This large 3 bedroom villa is in a charming village in easy travelling distance of Paphos. Situated at the end of a quiet cul-de-sac,it consists of 3 double bedrooms, 2 bathrooms, kitchen/breakfast room, lounge, private pool,garden with own drive, carport and parking space. The villa has been maintained to a very high standard which has encouraged guests to treat it with respect. Most lets are now repeat business recommendations. Tsada is located 15 mins North of Paphos Town, the transfer from Paphos International Airport is approx 30 mins. Tsada is the ideal location if you wish to experience the quiet unspoilt side to Cyprus, however, the shops, town, market and harbour of Paphos and Coral Bay beaches are in easy reach by car. Tsada boasts an excellent golf course. It's a great base for sightseeing. We do not let to groups of young, single people.

Notes on accommodation
The pool is cleaned and the chemicals are checked twice weekly. A net is available for the use of guests to skim off any debris that blows into the pool.

This villa is a privately owned family holiday home. We take good care of it in the hope that our guests will respect it and the Cypriots and English that live in the village. The villa is positioned at the end of a cul de sac of six detached properties ( 3 on each side of the cul de sac ) There is one property positioned to the side of this villa on the other side of the road. The pool and sundeck area of the garden is surrounded by walls and fencing.

Accessibility
Easy access to property, vehicle can go right up to the door. Bedrooms are upstairs, however stairs have wide access and a decent stair rail. Both bathrooms are upstairs but property does have a downstairs toilet as well.

Outside
The property has a tiled patio area to the front, which has patio table and comfortable chairs suitable for eating outside. The garden has planted borders and potted plants. The pool has a surrounding area that is slabbed, which is ideal for sunbathing. There are Grecian style steps down into the shallow end of the pool for easy access. There are six sun loungers with mattresses available.

Coast/Beach
Paphos Harbour and beach is approximately a 20 minute drive from Tsada, with the popular beaches of Coral Bay being a similar distance. The less commercialized area of Polis and Latchi is approximately 30 minutes drive. There are miles of deserted beaches in this beautiful area close to the Akamus peninsular. Latchi is a small port and is a great place to take boat trips from, and the prices are less than from Paphos, and are negotiable.

Golf
Tsada Golf course is situated about a 5 minute drive from the villa. Availability is never normally a problem. The greens are maintained to a high standard, and there are the usual associated facilities. There are fantastic views from the golf course. The course had been built around a lovely old church.

Special interest holidays
The Akamas Peninsular is a short drive away, this is a popular area for walking and painting the stunning scenery.

Travel
Paphos International Airport is approx 30 minutes away by car. Car use is essential. Airport transfers can normally be arranged with prior notice at very competitive rates.

Distances
Tsada village square is literally a couple of minutes walk from the villa. There is a small village shop, bank, church and a local taverna and coffee shop. There is a fantastic new Taverna in walking distance of the villa ( just outside the village centre ) Nearby Polemi villagehas great taverna called the Olive Tree ( Amazing Steaks, Ribs and Chops ) Tsada is a great base for enthusiastic sightseers as it is very central and in reasonable travelling distances of many places of interest.

Further details
There is a supermarket, bakery and Take away shop about 5 minutes drive from the villa. There are many local tavernas in easy travelling distance, that serve all types of food. Paphos town has an abundance of bars and restaurants where all types of food are available.

Up to 8 weeks – Approx. 10% of rate - To fund Special offers to relet property. 4-8 weeks – 50% of rate refunded. 2-4 weeks – 25% of rate refunded. Less than 2 weeks – no refund. For very late bookings contact owner to discuss possibility of further discount.

About the owner
Live in Norfolk, bought the villa with a friend as a holiday home for us and our families. She loved it so much she has now moved to Tsada full time. I now own the property on my own. It is used by myself, my parents and a few other regular clients and friends. I have regular visitors that return again and again, which is always a good sign. As it is primarily a family holiday home we take good care of the place and hope others will respect it, and the lovely Cypriots and English that live in the area. As it is not a business I do not find the need to "hard sell" the property, as really I am looking for a couple of bookings a year to help cover costs. I commit to answering questions honestly about the property and area. If I don't think it is suitable for your needs I will tell you.

Why the owner chose a home in this location
Had been visiting the Paphos region for many years as have friends living there. Decided to a buy a property as loved the area and wanted to have a place in a village. This gives us the benefit of all that Paphos has to offer as it is all in easy reach and it is a great base for exploring the island. The village still retains its traditional charm as development here has been firmly controlled. The villa is a decent size, unlike some of the newer properties that seem to be crammed into small plots now. The rooms are spacious and there is a nice size garden and private pool. Its now February & have only now updated advert for lets for 2012. None of the family in a position to book yet, so we are offering the whole summer for let, and we will book around our visitors.

Unique benefits of the property
The villa is literally 5 minutes walk from the village centre. It is located at the end of a quiet cul de sac. As my family take our holidays there, we try to maintain it to a good standard and ensure it offers many extras that commercially let properties might not have such as books, maps, games, CDs, DVDs, picnic equipment, cool bags. I also have a Toyota Starlet car (small 5 door hatchback) that I can make available for guests to use. Its a basic little car but a good reliable runner. This is subject to age restrictions for insurance purposes. As I only charge a small amount to cover insurance and wear and tear this makes the property even better value for money! If you have been doing your research you will know car hire is not cheap!
