Notes on prices
Building work is expected to commence near the villa at the beginning of June 2008 and will last until about July 2009. Accordingly, the above prices are 30% lower than the normal prices.
Prices are for the property per week/day in euros and UK Pounds. Special winter deal: 1 whole month for just 1435 Euros (£1024), including full central heating. Air-conditioning is included.

Changeover day
As a general rule, we ask people to vacate the villa by 11 am on their date of departure. Check-in time is 3 pm. However, provided that there are no time constraints, ie. in the case of back-to-back bookings, we are usually flexible in this regard.

Accommodation
Bedrooms: 4 bedrooms (3 doubles, including one attic bedroom with spectacular, panoramic views and 1 twin bedroom), 3 of which have stunning sea views.
Bathrooms: Downstairs toilet.
Bathroom with shower and bath upstairs.
Kitchen: Fully-equipped open-plan kitchen (with a washing machine, fridge-freezer, electric oven/hob, toaster, crockery and cutlery, iron and ironing board).
Living Rooms: A cosy living room with three-piece suite, satellite TV and stereo system. Dining area with table and seating for 6.
Sitting room with rattan furniture and sofa bed with fabulous sea views.
Cleaning/towels/

Linen and towels supplied (bring your own beach towels though). Weekly maid service. Welcome pack included.

Notes on accommodation
Fully air conditioned and full central heating for wintertime. The attic bedroom is unsuitable for elderly or infirm guests due to steep stairs. Luxurious mosaic-tiled pool with a built-in jacuzzi, surrounded by decking. Lawned, private garden with a picnic table, built-in stone-clad barbecue, sun loungers and umbrellas. The rocky bay 100m away from the garden is perfect for snorkelling, fishing and going 'crabbing' with the kids! A nearby hotel complex has shows on every night and a kiddies' disco with a clown, which is great for younger children. Children's playground overlooking the sea also nearby.

Outside
The villa has its own private swimming pool with a built-in Jacuzzi. There is also a garden around the villa with a built-in, stone-clad barbecue, sun loungers, a picnic table and umbrellas. Outside the dining area is a patio with tables, chairs and umbrellas - the perfect place to chill out with a bottle of wine and enjoy a lovely meal while taking in the stunning sea views and watching leisure boats passing by. The location of this villa is such that watching the sun rise is a spectacular sight. It is very romantic at night too when you can see the full moon shining on the water. There is a children’s' playground just up the road and tennis courts nearby.

Coast/Beach
100m from a pictureque, rocky bay, perfect for snorkelling, fishing or 'crabbing'!
Just a 1 minute walk from the famous Fig Tree Bay (definitely one of the best beaches in Cyprus), a beautiful sandy beach where the sea is crystal clear and shallow enough for kids of all ages to enjoy. Here you can find plenty of water sports including water-skiing, banana boat rides, wakeboarding, paragliding, jetskis. speedboats for hire, etc.

Travel
The nearest airport is Larnaca airport, which is about a 45 minute drive away. Once you get to the villa, a car is not really necessary because you can easily walk to nearby facilities, eg. Protaras main strip - 7 minute walk, Fig Tree Bay - 1 minute walk, shops - 1 minute walk etc.

Distances
The main strip in Protaras is about a 7-minute walk from the villa with all its nightlife, entertainment and excellent restaurants, bars and shops. Ayia Napa, with its white, sandy beaches, water park and clubs is about a 10-minute drive away. The traditional small town of Paralimni is a 10-minute drive away.

Further details
The location of this villa is superb because everything is within walking distance and if you plan to stay in Protaras, you will never need to use a car. The only exception to this is if you want to do a lot of food shopping (the cheapest supermarket is in Paralimni). The majority of bars, restaurants, shops, etc are just a short 7-minute walk away from the villa.

Booking notes
Building work is due to commence near the villa at the beginning of June 2008. The prices have been reduced to reflect this fact. The work is expected to continue until about July 2009.
In order to reserve the villa, please e-mail us, stating the dates required. You will then need to send us a non-refundable deposit of 25% of the total rent, with the balance payable 8 weeks prior to arrival at the villa.
