Villa patrica is surrounded with maturing well maintained gardens containing various shrubs, flowers and fruit trees including orange, olive, grapefruit, lemon, lime, banana, date palm and pomegaranite which make it very secluded. Located on the outskirts of the sleepy village of Karsiyaka. Karsiyaka has stunning views to the mountains, and a flat plain between the mountains and the mediteranian sea. You get a true taste of Cypriot life, unhurried and untouched by hotel complexes. There are plenty of facilities still at hand: there are markets. A butcher, bakers, barbers, shops and an internet cafe within walking distance. Villa Patrica is 5 min drive from the beautiful bay near the village, and horse shoe baech which has a beach restaurant. Further down the road is Denizkizi beach with golden sands in a cove, were you can sit and relax or hire a jetski, go scuba diving or try any number of other water sports available.

Outside
The villa is surrounded with maturing well maintained gardens containing various shrubs, flowers and fruit trees which make it very secluded.
there are plenty of sunloungers and outside furniture scattered around the private 8x4 meter pool. There is a covered bbq/outside kitchen area with table and chairs. The full rear and side gardens are completely enclosed with a locking gate to keep kids in or out. There are also gates on the downstairs patio area which is the only access to the pool to stop children getting in when not supervised.
on a night you can go for a private swim with no lights blocking the wiew of the stars as there are no villas to the rear, the jasmine and pakistani nights planted around the pool give off a wonderfull smell all night.
and not forgeting the led disco pool lights which the kids love.
facing the mountain is the upstairs balcony where we spend most of our time on a night when were not in the pool as it is cool.
Coast/Beach
Public and private beaches are with 5/10 minutes drive/walk away. Our local beach has a couple of small restaurants which the locals use as well. Lapta which is the next village along has planty of bars and retaurants and a good waterpark for the children and adults. 30 minutes drive further up the coast you have the busy town kyrenia with the venitian harbour, castle and museum holding the remains of the oldest ship in the world.
Golf
golf course is half hours drive up the coast if you want to waste a good walk.
Travel
Nearest airport is ecran which is 30/40 minutes away. Larnaca is 90 minutes away. Arrangements for transfers can be made with the family run local firm who will also supply you with a hire car for very reasonable rates, they have never let us down. A hire car is recommended.
We can arrange to have you met at the airport and transported directly to the villa, the same family run business will leave you a hire car of choice at the villa for the duration of your stay if required.
Distances
Local village shop which is owned by our nearest cypriot neighbour is well within walking distance. Local park with swings, pool table, bar etc is 5 min walk down hill and local restaurant is five minutes walk up the hill where you can watch sunset as you dine.
Booking notes
Non-refundable deposit of 25% is asked for at booking with balance paid 8 weeks min prior to departure along with a security deposit of £150 per week. Bookings made under 8 weeks before departure require full payment plus security deposit at the outset. Security deposits are returned 4 weeks after leaving the villa less deduction for any damage, breakage, excess use of utilities, or extra cleaning. usage of electricity over 300 units is charged at 25p/unit.

About the owner
Darren and Lorraine Robson live in Hartleppol in Northern England together with their two boys William and Benjamin ( bill & Ben ). Darren runs a small building company and Lorraine works at the local hospital.
The two boys are 5 and 6 going on 30. We love north Cyprus and have been going regular now for three years.
Year purchased: 2008
Why the owner chose a home in this location
We love our villa and the Karsiyaka area purely because of the laid back Mediterranean lifestyle and the really friendly locals. We were married there in 2010 at Bellapais abbey and a few of our Cypriot neighbors came to the wedding. The gentleman who owns the field behind us often throws us up some lemons from his trees which surround us. In september they are picking the olives from the trees around us, we take the kids to the village factory where they show you round as all the locals bring in their crops. You can buy the oil they have surplus and the local honey which goes well on their yogurt for breakfast.
