Notes on prices
Prices are for the property per week in UK pounds.
We do accept bookings for long weekends (Friday to Sunday/Monday) in all months except July and August. Please contact us for rates.
Monthly rates during the winter months exclude electricity and water which are charged at cost based on meter readings.
Changeover day
Arrival and departure days are completely flexible. Arrival is from 16:00 onwards and departure is by 10:00. If you wish to arrive earlier or stay later, please let us know when booking and we may be able to accommodate your needs for an additional fee.

Notes on accommodation
Each bedroom and the living and dining rooms have remote controlled air-conditioning units which, in the interest of reducing carbon emissions, we request are not left on unnecessarily. The bedrooms have blackout roller blinds and curtains to ensure the rooms are dark, even during day time which is ideal for those afternoon naps for adults and children alike. Floor to ceiling built in wardrobes with hangers are in each bedroom where you can also find duvets in the unlikely event that you need them.
There is a keypad operated safe in the master bedroom to store any valuables during your stay. All hotel quality bed linen is included and there is a travel cot provided at no additional charge. Hot water is provided by the highly efficient solar panels mounted on the roof and there is an immersion heater in the unlikely event that you need to top up the hot water.
Accessibility
Villa Mara is fitted with the following safety equipment to make your stay as comfortable as possible: 3 smoke alarms, fire extinguisher, fire blanket, first aid kit, glass door stickers and a wall mounted safe. Pool depth is 0.8 to 1.8m. Villa Mara has tiled floors throughout, steps into the property and the bedrooms are upstairs. It is therefore not equipped for wheelchair users.
For those with young children please note that there are not any stair gates fitted.
Outside
Outside, the private pool (cleaned twice per week) has 6 high quality sun loungers with tables for your drinks. On the outside patio, there is a dining table with 6 chairs and a gas fired Outback BBQ. There is also table tennis/ping pong table with 4 paddles for guests to enjoy. There is an outside shower next to the pool which we respectfully request guests to use each time before entering the swimming pool in order to remove excess sweat and sun tan lotion, which discolour the water and promote the growth of algae. The garden has been designed by a landscape gardener and contains plants and flowers typical of the area. An automated irrigation system waters the plants every day. A pair of two way radios with rechargeable batteries is also provided to help keep down those mobile phone bills when your party is split between the swimming pool and nearest beach. For those with young children, please note that, as is common in Cyprus, there is not any fencing around the pool.
Coast/Beach
Konnos Bay Beach (15 min walk/3 min drive) is the best beach on the island. As well as being ideal for swimming and sunbathing, Mike’s Water sports has a variety of up to date boats, jet skis and water activities including water skiing, parasailing and banana boats for hire.
Mimosa Beach is a 10 min walk/3 min drive from the villa, is ideal for swimming and there is a bar serving food and drinks all day.
The Cyclop's Cave dive site is a 10 min walk from the villa.
Golf
There are 3 courses within driving distance of the villa: Aphrodite Hills, Minthis Hills and Secret Valley.
Skiing
There is a short snow season in the Troodos mountains from January to March with fun to be had by all ages from tobogganers to serious skiers. The Troodos mountain range stretches across most of the western side of Cyprus and is about 15C cooler than at the coast year round. There are many famous mountain resorts, Byzantine monasteries and churches on mountain peaks and, nestling in valleys, are picturesque mountain villages clinging to terraced hill slopes covered in vines. Omodos is one such village.

Weddings: Cyprus is the birthplace of Aphrodite, the ancient Greek goddess of love. Today Cyprus is one of the most popular destinations in the world for couples to tie the knot outside of their own country. Villa Mara is a 10 minute walk from one of the most exclusive hotels for weddings on the island, the Grecian Park Hotel, which sits atop the cliff overlooking Konnos Bay. Whilst the bride and groom will stay in the hotel, guests may choose to enjoy the freedom and luxury of Villa Mara which provides excellent value in comparison. With 2 other villas of similar size in the development readily bookable through us, up to 18 guests can stay close to the wedding party and enjoy each other’s company in a more relaxed environment prior to the Big Day. Travel
Villa Mara is a 45 min drive from Larnaca airport, with all but the last 8km on the A3 motorway. Hire a car at the airport or take a taxi (about EUR 65).
A car is not essential but it is strongly recommended if you want to get the best out of your holiday. The local Ayia Napa - Paralimni bus service runs every 20 minutes in summer from the end of the road and there are local taxi companies.
Motorbikes, scooters and dune buggies can be hired from Ham Yam Rentals which is 15 min walk away.

