 20 minutes from Southclay. There is an infrequent bus service or it is an easy taxi ride.

Distances
Near by, Bideford (2.5 miles) has town amenities, restaurants and delightful quayside where boat trips are available to Lundy Island.

Further details
The area is famous for water sports and activity holidays including, surfing, sailing, water skiing, kiting, diving, rock climbing, horse riding, fishing and more, whilst walkers and cyclists will enjoy the famous Tarka Trail, the idyllic countryside and the coastal footpaths. Golf at the Royal North Devon (the oldest links course in England) is only 3 miles along the coast.

What a fantastic holiday and a perfect place for a family 65th birthday. Plenty of room even for our 6 boys! Everything has been wonderful! keep our beds warm, we'll be back some time soon.

Back again! our summer wouldn't be the same without our reunion at your wonderful holiday home, it gets better and better - loved the hot tub!

About the owner
I was born a farmer's daughter and grew up in the village of Abbotsham and having moved away was delighted to have the opportunity to come back and bring up my children here. I have three girls, now 16, 18 and 20, my mum and my brother live close by and most of the rest of my relations are buried in the local church yard! Talk about a close family! It means we know everyone, we have a great support network and in return we are passionate about supporting the local rural and business community. If you need any introductions or have any questions about where to go and what to do I am sure I will be able to help you.

Why the owner chose a home in this location
This house is in a fabulous location on the edge of the village with spectacular views over open countryside to the sea. We built the house ourselves including a sunken tennis court so that the sea view was maintained. We originally intended to move into Southclay, it was therefore built with a really high specification but never got around to the move when we realised its value as a holiday let!

Unique benefits of the property
An exceptionally friendly village with a great community spirit, good local pub, village stores and post office, church, chapel, village school and community play area and the Big Sheep tourist attraction at the bottom of the hill... Abbotsham has something for everyone. It is convenient to the main A39 highway (1 minute's drive) so excellent for cutting journey times and as a base for exploring the rest of North Devon yet from Southclay you would never believe a main road was nearby. It has only village traffic noise, a peaceful rural aspect and beautiful uninterrupted sea views.
