Luxury villa and fully air-conditioned, is perfectly situated with views of mountains and golf resort. All bedrooms are fully equipped and each have their own balcony. The gardens are landscaped and includes a private pool which is not overlooked. The patio has all necessary furniture and also a BBQ. The villa is situated on the Secret Valley golf resort and is ideal for other sporting activities including many water sports, walking, photography etc. The Troudos mountains provides skiing in the winter, whilst away from the mountains the climate is such that relaxing in the sun afterwards provides a welcome contrast. The nearby villages of Kouklia and Pissouri provide an insight into Cypriot life and time can be spent outside the many Tavernas observing the locals way of life. Nearby Paphos provides excellent restaurants and night life, whilst a stroll along the harbour has a blend of modern life mixed with the historic past and is a fine way to watch the sun go down and relax.

Changeover day
Changeover days are flexible to accommodate guests needs.

Notes on accommodation
The villa is equipped with air-conditioning throughout and this can be used to provide heating through the cooler months. In addition all bedrooms have fan/lights and guests may find these prefferable to use rather than the air-con. For safety reasons smoking is not permitted inside the villa, but is acceptable outside.
Outside
The landscaped gardens include lemon and orange trees and has front and back verandahs together with table/umbrella and seats up to 8 people, also included are sunloungers and drinks tables and a brick built BBQ. The private 8m x 4m pool is to the side of the villa and is not overlooked and has pool lighting included. The rear of the villa is blessed with views of the mountains, valley and golf resort. The villa has its own private drive and can accomodate at least two cars.
Coast/Beach
Pissouri Bay is a sandy beach and is 15 minutes away by car. Another sandy beach can be found at Coral Bay which is 25 mins by car. This area also has an excellent selection of restaurants and bars. Only a few minutes drive will get you to a local pebble beach and a visit to Aphrodites Rock takes less than 10 minutes by car.
Golf
The villa is situated on the Secret Valley 18 hole championship golf resort and is a 2 minute drive to the clubhouse. As well as the course, there is a driving range, putting green and a well stocked pro shop. There is a resident professional, and also locker/changing rooms. The clubhouse provides a good selection of drinks and bar meals/snacks and can be enjoyed on the verandah overlooking the lake and golf course. The course lies hidden in a scenic valley with mature trees and exceptional rock formations. Aphrodite golf complex is only 5 minutes drive away. The complex includes a par 3 academy course, professional instructors, clubhouse, pro shop, locker/changing rooms. The bars and restaurant offers stunning views across the coastline. There is also a luxury health spa and shops etc. Tsada Golf course is a 20 minute drive from the villa.
Skiing
The villa is situated approximately 50km from the Troudos mountains where skiing can be enjoyed during January, February and early March.
Travel
Paphos Airport is only 15 minutes drive. Larnaca Airport is a 75 minute drive. We recommend that hiring a car is essential to get the most out of your holiday and to see all the island has to offer.
Distances
Kouklia is the nearest village and is a 5 minute drive. It has a small supermarket and bars. Pissouri is 15 mins away and boasts a charming village square with a variety of tavernas as well as the relaxing bay area. Paphos Town centre is 25 minutes drive and the water park is 15mins drive. The Troudos mountains offers winter skiing and summer walking and cycling and is 50km by car.

Booking notes
To confirm a booking, a non refundable deposit of 25% of the total cost of the villa rental is payable within 7 days. Balance due 8 weeks before departure date. Cancellation Refunds: Up to 4 weeks 50% refunded, less than 4 weeks no refund. Security Deposit: £200 is required per booking for breakages/damage. This will be returned to you no later than 14 days after your return, subject to a report from our property managers.

About the owner
My wife and I live in Trowbridge, Wiltshire together with our two boys, having moved to the West Country over 20 years ago from Surrey. We plan one day to live in Cyprus for at least half of the year as we both love the outdoor life and the climate there suits us down to the ground!

Why the owner chose a home in this location
We bought our villa off plan in 2004 and it was completed in February 2007. We specifically chose our plot as it has fantastic panoramic veiws of the valley and mountains and across to the fairways of Aphrodite Hills Golf Course.
It is a very peaceful and relaxing location and the fact we are not overlooked at all adds to the beauty of it. We love this area as the locals are very friendly and despite being in a peaceful location we are close to the main Paphos area if we want the hustle and bustle or alternativly we can drop into a local villlage to sample real Cypriot life, all in all the best of both worlds!
Unique benefits of the property
Quite simply the views, and the peace and quiet. It gives us the chance to get away from it all and completely unwind.
