This lovely villa completed April 2007, furnished to a high standard is in a small residential road in the quiet village of Emba. Nearby are restaurants, local take-aways and a supermarket. However, the resorts of Paphos and Coral Bay are only a short drive away. Coral Bay has an abundance of bars and a great selection of good restaurants. It also has a lovely sandy beach where you can find water sport facilities. Kato Paphos, meaning lower Paphos is split into two areas 'Bar Street' and then you have The Harbour with an abundance of restaurants and some great shops.

Changeover day
We are happy to be as flexible as possible with regard to changeover days, check-out times etc. All subject to bookings/availability.

| Living Rooms: | Large modern room with 2 large sofas to seat 6 plus large Sharp LCD HD TV plus HD DVD plus docking sound system for your IPOD unit. The Dining room has a modern oval dining table seating six persons. Full crockery, wine glasses and cutlery provided. |
| Cleaning/towels/ linen/maid service: |
The villa will be cleaned and prepared to a high standard including all linen. We can offer a full mid week maid service clean for just £35. The pool is cleaned 2 x weekly at no charge. We have a full maintenance service to ensure a trouble free stay. |
Notes on accommodation
The property has full air Conditioning. There is also a small shaded area at the back of the house, with a see-saw. This area stays in the shade so great to get the children out of the midday sun. In addition, we've added a pretty wooden gated fence by the outside dining area that shuts off the pool area, giving peace of mind that little ones aren't heading for the pool unnoticed. Travel cot can be provided at no charge. We have a booster chair and can arrange a full high chair at a small charge should this be required.
All bedding and bathroom towels are provided, please bring your own beach towels. A complimentary welcome pack of tea, coffee, milk, bread and water will be provided at no charge. However, if you require other items such as nappies etc. we will be happy to organise this for you.

Outside
Outside we have a private 21ft pool, 6 sun loungers and a large tiled terrace which the sun beams down on all day. There is an outside shower. We also have a dining area again seating 8 and the whole outside pool area has evening lighting and is secure and private, which is essential for family use. In the evening why not sit on the terrace with a brandy sour watching the sun set. In addition, new for the summer, we've added a pretty wooden gated fence by the outside dining area that shuts off the pool area, giving peace of mind that little ones aren't heading for the pool unnoticed.
We have a shaded area at the back of the house with a childrens see-saw. There is a number of pretty garden plants with an irrigation system. To the side of the house is a drive, should you be hiring a car.
Coast/Beach
The coast is only 5 mins by car (3.5km)
Coral Bay Beach and it's bar and restaurants 7 mins by car
Paphos Harbour is 10 mins by car.
Aphrodite Hills & The Secret Valley - really worth a visit - 20 minutes away
Emba is a really great base for your holiday, a truly 'best of both worlds'!
Golf
There are three golf courses which are all relatively near the villa, Tsada Golf Club being the nearest, about 20 minutes away. The Secret Valley Golf Club approximately 18km east of Paphos and The Aphrodite Hills Golf Club located near to the birthplace of Aphrodite, a couple of minutes from the main Limassol-Paphos highway.
Travel
20 mins from Paphos Int. Airport. 90 mins from Larnaca Int. Airport. Car hire recommended. Our management team can organise your car hire for you at very competitive rates, please enquire at time of booking. Don't want to drive? No problem, our management team can arrange to have you collected from and taken to Paphos Airport at a very competitive cost. Distances
Aphrodite Water park - much fun for all ages - 20 mins. A visit to the infamous Aphrodite's rock is a must, beautiful & tranquil 30 mins.
Further details
We have a fantastic management team who look after the property for us and are there to assist you during your stay. They can also arrange car hire at a very competitive rate and we would recommend arranging this before you travel. Driving in Cyprus is very easy however, if you'd prefer not to hire a car, we can arrange for you to be collected and taken to and from Paphos Airport. Please do not hesitate in contacting us for further information and prices.
Booking notes
20% non refundable deposit required at the time of booking, if booking outside 8 weeks of departure. Balance due 8 weeks prior to departure. £150 refundable damage deposit required with the balance, this will be refunded within 14 days of your return.