A tennis court can be hired by the hour for 5 euros at Mimosa Beach, a 10 min walk. Multiple courts can be hired at the Grecian Park for 10 euros per hour. For a family water experience, Water World water park in Agia Napa is a fun way to spend a day. Catch a bus from the end of the road to the park or take your hire car – the park is visible from the motorway. In Agia Napa harbour there are a variety of boat experiences on offer: 2 hour swim and snorkel trips in the nearby sea caves; day trips up to the UN patrolled border from where you can see the “ghost town” of Famagusta and evening dinner cruises. Turn up and decide which one is best for you: there are options for every budget.
For those who want to explore the local area in something other than a car, Ham-Yam Rentals is, in our opinion, the best place to hire bicycles, scooters, motorbikes and dune buggies. It is within walking distance of the villa on Cape Greko Road.
All of Cyprus is accessible from the villa within one day, even Paphos on the west coast. We spent an enjoyable day driving to the Troodos Mountains, out via Nicosia and back via Limassol. The area is quite beautiful and is full of traditional Cypriot villages nestling on the side of the mountains. We had a great lunch, tour of the churches and old stone houses and visited two vineyards in the town of Omodos.
Booking notes
All prices are quoted in UK pounds. A deposit of 25% is required in UK pounds or Euros. The balance is due no later than 6 weeks before arrival. A damage deposit of £275 is payable when the balance is paid and will be refunded within 14 days after departure, subject to a satisfactory inventory check. After the deposit payment has cleared, your booking will be confirmed, subject to the balance being received and cleared, on or before the due date.

In July 2011 we visited Villa Mara and had a fantastic holiday. The villa is well appointed for a family and in a great location for nearby beaches. The bus stop on the main road (2 mins walk) is ideal for those who wish to get about Cyprus without the use of a hire car.
The management agency is located close by and the staff are very helpful.

About the owner
My wife and I and our two children (age 18 and 5) live in England, 35 miles to the north west of London. We both work and bought Villa Mara as a place to relax and unwind by the sea with our family. Svetlana is Russian and there are strong cultural ties between Russia and Cyprus and, coupled with a love of the sea and the Cypriots' family friendly outlook on life, it made Protaras / Cape Greko the ideal location for us. We bought the villa with the intention of renting it out so that others can enjoy it as well - it really is a great place to get away from the hustle and bustle of every day life in the UK. Water sports, tennis and cycling are all close by. We love to BBQ the locally caught fish and the fresh produce is amazing. We hope you will enjoy the villa as much as we do.

Why the owner chose a home in this location
We bought Villa Mara as a family get away and as an investment. It is in Cape Greko, Protaras which is within walking distance of Konnos Bay beach, the most beautiful beach in Cyprus. The sea is warm and calm there and, with over 300 days of sunshine, it is an uplifting place to be. We chose to buy a villa in Cyprus because culturally it suits us both well - I am English and my wife is Russian. UK and Russian citizens can enter Cyprus easily - it is a great place for us to travel with family members. The people of Cyprus are very friendly and love children which means that the whole island is very family friendly and relaxed. Cape Greko is a 45 min drive from the new terminal at Larnaca airport (the first 35 mins are motorway) and there are cheap flights from most major European cities.
Unique benefits of the property
Villa Mara is a new, light, airy property and is only 200m as the crow flies from the sea (you can see it from two of the bedrooms). It has its own pool and is within walking distance of two beaches (Konnos Bay via the coastal path and Mimosa), which are both great for swimming. Konnos Bay beach has excellent water sports facilities and the Cyclops' Cave dive spot is between the villa and Konnos Bay. There are a number of restaurants and bars within walking distance, including the cliff top bar at the Grecian Park Hotel which is a must do experience during your stay. A convenience store is 2 min walk away and the local Ayia Napa - Paralimni bus service stops outside it (every 20 mins from 07:00-04:00). Villa Mara is on a development of only 15 villas and the area is quiet at night.
