Kayana makes a wonderful relaxing home for the family summer holidays. You'll love it, a traditional Cypriot village house of thick stone walls and high wood beam ceilings, patiently restored over the last ten years. Generous air-conditioned bedrooms with fly screens, comfortable open plan living with Ottoman rugs and tiled floors, a large colonial style balcony, there is plenty of space for the different activities of young and old. A wooden chalet next to the pool holds a separate bedroom and bathroom with a solar heated hot tub. Set in a large walled garden with its own salt water washover pool. it is secluded yet near to Catalkoy village centre with its cafes and shops. It is close to the sandy beaches, the mountain forests, the Korineum golf course and the bustling town of Kyrenia, its Roman harbour and Venetian Castle. Lived in by its owners for many months each year, it is well looked after and consequently has that 'home from home' feeling often absent from rental properties.

Changeover day
-Sundays is changeover day and you should clear the house by 10am. Baggage can be kept at the house until 5 pm if you are catching evening flights on your return. Arrivals after 5pm, please, to allow thorough clean-up and preparation for your stay.

Other: Essential "summer living space" veranda(60sq mt)with wood ceiling, on ground floor adjoining kitchen and living area. The first floor colonial style bedroom balcony with wooden floor (24sq.mt) is a quiet spot to lounge. Wonderful sea and mountain views.

Bed linen is supplied and changed every week with the bathroom towels. The property is cleaned once a week on Sundays and the pool/beach towels supplied by us are also laundered. Weekly garden & pool maintenance. English manageress on call 7 day/week.

Notes on accommodation
The two upstairs bedrooms with their en-suite bathrooms occupy the whole of the first floor and share the east facing roofed in balcony. The master bedroom has a large sized double bed, the second bedroom has twin singles that can convert into a large double on request. Great views down to the sea and up to the mountains from the windows and from the colonial style balcony.
The third bedroom is in the separate wooden poolside chalet with its own bathroom and solar heated hot tub. (hot tub not used in high summer) Same arrangement here with the twin singles which can transform into a large double bed. The chalet makes a great separate accommodation for grandparents (or noisy teenagers) who like to be just a little bit away from the main house.
The fourth bedroom space is a separate section of the living room of the main house where a large comfortable sofa bed provides sleeping room for a seventh person. The downstairs bathroom with shower, basin and w.c. is very close by.

Outside
Two matressed 'chaise-long' up on the spacious bedroom balcony provide an excellent breezy hideaway from a busy house and a panorama from the mountains down to the Med.
Unobstructed views also down to the sea shore from the garden, being situated on the edge of an escarpment. Plenty of shady spaces there too, if you wish to sit out at the chairs and tables under the fruit trees and read in peace and quiet.
The secluded private 5mt dia. circular pool is a wash-over design with uniform depth of 130cms. Wide steps make it easy to get in and out of. Treated by a salt water chlorination process, the slight salt content of the water releases just the right amount of chlorine and leaves your skin feeling smooth and refreshed. No sore eyes or chlorine bleached hair for the kids. Sun beds/parasols around the pool for crisping up that tan.
A 25 sq.mt poolside pergola furnished with table/chairs, worktop, sink, wall cupboards for glasses, fridge for drinks etc. adjoins the poolside chalet.

Coast/Beach
The coast is 800 meters away, just a 10 min walk down through the houses and the olive groves.
There is a wide variety of swimming spots to choose from. little known sandy creeks among the rocks, tourist beaches with sunbeds galore, fish restaurant beaches, turtle conservation project beach (1km of sand, the best!). The water is crystal clear, and snorkelling the rocky parts of the coast is a treat.

Golf
The fabulous Korineum Golf and Country Club 18 hole course is a short 10 min drive along the coast. The greens are immaculate even in mid summer due to watering from a desalination plant. Travel
Two ways to get here.
- 4hr30min flight to Larnaca or Paphos in South Cyprus from the UK followed by a 90min drive to the north coast. British Airways, Cyprus airways Easyjet and many charter and low cost operators work this route.
- 5hr30min flight to Ercan in North Cyprus from Stansted UK, followed by a 30min drive to the north coast and Catalkoy. Pegasus Airlines is good value.
- Car hire essential for shopping and exploring the beautiful North coast mountains and beaches.

Distances
The village coffee shops and groceries are a 2min walk from the door,
Three good restaurants within 300 meters. Venetian walled city of Nicosia, last divided capital in Europe, 40 mins drive. Fascinating roman harbour town of Kyrenia with its narrow streets and tourist activities is a 10min drive away.
Crusader castles on the mountain ridge 30mins. Karpaz national park 90 mins drive, deserted unspoiled golden sand beaches.

Further details
There are many shops restaurants banks and supermarkets etc within 5min drive of the house.
A 15 min drive will also take you up into the pine forested mountains. Walking trails, bicycle tracks, Para gliding, amazing views up and down the coast. Day boat trips from the old harbor in Kyrenia along the coast to lunches anchored off sandy beaches in crystal clear turquoise water. Other worthwhile visits are the crusader castles on the Kyrenia mountain ridge, the Karpas Peninsula (so called national park) and the central Troodos mountains range (alt 2000mts).

Inquiries receive an availability confirmation/rental quotation and contract noting dates, group numbers, contact and travel details which should be completed & returned. A non refundable transfer of 25% of the rental fee to our UK bank secures the booking. Eight weeks before your start date, remaining 75% plus the refundable Security Guarantee (£200per week's rental) are transferred. The S.G., less damages & extra electricity charges (if any) is refunded within two weeks of end of rental.

This lovely family home...spent two wonderful weeks as four adults, sun bathing, sight seeing, turtle release at Alaghadi beach...very lucky to have found such a peaceful place at such a reasonable price...house well equipped and comfortable...terrace a wonderful area of the house...apart from cooking/sleeping, all our time was spent in the garden or around the pool, small but perfect for a glorious soak to get away from the sun.

About the owner
Michael was born on the Island while it was a British Colony, and the Kayana house has been in the family since 1973. Restoration of Cypriot houses is a passion and a business for him and much of the renovation work on the house has been done by him. Michael is married to Viola who is from Venezuela. The summer months are the time for visiting her family in South America and everyone is happier when Kayana is busy and being lived in. Sustainable development is how it works.

Why the owner chose a home in this location
The north shore of Cyprus is unique. The backdrop of the 1000mt mountain range, rugged and unspoiled, is a perpetual festival of light and colour changes. The building development is largely hidden among the groves of olive and carob trees that are so abundant on the narrow plain between the mountains and the sea. I love the proximity of nature all around me. Easy access to swimming, windsurfing, hiking, bicycling. In ten minutes I can leave the tourist bustle below me and be up in the calm of the pine forested mountains with the scent of sun warmed mountain herbs in my nostrils. or down at the secret cove, floating lazily in the warm crystal clear water. Come and see for yourselves.

Unique benefits of the property
We enjoy living amongst the local Turkish Cypriots, this way we feel the true flavour of the community and the island. A short walk through the narrow streets of the village takes you to the shops and the local cafés where it's relaxing to sit outside in the shade amongst the villagers and watch the world go by over a sweet Turkish coffee. Another important point for us is that due to its location on an escarpment and with its access at the end of a private alleyway, the house, the garden and the pool all remain delightfully secluded from the surroundings. We live at Kayana ourselves for a large part of the year and take alot of care that the house works well and looks good, which is why you will find that ''at home feeling'' when you stay there.
