Named Sunset Villa after the stunning sunsets in the area, this villa is tastefully furnished to a high standard. It is 5 minutes walk to the lovely beach and a selection of bars, restaurants and local shops. There are 2 double bedrooms and 1 twin bedroom, a family bathroom and an additional WC downstairs. At the rear of the villa is the private 8m x 4m overflow swimming pool, with underwater lights, Roman end and steps down and it is one depth of 1.4 m. There is an outside shower situated at the side of the patio. There are large patio areas on 3 sides of the villa and the garden areas have been landscaped with beautiful local plants and shrubs added.

| Bedrooms: | The villa has 3 bedrooms – 2 with double beds and 1 with twin beds. Each bedroom has air conditioning. They all have fully fitted wardrobes offering generous amounts of hanging and drawer space. Both double bedrooms have patio doors. |
| Bathrooms: | Family bathroom with bath/shower, WC and basin vanity unit. In addition there is a separate WC downstairs. |
| Kitchen: | The kitchen/dining room is spacious with kitchen units in white wood and includes microwave, dishwasher and fridge/freezer. Fully equipped with all crockery and cutlery. The back door opens onto the patio with table and awning and access to the pool. |
| Utility Room: | There is a separate unit under the stairs which houses the washing machine. |
| Living Rooms: | With double doors opening onto the front patio area, and the rear to the swimming pool, is the spacious lounge with open fireplace. There are 2 comfortable sofas, coffee table, bookcase, TV for use with DVD/CD player and a selection of books and DVDs/CDs. |
| Other: | There is a balcony from the upstairs landing which has a small table and chairs and which offers lovely views of the mountains to the right and lemon groves, and partially the sea, to the left. |
| Cleaning/towels/ linen/maid service: |
All linen and towels (except beach towels) are included and changed weekly. The villa is also cleaned during the weekly visit. Also included is a welcome pack of basic food items on arrival. There is a chilled water dispenser in the kitchen. |

Notes on accommodation
Every room, and the front and back doors, has been fitted with a mosquito screen, allowing you to keep the villa cool and ventilated whilst keeping out the mosquitos.
The large patio areas around the villa allow varied choice when relaxing. The front area gives a lovely view of the mountains and St. Hilarion Castle in the distance. It is shaded during the afternoon.
There is also a car port covered in beautiful vines and bougainvillea which protect the car from the sun's rays during the day. However, a car is not essential as it is 5 mins walking distance to the beach, restaurants and small local shop. A large supermarket is just 10 mins walk.
The pool is unsecured so small children will have to be supervised.
There is central heating for winter lets and the units in the bedrooms also blow hot air.
Accessibility
No special facilities for people with mobility problems.
Outside
Private swimming pool with Roman end, 8m x 4m, with 1 depth of 1.4m. Portable outside barbecue, 6 sunbeds, small table and two umbrellas. There is an outside shower.
There is a fixed stone table on the rear patio underneath an awning. There is an additional table and 4 chairs at the rear but they can be moved anywhere to suit preference.
The gardens around the villa have been landscaped and the car port is covered in grape vines and lovely bougainvillea. The area surrounding the pool patio and car port is fenced and covered in honeysuckle providing privacy.
Coast/Beach
The lovely beach of Kervansaray is a few minutes walk. Sunbeds and umbrellas can be hired. This area also has several excellent restaurants/bars overlooking the beach with fantastic views of the sea - a great place to relax with a brandy sour or dine whilst watching the beautiful sunset.
Golf
There is a new 18 hole golf course at Esentepe which is about 30 minutes drive. Clubs can be hired.
Travel
Ercan airport in the north is 25 minutes drive whilst Larnaca in the South is 90 minutes. Taxi pick up can be arranged for you from either airport.
Car hire is not essential but can be arranged through the local contact. There is the local dolmus bus which stops at the end of the road about every 15 minutes and goes into Kyrenia - very cheap and quite an experience!
Distances
Karaoglanoglu is 5 minutes walk. The lovely harbour town of Kyrenia is 10 mins drive.
Further details
Local bank is 5 mins drive. Kyrenia has a selection of banks and a branch of the HSBC.
There are several excellent restaurants and bars within walking distance of the villa at the nearby Kervansaray beach. A small local shop is also located there with a large supermarket about 8 minutes walk.
Booking notes
A deposit of £50 per person payable on booking. The balance is payable 8 weeks prior to departure. Receipt of your deposit will be acknowledged by post or email.
Refundable bond: This is £150 per booking against breakages or damage. It is payable with the balance of your payment 8 weeks prior to departure. It is returned to you 1 week after the end of your holiday. In the event of cancellation it is always refunded. Cancellation charges will apply.
