Fantastic 3 bedroomed detached villa set back 150m from the sea front, only 5km from Ayia Napa, minutes from beautiful Ayia Thekla Beach and waterpark. Ideally located for parties attending weddings at the nearby hotels (Nissi beach,Adams beach etc). An ajacent second villa can be arranged for larger parties.The villa has a private 9m x 4m swimming pool with a shallow end (70cm depth) for smaller children. Also the patio area is gated so that small children can be kept away from the pool. The property will sleep 8 people, it has 3 bedrooms, 1 double and 2 twins, two of the bedrooms lead onto the balcony. The sofa bed in the living room will sleep two. Downstairs there is a spacious dining area that will seat 8, leading onto a fully fitted kitchen. The living room opens onto a spacious patio area overlooking the pool. The villa has two bathrooms and is fully air-conditioned. Satellite TV, DVD, video are there for your enjoyment, along with a selection of DVDs, books and videos.

Notes on accommodation
The villa has been designed with children in mind, the patio area is gated and the shallow end of the pool is only 70cm deep. Full air-conditioning included in the price. The villa is fully equipped with all that you would need with sunloungers, BBQ, TV/DVD player plus some DVD/videos and books for adults and children. A complementary welcome pack is provided for you.

Outside
The villa has its own private 9m x 4.5m swimming pool with a special 70cm shallow end for children. 6 sunloungers are available for use. A gated patio area to the front of the villa is equipt with bbq and table and chairs. To the side of the villa is a smaller patio area with washing line.
Coast/Beach
Ayia Napa is great for families and couples of all ages. Ayia Napa has something to suit everyone, fun fairs and crazy golf etc for the children, lovely restaurants and bars. It is quieter than a few years ago but has very good atmosphere. Ayia Thekla is a peaceful resisdential area just outside Ayia Napa on the coast. The beach at Ayia Thekla is pure sand and has a small island set off shore that you can walk out to.
Travel
Nearest airport is Larnaca about 30 minutes away. Car hire can be arranged, to be collected at the airport or we can arrange collection from the airport for a charge made payable at the time. BA.com is a good website to find flights from Heathrow or Gatwick.
Distances
Ayia Napa is only 5/6 km away with plenty of restaurants, shops and funfairs and it is only 5 minutes to the fantastic water park. A small supermarket only 100m away and along the beach road are some little cafes.

Booking notes
Deposits of 30% (non refundable) to confirm your booking. Full balance payable 8 weeks before arrival and a £150 breakages deposit required. Up to 8 weeks – no cancellation charge, 4-8 weeks – 50% of rate refunded, 2-4 weeks – 25% of rate refunded, less than 2 weeks – no refund.
