With spectacular views of the mountains and sea, our villa is intended for use by family and friends, and this advert seeks to make remaining availability open to discerning guests. This is our intended retirement home, not a business, and our charges are set to recover costs so those choosing our villa will have the benefit of a real family home at a cost that will bear comparison with any available on this site. The villa is situated in North Cyprus, and the Turkish Lire is the currency for this part of the island, so your holiday pounds will go much further than in the South of the island, or elsewhere in the Eurozone. The area is ideal for those who like a beach and poolside holiday, as well as for those prefering to walk and explore the spectacular mountain scenery whilst the nearby Escape beach provides for most watersports including scuba diving. The villa is ideally situated for guests to explore, and enjoy some of the most spectacular coast and mountain scenery on the island.

Changeover day
Owners prefer bookings for whole weeks or multiple weeks-weekend changeover. At off-peak times we can be flexible please contact the owner to discuss. Access to villa is provided from 1pm on day of arrival, please vacate by 10am on departure day.

Bedroom 2 (king size double bed), patio doors to terrace and pool.
Bedroom 3 (twin beds)-(bedrooms 2 & 3 are on ground floor & share the family bathroom).
Bathrooms: En-suite (off master bedroom) with shower, basin and wc.
Ground floor family bathroom with bath (and shower over) wc and wash basin (both wc's incorporate bidet facilities). A hairdryer is provided for guest use.
Kitchen: 5 burner gas hob and oven (with rotissary), microwave oven, washing machine, large fridge/freezer, toaster, ironing board and steam iron. Cafetierre, and coffee filter coffee maker. Drinking water cooler/dispenser.
Living Rooms: Well appointed kitchen/diner, with doors to both ground floor terraces. Lounge with feature open fireplace, 3 and 2 seater settees and arm chairs, TV and CD/radio and 2 double patio doors to Lounge terrace, giving direct access to the poolside areas.
Other: All rooms are tastefully furnished as a family home and the bedrooms have ample built in wardrobes and drawer storage space. The villa has the benefit of white aluminium shutters to all doors and windows, and is double glazed throughout for your comfort.

linen/maid service:
Hand and bath towels provided with bed linen; property cleaned before each let. Light clean/linen change during 2 week stay. Guests should bring their own beach/swimming towels. A safety deposit box for cash/valuables is provided for guest use if desired.

Notes on accommodation
The lounge and all bedrooms have air-conditioning which also provides heating (along with the open fireplace and portable gas and electric heaters) during the cooler winter months if required. The owners are non-smokers, we respectfully request that guests refrain from smoking in the property, please. Satellite TV is provided as well as CD/radio player. A drinking water cooler/dispenser is also provided. Parents with young children please note that the master bedroom is on the first floor, is self contained and accessed only via an external staircase, and the other 2 bedrooms are on the ground floor, therefore we do not consider the villa to be suitable for families with children under 7 years of age.
Please note - the electricity supply in the villa is to UK standards with 13amp square pin plugs, and the inventory includes 2 pin plug adaptors. A welcome pack of basic foods and UK brand tea/coffee, milk and juice is provided for convenience, until you can visit the local shops.

Accessibility
There are two easy wide steps up from the drive to the front door. Once these are negotiated, all downstairs rooms are easily accessible for wheelchair users on the same level, that is: Kitchen/diner, patios, lounge, bathroom, and both ground floor bedrooms (all rooms have wide doors for wheelchair access). The Master bedroom and both roof terraces would not be wheelchair accessible.

Outside
Although new in 2004 this villa has spacious and mature landscaped gardens which provide a peaceful and secluded location for poolside sunbathing and barbecues as well as shady areas under mature trees, with an abundance of fragrant flowers and shrubs.

The 10m x 5m swimming pool measures 39 feet by 17 feet (including the roman end), and is accessed directly from the lounge terrace, and sun loungers, tables, chairs and sun shades are provided for guest use. Adjacent to the pool is an outside shower area for use before and after swimming. A gazebo nearby the pool provides shade for barbeques and poolside parties. A car port (covered in fragrant climbing jasmine and bougainvillea) provides shade for your hire car. A rustic brick built BBQ is conveniently situated adjacent to the kitchen terrace and poolside patio areas and should encourage all al-fresco chefs to demonstrate their specialist skills! The terraces, poolside patios and the pool are illuminated for night time enjoyment.

Coast/Beach
10 minutes walk from the nearest beach (Sunset Club) and about 20 minutes walk (4 minutes by car) from a large sandy cove (access from LA Hotel) approx 6 TL per person entry. Lapta is situated to the West of Kyrenia, and the villa is about 5 minutes walk from the main coast road to Kyrenia. Driving towards Kyrenia there are many beaches available, some free, and others subject to an entry fee. To the east of Kyrenia the beaches become less populated, and more remote and are mostly free.

