Mixed couples and families only. No pets. No smoking. Extras: travel cot, pushchair, baby high chair can be provided on request. Personal safe provided.
Outside
The garden area consists of a private 10 x 8’ swimming pool offering refreshing relief during the long hot summer months. There is also a built in BBQ situated to the rear of the villa, ideal for cooking al-fresco. Sunbeds, outdoor table and chairs overlook the pool. Parking is made easy by the private drive, as well as road side parking in front of the villa. A small park area backs onto this quiet complex of villas, which offers enjoyment of wooden climbing frames and swings.
Coast/Beach
The nearest beach is 1km away and takes 10-15 minutes to walk or less than 3 minutes in the car. This area of Paralimni and Protaras is known for its golden sandy beaches, water sports and boat trips.

Local activities: 24 hour bakery, Aquarium, banana boat rides and daily coastal cruises. Historical and cultural site, Famagusta View Point, jet skiing, nature walks, paragliding, peddloes, pubs, restaurants, Scuba diving, snorkelling and swimming. Tour bus rides to local village ancient ruins and mountains.
Travel
Larnaca (LCA) is the nearest airport which is approximately 45 minutes drive from Paralimni, mostly by motorway. Car hire is available but not essential as there are plenty of reliable taxi’s and good public transport to neighbouring Protaras, Ayia Napa and Paralimni.
Distances
The villa is well located for the local shops, bars and restaurants. The centre of Paralimni is only 1km away where you will find an excellent selection of shops and boutiques as well as several bars and restaurants. There is also an Orphanides supermarket within a 2 minute walking distance of the villa. Protaras and the famous Fig Tree Bay is approximately 5km away.
Further details
The traditional town of Paralimni is less than 1km from the villa and has some fantastic restaurants and bars as well as boutiques, gift shops, clothes etc. The ghost town of Famagusta can be viewed from the coast line and from the historical and cultural viewpoint site. The lively towns of Ayia Napa and Protaras are only a taxi ride away.

Includes use of air-conditioning/heating. 20% non-refundable deposit payable on confirmation of booking. Balance due 6 weeks before arrival. A refundable breakages deposit of £200 is required with all bookings, payable before arrival and refunded within 7 days of departure, less any deductions for losses, damage or breakages. I am Kate Eleftheriou and I have been advertising our villa in Cyprus with Owners Direct for 4 years now. We also have an apartment in the French Alps that we rent during the ski season.

Why the owner chose a home in this location
The reason we bought this property was because we love this side of the Island of Cyprus. Fig Tree Bay has some of the clearest and calmest waters and its a great place for children to play on the beach. The Villa is also situated on a quiet little estate, slightly away from the main tourist area but still allows you to travel to either Agia Napa or Protaras to enjoy the night life. The other good thing is that you are very close to the local amenities with a 24 hour bakery across the road from the Villa, a huge supermarket that will cater for all your needs and if you fancy some retail therapy, you are less than a mile from the town centre of Paralimni.
Unique benefits of the property
The property is conveniently located near a large supermarket (Orphanides), an English frozen food shop, a 24 hour bakery, a fruiterer, a pet shop and a toy store. There are many restaurants within walking distance from the villa also. The other excellent advantage is the town centre of Paralimni is just 2km away where you have a wide selection of boutiques to suit everyone's taste. Make sure you bring your credit card though!
