Cool Breeze Villa is a 3 bedroom villa that is situated in a quiet residential area in Oroklini with a picturesque mountain backdrop. The area is situated along the South coast of Cyprus in the District of Larnaca. Oroklini is approximately 15 minutes drive from Larnaca International Airport, 10 minutes from Larnaca town centre and only 1.5km from the beach. Like the island itself, the people of Cyprus are warm and welcoming. Friendly hospitality is the norm and the slow, relaxed pace of life is soon embraced by those visiting the island. Clients are attracted by the secure environment, carefree lifestyle, quality villa and guaranteed sunshine.

Changeover day
We endeavour to be as flexible as possible with entry/departure times. However, if we have departures and arrivals on the same day, we would expect guests to leave by 11am on the day of departure whilst new guests would not obtain access until after 4pm.

Kitchen: Stainless steel gas hob, American style large silver fridge freezer, integrated dishwasher, black modern table with 6 chairs, microwave, blender, 4 slot toaster, kettle, BBQ utensils, crockery, and large selection of kitchen utensils.
Utility Room: Washing machine, tumble dryer, 20 litre drinking water dispenser, iron board, iron, washing line, first aid kit, safety fire blanket and a dry powder fire extinguisher,
Living Rooms: Designer L-shaped comfortable sofa, handmade modern curtains, 42" Samsung plasma TV, Sony Playstation 3 with blu ray player (PS3), X-BOX 360, satellite TV, media player with over 800 movies and tv series, WIFI, IPOD speakers, DVD library and games.
Other: There is 2 travel cots with bedding and 2 high chairs available for families with babies or very young children.

Each bed has 300 count Egyptian cotton sheets with flat sheet and throwover cover. For guests staying in the Winter there is duvets and sheets available.
Each guest will be provided with 1 bath towel and 1 hand towel (only to be used inside villa).

Notes on accommodation
Additional information about rental rates: with this price we offer air-conditioning free of charge and use of the safe is also free (at owners risk, please arrange travel insurance). WIFI and pool maintenance is also included in the price. Rates include meet and greet team but do not include transfers. Transfers are available if requested for an extra local charge. Guests must either arrange car hire from the airport or if no hire car is wanted then use of the airport taxi's will be needed.

Outside
The private swimming pool is 6 metres x 3 metres with a depth of 1.3 metres. There has been a recent upgrade of the pool, tiles and an outdoor hot and cold shower. Outside there is a patio/terrace area which is perfect for alfresco eating and BBQ's and has large extendable table with 8 rattan effect chairs, 6 loungers with blue comfortable mats, Outback gas BBQ, 4 mountain bikes (2 adult and 2 children). Kids toys and pool toys.

Coast/Beach
The nearest beach is an award winning Blue flag beach and is within a 15 minute walk from Cool Breeze Villa. There is also Mackenzie beach and Larnaca promenade beaches which both have lovely clear water and an abundance of restaurants and cares. If you want to try out some other beaches there are additional beaches at Ayia Napa and Protaras which are beautiful although they are about 20 - 30 minutes drive away from Cool Breeze Villa and hire car would be recommended if planning to visit these.

Golf
There is currently an ongoing construction of a 27 hole golf coarse which will be a 15 minute drive away when complete.

Travel
The nearest Airport is Larnaca Airport and is only a 15 minute drive away. Car hire is not essential as everything you need in the village is within walking distance and the villa also has 4 mountain bikes (2 adult and 2 children). Although if you do want to see more of the Island then car hire is recommended.

Further details
The villa is situated in a quiet Cypriot village. There are a few tavernas/restaurants offering good quality and value for money food. There are a few bars, and amenities such as supermarkets (1 x 24 hour), shopping centre, chemist, bakery, fruit and veg shop, Bank of Cyprus with ATM, hairdressers etc. Also on offer is a leisure centre only 200 metres from the villa which offers fitness classes, indoor swimming pool and state of the art gym facilities. In addition to this there is go-karting, bowling alley, cinema all within a 10 minute drive from the villa. With a 15 minute walk or 3 minute taxi ride you will find a Blue Flag beach as well as numerous restaurants offering local and international cuisine, bars, hotels, nightclubs, shops, car hire outlets and taxi hire. Also in the village you will find a DVD rental shop. Approximately 7 kilometres from the villa you will find Larnaca, which is the 3rd largest town in Cyprus. In this town you will find an abundance of facilities and the ever popular, mile long, palm tree promenade by the sea front. Next to the promenade is a marina which offers local boat trips. The town also boasts fine museums.

Booking notes
25% non refundable deposit required for confirmation of booking. Balance required 8 weeks before arrival along with separate refundable security deposit of £300 (security deposit will be refunded within 21 days providing villa is left as you found it with no damages to villa or it's contents and receiving report from my Property Management Company confirming this).

My name is Frank Burke and I work as a Commercial Diver in the Oil and Gas Subsea Industry. I am 32 years old and I enjoy my job and get to travel the world with it. I like to use the villa myself with my partner and my parents also go over every year to use the villa and love the village. I feel it really is a home from home and I take great pride in keeping it up to a high standard and am welcome to any suggestions that may improve the villa.

Why the owner chose a home in this location
I purchased this property in June 2005 as an investment and also a holiday home for myself and family to use. I had previously had a holiday with my parents in Cyprus when I was 15 years old and I thought it was one of the best holidays I had in my life. I love the village as it has a traditional local feel to it whilst also having the convenience of having everything you need withing walking distance. I also think the village is great being only 15 minutes from the Airport and 2 minutes from the motorway. This means it is brilliant for exploring the island whether it be a visit to Ayia Napa (20 minutes drive), Larnaca promenade (10 minutes drive), Dhekelia Road (5 minutes drive), Limassol (35 minutes drive) or skiing in Troodos mountains (1 hour drive). I love Cyprus!

I feel that Cool Breeze Villa offers that extra comfort and class of staying in self accommodating accommodation. I have recently completed a huge refurbishment and continue to keep it to a high standard and feel I go the "extra mile" when it comes to catering and furnishing the villa to a high modern standard. I have tried to think of every modern comfort for the villa and have put in a lot of extras to make Cool Breeze Villa a class above the rest. I think the photographs speak for themselves and feel you get what you pay for with Cool Breeze Villa. Luxury accommodation in an ideal quiet location.