Golf
There are golf courses at Esenteppe, (1 hour drive) and nearer the villa at Guzelyurt (about 35 minutes drive from the villa), the latter available to visitors on a "pay and play" basis, at very reasonable rates.

Skiing
During the winter months skiing is available in the Troodos Mountains. See Republic of Cyprus (South Cyprus) for detailed information on skiing facilities. The South of the island is now fully accessible for tourists and residents of the TRNC, although users of vehicles registered in the North have to pay a small insurance surcharge at the border, and cars hired in the North cannot normally be taken South at present.

Following the recent ruling of the European Court of Human Rights (March 2010) the property market in N Cyprus has stabilised, and the prospect of purchasing in this beautiful part of the island will become a much more acceptable proposition. Travel
About 40 minutes drive from Ercan airport. Although travel around the island by public transport is remarkably easy and inexpensive, a hire car is recommended to get maximum enjoyment from your holiday, especially if you plan to explore the mountains or the Karpas peninsula, when a 4WD vehicle is recommended. Owner has made special arrangement with local car hire firm for airport transfers and a valuable discount on normal hire rates. Please ask the owner when booking villa.

Distances
10 minutes walk into the centre of Lapta. About 9 miles from Kyrenia, and about 30 minutes drive from Nicosia. Escape beach about 4 miles distant.

Many fine restaurants are to be found in the locality, some within walking distance of the villa. Eating out in N Cyprus is very affordable, and the food is of excellent quality. The guest welcome pack at the villa contains many tips on where to shop and eat, and guests regularly add further locations to the owners' original recommendations.

Further details
Climate: Northern Cyprus is blessed with the most pleasing climate in all of Europe. Winters are mild and rarely extend beyond February, and with over 300 days of sunshine a year, the temperatures can reach into the 70s well into December, and as early as February. In April and May, North Cyprus is at its most beautiful, with fields of wild flowers in full bloom, and the weather is not unlike that of a good English summer. June, July and August are the hottest months, and ideal for sun worshippers. Not surprisingly, September and October are most popular, when the weather is still wonderfully warm (rarely below 80F), but with cooler evenings.
With such a climate, this is an ideal destination for Winter sun breaks, and flights, as well as our rental prices are very good value at that time of the year. With a hire car it is possible to visit some of the most beautiful monuments, castles and other historic sites, all less than half a day's drive from the villa, - this part of the island is rich indeed, in sites of special interest - full details are available in the guest welcome information pack provided at the villa. Places to visit: St Hilarion, the castle on which Walt Disney based his castle for sleeping beauty, Buffavento, Kyrenia and Kantara castles. Bellepais Abbey, floodlit by night. Roman ruins at Salamis and Famagusta. The turtle project at Aligadi beach. The Karpas peninsula is a must and a personal favourite. Just as you reach the Karpas, Kaplica beach has a restaurant that serves freshly caught fish which they cook while you bathe. A number of boat trips can be booked at Kyrenia harbour. Rambling, Scuba diving, water sports, paragliding, and horse riding are all readily available. In Kyrenia is Night Park, an open air Disco very popular with all age groups, and closer to Lapta, Mare Monte is another popular open air night club. Above all get to know the locals - they are among the friendliest, and most hospitable people you will ever meet!

About the owner
I am a retired accountant, and was the Finance Officer of a UK University before taking early retirement in 2003, following a heart attack. A successful bypass operation the following year at Papworth has given me a new lease of life and I find the climate and diet (and lack of stress) in Cyprus is ideally suited to my new healthier lifestyle. My wife Linda is an administrator in the NHS, and is due to retire within a year or so, whereupon we intend to spend a significant amount of time in our 'second home'.

Why the owner chose a home in this location
As we approached retirement, we looked for a second home for our use, once retired. Since 2004, I have spent about a quarter of each year at our lovely villa in Lapta, especially at Spring time, and always a long break of up to 8 weeks in the Autumn. (Did you know that the sun shines every day, all day in November, and the sea is just like a lukewarm bath! Just wonderful!). We simply fell in love with North Cyprus, and find the kindness and hospitality of the people, and the beautiful coastal and mountain scenery so very attractive. We look at the mountains every day we are there, and each time we look, its a bit different, and the view from the peaks - amazing! We have lovely mountain views - but turn thru 180 degrees and see the sea, and on a clear day the mountains of Turkey - magic!

Unique benefits of the property
It is important to emphasise that we rent out our villa not as a business venture, but simply to help us cover the costs of ownership, upkeep, and maintenance (all of which are exaggerated, due to being many hundreds of miles away) and for this reason, our 'rents' are very competitive, and designed just to cover costs. Our friends and family use the villa in return for a contribution to costs, and this concept is then on offer to others who are welcome to take the remaining weeks availability - in reality you become part of our extended family, and that is how we treat all our guests! So for 'rent' read 'contribution to costs'. The benefit to our guests is the advantage of the use of a lovely home in the sun without the capital outlay, or ongoing running costs - we hope you enjoy!
