We have lovingly created our dream second home which is perfectly located 15 mins from Paphos airport, 15 mins from Paphos centre and 5 mins from Secret Valley & Aphrodite Hills Golf Courses. Beautifully landscaped 2 tier pool terrace with plenty of tables, sunbeds and shade at the front & pretty garden, gas BBQ and extra dining area at the rear. There are stunning views from both inside and out. The master bedroom has a superb terrace overlooking the swimming pool. The villa is luxuriously furnished and appointed throughout with full air conditioning, leather upholstery in the lounge and a fully fitted kitchen including dishwasher, washing machine and microwave. The location offers the best of both worlds - you can chill out and relax to your hearts content yet have a livelier option within a short drive.

Notes on accommodation
No smoking inside please but OK outside on the terrace. Suitable for children. Cots and highchairs are available for hire. Fully air conditioned throughout. All showers are high pressure. A safe is provided for your valuable possessions. Our local representative is on call 24 hours a day to ensure that you have a completely relaxed and stress free holiday. Pets not allowed. Welcome packs are available on request: Standard Welcome Pack (including bread, milk, butter, tea, coffee, fruit, cereal etc) - £20. Luxury Welcome Pack (as standard plus wine, beer, ham, cheese etc) - from £30.

Outside
7m x 3.5m private kidney shaped swimming pool. Outside shower. Ample loungers, shade, tables and chairs for the large, landscaped 2 tier pool terrace and master bedroom terrace. Gas BBQ and dining table in rear landscaped garden with outside lighting for alfresco dining. Rear garden also has a revolving clothes line and garden shed for storing garden furniture cushions.

Coast/Beach
10 mins drive to Mandria beach, 15 mins to Pissouri beach and the Rock of Aphrodite, 20 mins to Paphos beach and 45 mins to Coral Bay beach. Water skiing, paragliding, windsurfing, banana boats, canoes, pedalos all available. Diving centre and boat trips in Paphos. The charming harbour at Paphos is lined with affordable seafood tavernas.

Golf
More and more people are discovering Cyprus as a golfing destination. The daytime temperature rarely falls below 16 deg. C which makes playing conditions perfect in the autumn and winter months. There are three excellent 18 hole golf courses in the close proximity of our villa. The nearest, Secret Valley Golf Club is just a 5 minute drive and offers stunning panoramic views within a scenic valley. It plays to a par 72 and measures 6120m. It has a driving range, chipping area and putting green and is close enough to get in some daily practice! The Aphrodite Hills Golf Complex has a championship course just a few miles further up the coast near to the birthplace of Aphrodite. This course is just 10 mins drive and is in a fantastic setting on 2 plateaus, 300m high. It plays to a Par 71 and measures 6665m. The third one, Tsada Golf Club is just 30 mins away on the road to Polis, is located in the grounds of a monastery, plays to a par 72 and measures 6060m.

Skiing
Skiing in Cyprus is a well kept secret. You can ski from the beginning of January to the end of March in the Troodos Mountains which are just an 1½ hour drive from our villa. It really is possible to ski in the mountains and swim in the sea on the same day.

Travel
Our villa is conveniently located just 15 mins from Paphos and 1½ hour from Larnaca International airports. We can organise a taxi to and from the airport and / or car hire if required - payable locally. Car hire is recommended.

Distances
Kouklia is a charming, traditional Cypriot village located just 15 mins drive from the heart of Paphos and 25 mins from Limassol. It has traditional tavernas, coffee shops, small supermarkets and a bank and is only a short stroll from our villa so you don't have to worry about driving home! The nearest beach at Mandria is just a 10 minute drive and Paphos airport is only 15mins away. Kouklia is perfect for golfers with 2 courses 5 mins drive away and a third just 30 mins drive.

Further details
Paphos has lots to offer for everyone - young and old, singles, couples and families. There's plenty of places to eat and drink, the charming fishing harbour and medieval fort, the quaint old town with the daily local market and plenty of shops, all types of water sports from the beach, plenty of sports facilities for the active plus 10000 years of history to discover. Not forgetting of course an average of 340 days of sunshine each year! Paphos combines a cosmopolitan holiday resort, spectacular countryside and historical sites. There are numerous attractions available within the vicinity of Paphos and our villa including but not limited to (in no particular order)- 3 golf courses, water sports, aquarium, wineries, monasteries/Greek temples/Byzantine churches/archaeological museums, art galleries, Paphos mediaeval fort, Paphos harbour, boat trips, water park, safari trips, fishing, go-karting, 10 pin bowling, mini golf, potteries, lace village, horse riding, donkey sanctuary, bird park, snake park, excursions to Egypt, Israel, Syria, Lebanon, diving centre, tennis, cycling, hiking/nature trails, bird watching, internet cafes, fitness centres, shooting skiing (in the Troodos Mountains from beginning of January to end of March). A wide selection of tourist guides is available at our villa.

Booking notes
If bookings are spread over more than 1 charging period, the total payable will be calculated on a pro rata basis. A non-refundable deposit of 25% (or £100 if higher) is required to secure your booking with the balance payable 8 weeks before departure. A security deposit of £100 must be paid with the balance and is refundable if there is no damage or losses. Please contact me for our full Terms and Conditions.

About the owner
We live in Surrey with our 18 year old son, Mike and our golden retriever, Bonnie. We have an older son , Rob, an older daughter, Nicky who is married to Daniel and 2 gorgeous grandchildren, Leo and Gemma. To be honest if it wasn't for the grandchildren we'd probably spend most of the year in Cyprus. We just love the climate there!

Why the owner chose a home in this location
We already had 2 investment apartments in Paphos so knew the area pretty well. Because we loved it so much there we decided to buy a property that we could make our second home, so were very fussy in our selection. Top of our wish list were: 1. Panoramic sea views 2. Our own private pool 3. Peace and tranquility - somewhere to chill out! 4. Convenient for the airport 5. A location where you could easily walk to eat out so no need to drive. 6. A quick and easy drive into Paphos 7. Close to golf courses 8. A location that made it easy to get about and explore other parts of Cyprus Our villa checked all these boxes and more!

Unique benefits of the property
We've made our villa very much home from home so that you don't have to miss out on the creature comforts that you're used to! The kitchen is fully equipped with all the mod cons you're likely to need. Bath and pool/beach towels plus hairdryers are provided so that you have a bit more room in your suitcase. Outside, we have a large covered terrace area to give plenty of shade for those who don't want to lie around the pool all day, and for those who do the pool terrace benefits from the sun all day long. Our villa is perfect for alfresco dining and offers a choice of no less than 4 outside eating areas (or 5 if you include the master bedroom terrace!) The occasional stroll into the village for a drink or bite to eat offers spectacular views......Happy Days (and Nights)!
