Changeover day
Changeover days are flexible depending upon availability.
Guests are required to vacate the villa by 11 am to allow time for cleaning for other guests.A later departure time may be arranged but is negotiable.A small additional charge may be incurred.

Notes on accommodation
Air conditioning in all rooms which can also heat in the winter. Additional calor gas heaters for winter use. Perfect for children as the owners have provided plastic cutlery and crockery and also videos and dvds. There is also a small selection of family type games and colouring pencils and books together with pool toys, lilos etc. and reading novels. Blackout blinds and shutters in all rooms.

Accessibility
Villa is ideal for couples and families with children. Villa may not be suitable for wheelchair users as all bedrooms are located on first floor level. However, shower room is situated at ground floor level with sofa bed in lounge which may be acceptable to some wheelchair users.
Outside
Fabulous large roof garden with its abundance of trailing plants and flowers and views of the pool and sea. Private sun beds supplied. Perfect for those who want some seclusion and privacy whilst sunbathing! Large shaped communal pool with steps leading to shallow area. Sunbeds and parasols by pool area provided. Large gas barbecue provided. Patio table/chairs and parasol provided.
Coast/Beach
10 minute walk to the beach with its harbour and restaurants. Local Shop and taverna within 3-5 minutes walk of villa. Fantastic fruit market and supermarket approx 5 - 8 minute walk from villa. Coral Bay can be reached by car in approx 15 minutes.
Golf
The area benefits from 3 excellent golf courses all within easy reach of the villa. Tsada 20 mins drive. Secret Valley and Aphrodite Hills 30 mins drive. We recommend you book these courses before you arrive in Cyprus, especially during the high season.
Skiing
Only one hour drive away, the Troodos Mountains provides fun skiing between January and March.
Special interest holidays
Scuba diving in the crystal clear waters, jetskiing etc, looking for turtles on the beach, skiing in the Troodos Mountains, designer shops, numerous historical sites, the birthplace of Aphrodite, go karting, water theme parks, Cyprus has it all! and with an estimated 340 days of sunshine a year... any time is a good time to visit.
Travel
Paphos International Airport is 20 mins drive and is the nearest airport to the villa. Larnaca Airport is approx 1-2 hours drive. We can provide pickup from Paphos Airport(from 28 euros) depending on party size and Larnaca airport 90 euros(prices per vehicle per single journey - payable in Cyprus). After midnight and before 6am different rates apply. Buses travel from the harbour at frequent intervals. Car hire, whilst not essential is recommended if you want to see all the island has to offer.
Distances
There are many places of interest together with villages and towns to visit which are easily accessible via the "easy to drive" motorways which are all in English.
Local shop and taverna 5 minute walk from villa. Fantastic fruit and vegetable market and supermarket approx 10 minute walk from villa.

Booking notes
A 30% non-refundable deposit is required to secure your booking. Full payment is required 8 weeks prior to departure. For late bookings (up to 7 weeks prior to departure) full payment required at time of booking. Villa reserved for 3 days only until deposit received.A £300 deposit is to be lodged against damage/breakages.This will be returned following satisfactory checks for damage/breakages by the Management Co.The villa is rented to you on trust and we request all breakages are reported.

About the owner
Seeking a whole new adventure in which to be able to enjoy a better quality of life, I indulged my dream of buying a beautiful and very special second home. I always try to ensure that I have been a good host by providing a holiday home like no other, with superior furnishings, adequate kitchen utensils etc, everything you could possibly need for a family orientated holiday and like to think that everyone always leaves smiling, happy and perhaps a lot more relaxed after their holiday!

Why the owner chose a home in this location
I have always wanted a property that would have good all year round weather and I chose Cyprus because it would give me just that.Tropical temperatures during the height of season but the beauty of only being 3 1/2 - 4 hours flying time from the UK. As soon as I arrived in Kato Paphos that first time, I knew this was the place I wanted a second home.With its array of restaurants, bars and picturesque harbour and beautiful beaches, this was just perfect. The tourist area offers designer shops etc. but just a short drive away will lead you to the remote villages where you will find tavernas with fantastic food and excellent hospitality!The villa is situated approx 10 min walk from the tourist/bar area, making it an ideal location but allowing peace and quiet when needed on the small complex.
Unique benefits of the property
The villa is one of the largest on the complex, set back from the pool area, therefore giving privacy but just a few steps from the pool area with its sunbeds, when required. The property benefits from a large roof garden which attracts the sun all day. Sunbeds are provided on the roof garden and from here you can see uninterrupted views of the sea and surrounding area. To be able to appreciate this is very special indeed and at this time I realize how very lucky I am. I frequently share the experience of my holiday home with family and friends and the villa is equipped to sleep 11 (with kids on z beds)! Terrace is large enough to allow alfresco dining, which is perfect on a warm summers evening. Should you prefer to eat out then there are restaurants within walking distance of the villa.
