Our villa comprises an open plan lounge dining area and full kitchen, with wc off the entrance. Upstairs are the 2 bedrooms and bathroom. All rooms have air conditioning/heating and tiled floors. Outside is a patio, facing south-west for maximum sunshine, with a private heated pool - a great advantage as unheated pools feel very cold! There are sun loungers, outside shower, table, chairs & parasol, barbecue and garden areas planted with flowers and shrubs. The drive takes 1 car and the whole plot is surrounded by low walls & gates. The villa is situated on a quiet road within walking distance of a supermarket, restaurants & a pebbly cove, & approx 5 mins drive from a beautiful sandy beach & picturesque harbour at Ayia Trias. The beaches, water sports, restaurants, bars & shops of Protaras & pretty Fig Tree Bay, & traditional but trendy Paralimni are 5 mins drive away. The sea caves of Cape Greko, & Ayia Napa with its beaches, nightlife & waterpark, are 15 mins drive.

Changeover day
This can be flexible. We do ask that you vacate the villa by 10:00 so that it can be made ready for the next guests to arrive at 4pm. Please discuss your requirements when you contact us to book.
Accommodation
| Bedrooms: | Bedroom 1 has a king size bed, bedside cabinets, built-in wardrobes, chest of drawers, mirror and patio doors to a balcony overlooking the pool. Bedroom 2 has twin beds, bedside cabinets, built-in wardrobes and view of the sea. |
| Bathrooms: | The first floor bathroom has a toilet, basin & bath with shower over, and is fully tiled. |
| Kitchen: | New luxury fitted kitchen with oven, hob, extractor fan, fridge freezer, washing machine & microwave. Fully equipped with all essentials. |
| Utility Room: | There is no utility room but an ironing board & iron, and an airer are provided. |
| Living Rooms: | The lounge dining room has a 3 seater double sofabed, a 2 seater sofa, an easy chair & coffee table, a dining table & 6 chairs, TV with DVD player. |
| Other: | The fully tiled cloakroom off the entrance hall has a toilet & basin. There are 2 steps from the entrance hall up into the lounge dining area & the kitchen. |
| Cleaning/towels/ linen/maid service: |
The villa is fully cleaned once a week & all linen and towels are changed. Please bring your own towels for use around the pool & on the beach. The pool is kept crystal clear with regular cleaning, & the garden is kept tidy with regular maintenance. |
Notes on accommodation
We will send you the key to the villa, and our villa manager will meet you to show you around and be on hand to help you during your stay, if needed. We adopt a no smoking policy in our villa and ask that you respect this request for the benefit of all our guests. We regret that we will not accept bookings from all male or all female younger groups - our villa caters for families & mixed couples only. We reserve the right to refuse entry if a booking has been made and information has not been disclosed. All rooms have air conditioning for the summer and heating for the winter. A cot and highchair are provided, and a baby gate for the stairs can be provided, if required.

Outside
Outside you will find our private 7.5 x 3.5m swimming pool, heated so that it can be used all year. The patio surrounding the pool has 4 sun loungers with cushions, a table, 4 chairs and a parasol, with small garden areas to each side planted with flowers & shrubs. There is a barbeque and an outside shower, and external lighting, including an underwater light in the pool, for you to enjoy those warm evenings sitting out with a drink after you've watched the sunset! There's also a small table & 2 chairs on the balcony outside bedroom 1.
Coast/Beach
The coast and pebbly cove are within 3 minutes walk of the villa, and a 15 minute walk will take you to the sandy beach and picturesque harbour of Ayia Trias. The golden sandy beaches of Protaras and Fig Tree Bay are 5 minutes drive away. But the most beautiful sandy beach is at Konnos Bay, only a 10 minutes drive, where you can snorkel and see colourful fish around the rocks in the crystal clear water. The sea caves at Cape Greko are here too.
Travel
We recommend that you book your flights to Larnaca Airport which is approximately 45 - 50 minutes drive from the villa. You can collect a hire car from the airport or travel by taxi to the villa. It's an easy drive, mostly on the motorway - we'll give you directions.
Distances
Pernera village, 3 mins drive, Paralimni town, 5 mins drive & Protaras beach resort & pretty Fig Tree Bay, also 5 mins drive, are nearby. You'll find a large selection of restaurants, tavernas, supermarkets, banks and gift shops as well as water sports & boat trips from the beaches. Beautiful Konnos Bay is worth the 10 mins drive with the sea caves a bit further on. The beaches & water park at Agia Napa are 15-20 min drive.
Booking notes
You will be required to pay a 25% deposit (non-refundable) and £100 for breakages (refundable) when you book, with the balance paid 8 weeks prior to departure. If you require transfers from and to the airport, this will need to be arranged before arrival. We recommend that you book your flights to Larnaca Airport.
Guest comments
Our family really enjoyed the time spent in your wonderful Villa. The rooms are spacious and comfortable and the posh kitchen was well used. We made contact (with a friendly wave!) with the local farmer "Johnny" whose fields adjoin the properties, and our kids were invited onto his land and ended up with him, picking fresh figs and pomegranites from his trees. Our evenings were spent enjoying the sunset by the pool with a glass of wine from the nearby local supermarket. We have also christened the barbecue with some lamb chops, which were cheap in the large Orphanides supermarket in Paralimni. The kids spent all day in the pool and our 3½ year old daughter can now swim a length unaided! I would happily recommend your Villa as ideal for a family holiday, both for the pool and the fact that a lot of safe beaches are within easy reach. Great service and good value for money.
