The development has 2 communal swimming pools and is set in landscaped grounds with a dedicated pool and enclosed play area for young children. There are also individual parking spaces for residents and fully operating lifts. It has 2 bedrooms with a double and 2 twin beds, fitted wardrobes, full length mirrors and bedside tables. The sitting room has a sumptuous sofa that pulls out to make another double bed and a satellite TV, DVD, a Stereo with IPOD docking station. The modern kitchen is very well equipped with brand new utilities including a washing machine, fridge/freezer, cooker, hob, microwave, kettle, toaster and even a frappe maker! The sitting room/dining room is open planned and the dining table sits 6. The bathroom is modern and contemporary with a vanity unit, bath and shower. Leading through the sliding patio doors in each room is a huge 80 sq metre sun terrace. It has 6 sun loungers and an attractive table and chairs for 6 to wine & dine on the terrace.

Changeover day
Saturday is the preferred changeover day, although this is very flexible depending on flight availability. Arrival is after 4pm and departure is no later than 11am.

Bedrooms: The master bedroom has a king size double bed and the second bedroom has 2 twin beds. Both bedrooms have fitted wardrobes, full length mirrors and bedside tables and sliding patio doors leading to the 80 square meter sun terrace.
Bathrooms: The bathroom is modern and contemporary with an attractive vanity unit and basin with a mirror above. There is a WC, a bath with a shower over it and a glass shower screen.
Kitchen: The modern kitchen is very well equipped with brand new utilities including washing machine, fridge/freezer, cooker, hob, microwave, kettle, toaster and even a frappe maker! There is a 12 piece dinner/cutlery set and red, white wine and champagne glasses.
Living Rooms: The sitting/dining room is a large open planned space and has seating for up to 6 with a sofa bed, ottoman and a coffee table. There is a satellite LCD TV, DVD and a CD player with an IPOD docking station. There is also a dining table with 6 chairs.
Other: A most striking feature of this Penthouse Apartment is its enormous sun terrace of 80 sq mtrs, a very unusual feature in Cyprus. The terrace is furnished with stylish wicker effect table with glass top, 6 chairs with cushions, large umbrella & 6 sun beds.

Notes on accommodation
Charges for air-conditioning, electricity and water are all inclusive. The apartment is ideal for families with children and even has a dedicated pool and enclosed play area for the young. The larger pool is landscaped with exotic plants in the centre of the development. There are poolside showers and WCs.

Accessibility
There are lifts from the car park to the second floor where the apartment is situated. There are disabled WCs on the ground floor.

Outside
A most striking feature of this Penthouse apartment is its enormous sun terrace of 80 square metres, a very unusual feature in Cyprus. Most apartments have very modest, small verandas! The terrace is approximately the same size as the apartment and is ideal for outdoor living which is wonderful for the long and hot summer months. It is furnished with a stylish wicker effect table with glass top, 6 chairs with cushions, a large sun umbrella and 6 sun loungers to enable you to dine al fresco and relax in style! The sun terrace is accessible from both bedrooms and the sitting/dining room through sliding patio doors. There are also attractive dinner plates, side plates, bowls, serving dishes, water jug, glasses and trays suitable for outdoor dining. The terrace is private and slightly away from the noise of the 2 communal pools, although they can both be seen from one end of the terrace. From the front of the apartment there are gorgeous sea and mountains views.

Coast/Beach
It is an ideal base for families to enjoy this beautiful area of SE Cyprus with the glorious sandy beaches and the many activities and places of interest to visit in the surrounding area. The Famagusta district encompasses the cosmopolitan towns of Paralimni, Protaras and Ayia Napa. The famous Fig Tree Bay which stretches for over 10 miles of sandy beach is one of the best on the island and is only a 10 minute drive away in Protaras. The local beaches of Kapparis are a 10-15 minute walk away.

Golf
There are numerous golf courses nearby, but you will need a car to get to them.

Skiing
There is skiing in the winter months in the Troodos Mountains.

Travel
Easyjet, Monarch and other airlines all offer low cost air fares to Larnaca Airport which is a 40 minute drive from the Apartment. There are a number of car hire firms that operate within the airport. The transfer fee for a taxi is approximately 50 euros. To make the most of discovering Cyprus, car hire is recommended, although Kapparis beaches and local amenities are all within walking distance. There is a large supermarket nearby and buses running throughout the day and evening.

