When you arrive at the villa you will get the feeling that you made the right choice. Take a look around and you will see that it has it's own private pool that is bathed in sunlight from dawn till dusk, pool shower and large terrace with BBQ area. Perfect for alfresco dining. Open the doors and you will be greeted by an open plan ground floor that comprises of living area with log burner and French doors to terrace, WC, dining area with French doors to terrace and fully equipped kitchen. Go up to the first floor and you will find 3 spacious well appointed bedrooms, master bedroom with en-suite. All have French doors leading out onto balconies and floor to ceiling wardrobes. The main bathroom has a shower and a twin jacuzzi with waterfall feature(pamper yourself). With all you could want only a short walk away whether it be beach, boat trips, water park, fun fairs(adults & kids), shops, restaurants, pubs, entertainment, or nightlife, the one thing that is not required is a car.

Towels(except beach) and Bbedding are included and will be changed once a week. The villa will be cleaned before arrival and then once a week. Midweek cleaning is an extra. |
Notes on accommodation
The satellite TV in the living area shows movies, soaps, series and also has the most popular children's channels e.g. Disney, Cartoon Network, Boomerang etc, and from August it will show all the Premiership football matches live. All of the 3 bedrooms plus living and dining areas have their own air conditioning units which can be used to cool the room in the summer, or they can be used as heaters on those cooler winter nights, the living area also has a log burner, (not that you would use it much). The villa would suit almost anyone, couples, families and for those who are partially infirm there is a sofa bed on the ground floor and a WC. A travel cot is also available (please bring own bedding). Due to the water shortages in Cyprus recently we have taken the precaution of adding a second water storage tank and doubling the storage for the villa, so our guests should not be inconvinienced at any time. No smoking is permitted within the villa.

Outside
The villa is set in a private gated plot with Landscaped Gardens.It has a fully paved 8x4m private pool lit at night, BBQ area, front and rear terraces with tables and chairs, and comfortable sunloungers, making this the perfect area for soaking up the sun on a hot summers day or eating alfreso on a warm summers night. The villa also has its own private drive.
Coast/Beach
Sandy Bay Beach is only a short walk form the villa, it has all the watersports you could wish for including, jet ski, water skiing, parascending, banana boats, peddle boats, etc. Nissi Beach is 400 yards to the west of Sandy Bay and has one of the best beaches you will ever see. Nissi also has all the watersports you would expect with the addition of a 'head first' Bunjee into the sea.
Ayia Napa Harbour/Beach has watersports, Sailing/Fishing Trips and again is only a short walk from the Villa.
Skiing
Cyprus is one of the few countries in the world where you can go skiing and sunbathe on the same day. Skiing is avaliable at Troodos between the months of January and March, the highest point being Mt Olympus. The Cyprus Ski Club has 4 ski lifts, 2 of these are on the North Face of Mt Olympus and are 350 and 500 metres long, the other 2 lifts are in the "Sun Valley" area South of Mt Olympus and are 150 metres long. The drive from the villa to the Troodos is approx 1 hour.
Special interest holidays
The area the villa is located in is a superb base for those who would like something different, If you like to walk or cycle there are miles of off the beaten track areas to explore. You can walk/cycle between Nissi Beach to Ayia Napa Harbour and then onto Protaras if you wish. In between Ayia Napa and Protaras you will find Cape Greko National Park, with all of flora and fauna, coves and sea front caves to explore. Horse riding is also avaliable in Cape Greko. About an hours drive you will find the Troodos Mountain Range with all its trails and traditions to explore, if you go onto the top of Mt Olympus on a clear day you can see all of the islands coastline. A truly fantastic sight. If you would like to learn how to Scuba dive I would recommend "Lucky Divers" in Ayia Napa, they will take you down to Nissi Beach and take you through the basics of diving, then it's off into the Turquoise water to have the experience of a life time. For those experienced divers, dive sites are aplenty.
Travel
The nearest airport to the villa is Larnaca it willl take you approx. 30mins in a taxi to reach the villa, and it will cost you about £20/25 if you haggle. The position of the villa means that you do not need a car, but if you do like to explore, car hire is not that expensive and the Cypriots drive on the same side of the road as the British, all of the road signs are in English and Greek so you will always know where you are.
Distances
As stated before the villa is in an ideal position for all the amenities that Ayia Napa and Nissi Beach have to offer. Also close by is Waterworld, a fantastic themed waterpark that can rival almost any that Europe has to offer. Protaras with Fig Tree Bay is only a 5 min taxi ride away as is Parlimini with all the shopping you want. If you do hire a car you can easily drive to Nicosia (Cypriot capital), and the Troodos mountain range including the fantastic views from Mt Olympus.
Further details
Cyprus has 340 days of sunshine each year, with a hot summer and mild winters(compairable to anything the Canaries has to offer). In the winter months you can go skiing and the drive back to the villa and do some sunbathing. English is widely spoken and there are a enough banks and cash machines to cater for all your needs. If you like walking, cycling, being informed or entertained or just relaxing Cyprus has it all.
I would recommend a night at the Japanese Restaurant Hokkidos in Ayia Napa for a good night out, you have a Great meal and a great time. The Chefs bring you all in on the action and the more you play along the better it gets! Hire a car and go exploring, if you go to Nicosia go to the Woolworth building and stand on the top. This allows you to see the Turkish and the Cypriot sides of the Divided city together. Drive upto the Troodos and go to Mt Olympus, the views are simply breathtaking. Walk along into Ayia Napa Harbour and take a boat trip to see the Deserted City of Famagusta, an eerie sight to behold.
There is so much to do you simply cannot list it all, try Cyprus and have a great holiday, and the one thing you're certain to do is, go back again.

Change over days are flexible. A 25% initial deposit is required to confirm your booking (non refundable on cancellation of booking), with the balance payable 8 weeks before arrival. A 20% security deposit is also required this will be refunded if no damages/breakages occur. Please note we do not accept booking from all male or female parties, if any booking are made for such parties and not disclosed we reserve the right to deny access to the villa and no refund will be given.
