The detached villa is situated on a small and prestigious plot of just 14 individual villas at the edge of Emba (sometimes spelt as Empa.) A delightful historic village, only 10 mins drive to the main town of Paphos or Coral Bay and about 20 mins from the airport. The nearest tavernas and shops are in the village about 1km away. The builders were so enamored with the location, that they are building a big villa for themselves here. Right across the street we also have a sumptuous £2 million villa as another neighbour, (another builder’s sister; Marina). Our villa ‘Patounas’ is apparently named after Themoulas Grandfather, (she being the builder, and probably one of the most charismatic people I have ever met). Our villa was the first to be completed, and we chose what we thought was the best plot, which borders with a green area and farmland, with views out to the sea and mountains. The villa was completed in July 2005, and we have decided to rent it out from January 2006.

Notes on prices
We offer a late booking dscount. If the villa is not booked within 2 weeks of booking date, subject to receipt of payment in full, (including refundable £100 security" deposit) - we can offer the villa at 10% discount on our prices advertised. Contact owner.
Discounts are available for long winter lets. Tariffs are inclusive of air conditioning for lets of 2 weeks or more. A small charge of £2.50 per unit per day is made for bookings under 2 weeks.
Changeover day
There is no preferred ‘changeover day’. In the event of a late departure: if the villa is not booked for the following day, we will do our best to accommodate you until your flight departure times.
| Bedrooms: | All bedrooms are large with fitted wardrobes comprising: One double bedroom with en-suite (Mom & Dads). A door leads out from the main bedroom to the pool area and lower patio. Further 2 bedrooms with 2 good size single beds each. |

| Kitchen: | Fully fitted separate kitchen is accessed through an archway from lounge and has a washing machine, iron and board, ceramic hob, oven, microwave, toaster, kettle, fridge/freezer, 19l water cooler, hoover and a good selection of pots, pans and cutlery. |
| Living Rooms: | The lounge has a large picture window and sliding patio door both overlooking the sea. For entertainment there is BBC, ITV, SKY TV so you can keep up with your favourite soap! A DVD / CD / Radio are also provided. A bed settee folds out for 2 extra beds. |
| Other: | The main bathroom is on the upper level, and is fully fitted with bath, screened shower, vanity unit, hairdryer, shaving point, and WC. The upper patio area is very private and offers views to the sea and over the pool area, patio table and chairs etc. |
| Cleaning/towels/ linen/maid service: |
All bed linen, hand and bathroom towels/floor mats are provided. Please bring your own beach towels. There are additional sheets and towels in the villa for you to change them but we do not provide a maid service for this. |
Notes on accommodation
All rooms have automatic air conditioning. For bookings of 2 weeks (or more) this is included in the price. For under 2 weeks, we make a small charge of £2.50 per unit to help cover the costs. Children are welcome at the villa, and a high chair, cot and buggy are provided for infants. Additionally, all windows have insect nets and security shutters. Unfortunately, the villa is not suitable for wheelchair access.
Outside
To the rear of the property is a private 8x4m pool, 2.2m deep with underwater lighting. The pool area also has lighting for evenings, as does the lower porch/patio. The villa borders with a ‘green’ area and farmland for extra privacy. There are 4 poolside recliner beds / mattresses, and tables etc. Private off road drive for 2 cars with gates.
Coast/Beach
Coral Bay, which is the main and by far the best beach in the area, is an 8-10 mins drive away. There are other beaches closer, but not as nice. The coast is closer, but most head for either Coral Bay or Paphos beaches.
Golf
Paphos is the new jewel in the crown for golfers seeking golf breaks in the warmth of the eastern Mediterranean. It offers golfers challenging world class championship courses, warm hospitality and almost year round sunshine. There are three 18 hole golf courses to choose from. Tsada Golf Club which is just 20 minutes from Paphos town, 550m above sea level to ensure cool breezes during the summer months. It plays to a par 72 and measures 6,060m. The Secret Valley Golf Club is 18km east of Paphos lying within a scenic valley and offers panoramic views. It plays to a par 72 and measures 6,120m (green fees £24 - £30). The Aphrodite Hills Golf Complex is a unique up-market experience. This Award Winning Golf course is located near to the birthplace of Aphrodite, only 2 mins from the main Limassol-Paphos highway. The course is in a fantastic setting on 2 plateaux, 300m high. It plays to a Par 71 and measures 6,665m.
Travel
The nearest airport is Paphos, which is about 20 mins drive from the villa. It is extremely convenient. Car hire is recommended, unless you are keen walkers. For car hire, please refer to our own website.
Distances
Nearest village is Emba, a few mins walk away, where there is a small collection of tavernas and local supermarkets for the basics. For larger facilities, shops etc, head towards town, 5 mins (drive) to large supermarkets, shops - all you need. For local places of interest, again, please refer to our website where you will find information on everything connected with a holiday in Paphos.

Booking notes
We require a 30% deposit at time of booking. The balance is payable 8 weeks before departure. In addition, it is now standard practice to ask for a £100 ‘security’ deposit, which is repaid in full on arrival back in UK. This is a security measure against breakages and damage.