Distances
The apartment is situated equidistant between the beach resort of Kapparis and the town of Paralimni. It is possible to walk to both places with 15 minutes. It is 3 miles from the bustling and lively resort of Protaras and the famous Fig Tree Bay is easily accessible from the main Protaras strip. Ayia Napa and the well known Nissi Beach are a short drive away. A visit to nearby 'Cavo Greco' is a must with its dramatic rugged coastline. It is a national forest park with excellent nature trails

Further details
For the children the Ocean Aquarium and the Magic Dancing Waters in Protaras are a must along with Europe's largest Waterpark in Ayia Napa. For the teenagers and those seeking a lively nightlife Protaras and Ayia Napa are the places to go! The Troodos mountains are an exciting adventure for all the family with the wonderful treks through the mountains to the natural waterfalls. For the more adventurous the 'ghost' town of Famagusta (since the Turkish invasion in 1974) is also an interesting day trip as well as the long drive into Northern Cyprus to visit Kyrenia, a beautiful old port which is so picturesque! The apartment is close to all local amenities including a large supermarket 'Orphanides' and the many restaurants in Kapparis, Paralimni and Protaras. Paralimni is an old Cypriot town and offers you everything you need including several large supermarkets, a cinema, banks, a hospital and amongst its many shops, even boasts a Marks & Spencers and a Benetton! Booking notes
A 25% rental fee deposit is required to secure a booking. The full balance is due 6 weeks prior to arrival and is non refundable unless another booking is confirmed. Full payment will be required if a booking is made within the 6 week period. A refundable breakage deposit of £150 is also required with the full balance payment, which will be refunded within two weeks of departure. This is subject to a satisfactory property inspection. The deposit is non refundable with regard to cancellations.

I have rented flats/villas/houses for the past 20 years and this surpassed all of them! The standard of furnishing and kitchen, hi-fi and audio equipment was second to none and we found ourselves wanting for nothing. It was a pleasure to return to each day. We had a wonderful time staying at your apartment! It is absolutely gorgeous! The quality of the furnishings was lovely and it was so well equipped. Beds really comfy, lovely towels, huge wardrobes, every kitchen utensil imaginable. The welcome provisions were really welcome. As for the terrace we spent many hours out there sunbathing, reading and enjoying plenty of wine! The pool is lovely and the location is good, close to the local beaches.

About the owner
Martin and Jane decided to buy a Penthouse Apartment in the Paralimni/Kapparis area after having spent lots of relaxing and sunny holidays in SE Cyprus with their four daughters! In addition to having the sunniest climate in Europe, we found Cyprus to be a very friendly place with English widely spoken throughout the island. The combination of climate, cheap flights and the ease of communication made Cyprus the ideal place to buy a holiday home! It quickly became apparent that the Protaras and Ayia Napa area had definitely the best beaches on the Island and therefore this was the area to buy a property! Martin and Jane, both Property Developers and Jane also being an Interior Designer knew exactly what sort of property they were after and nothing but a Penthouse Apartment would do!

Why the owner chose an apartment in this location
We adored the diversity of the Famagusta area, its true melange of authentic Greek and Turkish culture and the hustle and bustle of its lively resorts! The beautiful sandy beaches of this particular area are reputedly the best in Cyprus and is why we wanted to buy a Penthouse Apartment as close to the coastline as possible! The gorgeous, clear, crystal blue waters have to be seen to be believed! It's a snorkelers paradise! As far as Cyprus as a country is concerned, we appreciated the history, the architecture, the beautiful sandy coastline, the Troodos mountains and the wild terrain of the North of the Island, not to mention the fabulous Cypriot food! English is widely spoken on the Island and the Cypriots really make you feel so wonderfully welcome and is why some people never leave!

Unique benefits of the property
We really adore our apartment because of its location! It is so close to the wonderful local sandy beaches on the one hand and on the other really near all the amenities and facilities of a vibrant cosmopolitan town! When we first saw the development being built, we decided it was in the perfect position and having extensively researched the builders (one of the best in Cyprus) we knew that the build was going to be of a very high standard! We also particularly wanted to buy a Penthouse Apartment, because as a family of 6, we were fully aware that we would really appreciate the extra space that an 80 square metre terrace gave us! The apartment was completed in June 2009 and we have spent two very enjoyable family holidays there since and hope to spend many more in the future!
