Valley View is a spacious modern house in a quiet no-through road of only five houses. Two of the bedrooms have en-suites and the third is next to the bathroom. All bedrooms have modern ceiling fans as well as air-conditioning. It is furnished in a fun style with all cotton bedlinen and quality fitments. The house is light and airy and all bedrooms have sea and mountain views. The private 5X10m overflow pool is in a mature garden of olive trees and there is a private bar and BBQ at the poolside. The bar will have local spirits, beer and wine for your first drink on arrival.

Notes on prices
Prices are for the property per week in UK Pounds based on two people sharing. Prices rise by £100 per week for 3-4 tenants and by £200 for 5-6 tenants. If in doubt please ask owner to clarify. Discounts available for long winter lets and last minute bookings.

Changeover dates flexible. Check out on last day by 12 midday please, later departures by arrangement only.

| Kitchen: | Electric oven with 3 gas and one electric ring hob. Fridge with ice maker, washing machine, dishwasher, microwave. Good range of kitchen equipment including kettle, toaster, juicer, blender, mixer etc. Dining table and cuttlery enough for eight. |
| Utility Room: | There is no utility room but there is a basement on the garage level where all extras are stored such as beach and barbecue equipment, toys, snorkels, umbrellas, brooms, tools etc. Under the large terrace is another storage area for sunbeds, lilos etc. |
| Living Rooms: | The living room is furnished in colourful modern style with three sofas, TV, DVD, 3 coffee tables and shelves with books, games stereo and travel guides. There is a log fire for the colder months and four French windows to the terraces for the summer. |
| Other: | The house has marble floors throughout and colourful rugs to make it cosy. A large hall leads through an arch into the living room and another arch leads to the kitchen/diner. The sweeping staircase has a huge blue decorative tree! |

All bedlinen is pure cotton and all bath and hand towels are supplied. A welcome pack of local food can be supplied at an additional cost of £25 and the cupboards are well stocked with basics. There is a contact number for any queries on arrival. |

Notes on accommodation
All rooms are air-conditioned with huge modern ceiling fans in the bedrooms and there is also a free-standing fan sometimes necessary when eating outside. All garden and pool furniture is supplied and there is a swinging canvas seat under one of the olive trees. The garden bar has music, fridge and sink and will have some local wine and spirits for your first drink on me! Children are welcome as are smokers. Not suitable for the very elderly as steps down from the house to the pool and from the pool to the bar.
Outside
Deck chairs, sun loungers, large umbrellas, small and large tables, barbecues in ample supply. All stored when not in use in large under terrace room next to poolside for easy access. New dining terrace with view of the sea has luxurious granite top table, benches and carver chairs to seat up to twelve for party occasions. Private pool is 5 x 10 metres, overflow type with underwater lights. Bar is at the end of the pool away from the house in a private sunken area with exotic wall murals and outdoor lighting.
Coast/Beach
The nearest beach is five minutes drive or twenty minutes walk down the mountain.
Travel
The nearest airport is Ercan (Nicosia) and is forty minutes' drive. Larnaca is about ninety minutes but crossing the border from south to north can sometimes cause a delay. Owner happy to advise on flights. Car hire in the Summer is essential as it is too hot to walk anywhere. Owner can arrange (from £15 per day).
Distances
Edremit is ten minutes' drive from Kyrenia just up from the coast in the mountains. Kyrenia boasts the most beautiful harbour in the Med and lots of interesting shops and restaurants. Karaman, the prettiest village in the whole of Cyprus is five minutes' drive further up the mountain. The crusader castle of Hilarion dominates the village and is walkable in the cooler months from the villa.
Further details
Edremit village has two local stores, a souvenir shop and an all day restaurant with pool, The Hideaway, within five minutes walk. Down on the coast a few minutes drive away are many local tavernas and supermarkets. In Kyrenia there are banks ATM's and money exchange facilities, as well as casinos, discos, clubs and excellent shopping. Eating here ranges from the very sophisticated to local kebabs, fish and mezzes.

About the owner
I live in Hertfordshire but try to spend eight to ten weeks in Cyprus as by now I have made many friends there and each time I return home I can't wait to go back. Even in winter there is a blue sky and it can never get too hot for me as I adore sunshine and swimming. I am a party person and have tried to make my home in Cyprus easily adaptable for grand occasions - hence the bar and the built in barbecue, ample glasses, crockery and cutlery - but also intimate and cosy viz the log fire, curtains, paintings and rugs. In lots of ways it's a mirror of my home in UK, easy living with the emphasis on comfort.

Why the owner chose a home in this location
I bought Valley View off plan because I knew absolutely that it was the right location for me. At point of purchase I had been visiting Cyprus regularly since 1990 and had a small restored cottage in the mountains only ten minutes' away. I wanted to move nearer to Kyrenia, have a modern house requiring little upkeep (shutters that opened and closed! Plumbing! Air conditioning!) and a Pool.
I am thrilled with the way my garden has grown offering real seclusion around the pool now and the few new houses that have sprung up nearby since I moved in have added to the beauty of the area and brought with them some really good neighbours too.
I am in the mountains (but not too high), by the sea (but not the main drag), and should I be without a car I can easily walk to a shop, restaurant or bar.
Unique benefits of the property
I decided to build a bar in my garden because I had an area at the bottom of the pool, slightly removed from the house which seemed to call for some kind of a Summer House. This has been the scene of quite a few parties now and I've just added a built-in barbecue which I personally hate but which seems to appeal to the men so be warned ladies, take up your position as barmaid and let the men get on!
