As such the garden has had time to mature into a colourful backdrop whilst the Villa itself boasts all mod cons. Malama beach just minutes away by foot provides several water sports on your doorstep whilst a short walk along the coastal path brings you to Fireman's beach at the end of Kapparis village.

Notes on prices
Prices are in £ Sterling and are for the property per week for the named guests detailed on the booking form only. Late additional guests must be notified to the owner before the start of the holiday and may incur additional charges.
PayPal deduct a 3.4% admin charge which has not been accounted for in the Villa prices. If you choose to pay by credit card, we will have to pass this charge on to the guest. This will be deducted from the deposit when this is returned at the end of the holiday.

Air-conditioning in all rooms + ceiling fans
Bathrooms: En-suite has shower over bath with screen, WC, vanity basin with mirror and plenty of storage cupboards. Upstairs bathroom has shower, WC and vanity basin with mirror. Downstairs shower room has shower, WC and washbasin with mirror.
Kitchen: Well equipped open plan kitchen with fridge/freezer, dishwasher, microwave, Kettle, toaster, gas oven and hob, fan over, plenty of storage, full range of cutlery, crockery, glasses etc including plastic for use outdoors. Stools at the bar.
Utility Room: Washing machine housed in upstairs cupboard with iron, ironing board, airer, pegs, laundry basket.
Living Rooms: Tastefully furnished open plan lounge area with satellite TV, DVD, I-Pod docking, Internet 2x3 seater leather sofas, one converts to double bed, plus 1, 2 seater sofa. Dining area has table & seating for 8. Double patio doors to terrace & pool.
Other: Outdoor garden furniture (1x double and 2 singles) in addition to outdoor table and 8 chairs, full size BBQ, sun canopy, Private pool with colourful garden.

Cleaning/towels/
linen/maid service:
Bedlinen, towels and tea towels are provided but please bring your own beach towels. The villa is cleaned before your arrival and weekly during your stay. Bedlinen is also changed weekly. This cost is included in your payment.

Notes on accommodation
Air-conditioning is provided in all rooms plus ceiling fans in bedrooms and lounge for added comfort. The cost is included in your rental fee provided that the AC is not used excessively eg. left running whilst doors and windows are left open.

Accessibility
There is a single step up into the villa.
It is feasible for someone who may have difficulty with the stairs accessing the bedrooms, to sleep on the sofa bed in the lounge, using the downstairs shower-room as a 'bathroom'.

Outside
Private pool is 7m x 3.7m and is 1.9m at the deep end and 1.1m at the shallow end.
A feature of this villa is the safety fence enclosing the pool for added peace of mind when you have toddlers with you. Access is through a single spring loaded gate.
Total plot area is 342 sq metres.
6 outdoor chairs with table with umbrella.
Full size BBQ allows for alfresco dining.
6 sunbeds with cushions. Please do not place cushions in the pool.
The pool and gardens are illuminated.
Ample off road parking.
New for 2011, garden furniture to seat 6.
The pool is cleaned twice weekly - included in the cost.
Not withstanding the safety fencing, visitors are advised that there is no life guard on duty, with the pool being private. Children should therefore be supervised at all times if they have access to the pool area.

Coast/Beach
Malama beach just minutes away by foot provides several water sports on your doorstep whilst a short walk along the coastal path brings you to Fireman's beach at the end of Kapparis village. Fig Tree Bay is a short distance in the other direction - short drive.

Travel
Larnaca is the nearest airport, which is less than 1 hour travel time to the Villa

Further details
A £250 security deposit is due at the time the final payment is made. This is refunded within 14 days of your return less any chargeable losses to cover breakages, damage etc. Check in time is from 4pm on day of arrival. Check out time is 11am on day of departure. If a later checkout time is required, this must be agreed at the time of booking in order to ensure that adequate time is available for the preparation of the villa for the next guest. If we are able to accomodate such a request, a charge of £50 is payable since we effectively lose a days potential booking.

Booking notes
Send us an email with preferred holiday dates and party size. We will reply by email and confirm availability and price and enclose a booking form. To proceed, return the completed form and tell us how you would like to pay your £200 non-refundable deposit. This may be paid by cheque, by bank transfer or by credit card using secure PayPal. We will provide full details with the booking form. Payment is due in full if within 6 weeks of holiday start date plus the £250 security deposit.
