The Well House is a 3 bedroom villa in Ozankoy, a small peaceful village set back from the coast and just 10 mins drive away eastwards from the harbour town of Kyrenia. The house totals 230 square metres and is set in a double plot with private 12x5m pool and professionally landscaped gardens and orchard. All 3 large double bedrooms have their own balconies and stunning sea or mountain views over 300 year old olive groves. The Well House was completed in 2004 but already has the feel of a more established property. It is beautifully furnished throughout with a mixture of traditional Karpas furniture and modern fittings. Pale honey coloured marble floors and open plan downstairs living areas give a feeling of space and uncluttered living extending to exterior terraces, pergola and patios for dining and relaxing. Many lovely restaurants, beaches and places to visit within a few mins drive. Fully air conditioned, central heating during winter months. Favoured east side of Kyrenia.

Changeover day
Usually Saturday but can be flexible depending on availability. Access to the house from 3pm on first day of booking to allow time for a full clean and changeover.

Bedrooms: 3 large double bedrooms with doors onto own balconies. Principle bedroom is furnished with a 200x200 super king size bed and fitted wardrobes.
Bedrooms 2 and 3 can be made up with a king size 180x180bed or 2 singles to suit. Extra bed available.
Bathrooms: En-suite shower room and WC to principle bedroom, large family bathroom with bath/shower attachment, wash hand basin and WC, downstairs cloakroom. All bathrooms are tiled with pale honey coloured marble.
Kitchen: Fully fitted cream kitchen with black granite work surface. Double sink. Gas oven (calor gas canisters), gas and electric hob, extractor fan, family fridge/freezer, dishwasher, toaster, white china and quality cookware are provided. Doors out to terrace.
Utility Room: Washing machine, iron and ironing board, vacuum cleaner and storage for garden equipment. Door out onto the back terrace.
Living Rooms: Spacious entrance hall, sitting room with 2 oversized cream upholstered sofas. Working fireplace. Dining room with traditional Karpas refectory style dark wood table (seats 10) and ladder-back chairs. Speakers for connection with I-Pod technology. TV/sat.
Other: Doors from both sitting and dining room onto separate terraces with steps down to wisteria and jasmine clad pergola for alfresco eating around large stone table, or to the pool area and orchard.
Cleaning/towels/

Bath towels, pool towels and linen included. Weekly maid service. Local management team team will arrange for the property to be made ready, prepare a welcome pack, leave a card, visit within 24 hours and be on call for emergencies.

Outside
The Well House is set in an unusually large plot with private off-road parking, gated driveway and bougainvillea covered stone walls. The garden has been professionally landscaped with extensive terraces and patios, orchard and planting areas surrounding a private 12x5m swimming pool. There is a most attractive pergola covered in wisteria and jasmine with a stone table and BBQ for alfresco eating. Low terracotta coloured stone walls surround the nine 300 year old olive trees and the covered working well. Ample upholstered quality sun loungers and sun umbrellas are set out for lazing by the pool.

Coast/Beach
There are scores of beaches within easy driving distance of The Well House. Our favourites are the un-spoilt Algardi Turtle Beach (small cafe and showers but no sun bed facilities), Vogue Beach and Acapulco Beach (full facilities, pools and restaurants). There is also a small natural cove, just a 10 minute walk away.

Golf
Korineum Golf and Country Club opened in January 2007 and is a splendid facility, tucked away in the foothills of the Five Finger Mountain range. The course is situated to the east of Kyrenia, a 20 minute drive from the The Well House, past Esentepe and Alagadi Beach. The club consists of a par 72 course with 18 challenging international-standard holes. Further facilities include driving range, pro shop, Korenium golf academy (further 3 academy holes), fitness centre, spa, hairdresser, massage and beauty facilities, sauna, meeting rooms and excellent bars and restaurants overlooking the course. Well House visitors interested in playing golf may take advantage of half price rounds which need to be booked in advance. Details on request.

Skiing
Winter skiing in the Troodos Mountains, a 1½ hour drive into the south of the island.

Travel
Ercan airport is a 25 minute drive away. Currently all flights to TRNC have a short stop in Turkey but direct flights are likely for summer 2009. The border is now open for British citizens wishing to fly into Larnaca airport and transfers (which can be arranged on request) take approx 2 hours. Hire car can be arranged on request from £21 per day. Cars hired in the south are not insured in the north. If flying into south, best to take a taxi transfer and hire a car in the north.

Distances
The Well House is in Ozankoy, a small peaceful village set back from the coast and just 10 mins drive away from the harbour town of Kyrenia. There are many lovely restaurants and beaches within a few mines drive. The local supermarket is just 3 mins away by car.
