With only 16 apartments in the development, a communal roof garden, swimming pool, hot jacuzzi and sun loungers, Sunset Gardens is unrivalled in the area. It is very close to the sea and just 10 minutes drive from Larnaca airport. It is a quiet haven with everything to hand which makes this a near perfect spot for holiday makers. The apartment is suitable for couples, small families or friends and our snagging officer concluded that the workmanship on the apartment was of a very high standard. It has been lavishly furnished in a contemporary style which is apparent when you first walk through the door. Being open plan, spacious and airy, the main living area has full height windows to enjoy the spectacular open view. This apartment has it all; whether it's breakfasting on the terrace, taking a morning swim in the large communal pool or languishing in the jacuzzi - everything is geared to make your holiday a totally enjoyable experience.

Kitchen: The lovely kitchen includes silver goods: an oven/hob, extractor fan, frost free fridge freezer, washing machine, kettle, toaster and other amenities. The high gloss finish really sets off the modern tone.
Utility Room: Along with the washing machine there is a large clothes airer and iron.
Living Rooms: Furniture in the apartment is superior quality. There is a large leather sofa, 32” flat screen TV, DVD Player, standard lamp, a large mirror and coffee table.
Other: The dining area has a matching solid wooden table plus 4 chairs.

Notes on accommodation
Both bedrooms are air conditioned. All appliances in the apartment are brand new. There can be a welcome pack of food basics for all holiday makers if you so wish. Also for hire - spare bed, cot, high chair etc.

Open plan spacious living areas give way to an uninterrupted view of the sea and also the stunning area surrounding the village.

Accessibility
The apartment block has a lift for ease of access.

Outside
The pool area has a hot tub as well as a swimming pool. The apartment is on the top floor so the views are excellent and also has a roof terrace with even better views. There is allocated parking for the apartment. This is a conservation area with no high-rise buildings and plenty of natural beauty.

Coast/Beach
The beach is a short walk from the apartment and the beach is pebbled. Just 20 mins walk further down to Cape Kiti, Pharos beach is lovel soft sand.

Golf
Scheduled for completion in 2010, the golf course at Tersefanou just 10 minutes by car - Golf & Country Club is expected to be PGA approved. The cloesest course to Larnaca is Vikla Golf Club. It is close to Larnaca. For €34 you can play all day, and this price includes club hire, balls, tees and water. This golf club is one of the more relaxed in Cyprus and prides itself on customer service; the dress code here is casual and a handicap certificate is not required. The clubhouse at the Vikla Golf and Country Club has an excellent standard of drinks and bar snacks to offer at affordable prices, and, for those who are not golfers, there is a swimming pool and outside terrace overlooking the green to enjoy.

Skiing
Skiing is available in the Troodos mountains during January and February and is reasonably priced, with equipment hire close to the slopes.

Travel
Larnaca airport is just 10 minutes drive away. The managing agent can pick up from the airport or it is easy to hire a car or catch a bus from St Lazarus Square, central Larnaca.

Distances
Whilst Pervolia enjoys the more traditional aspect Cypriot village life, Larnaca Bay is a more lively, cosmopolitan place with many bars and restaurants and this is only 10 minutes away by car or taxi. Becaus of it's central southern location Pervolia and Kiti are only about an hour away from everything on the island!

Further details
In the village there are plenty of places to eat, buy groceries, get the paper, cashpoint etc.

Kiti village is also the home to the oldest church on the island, 'Panagia Angelokisti church' which holds inside one of the finest pieces of Byzantine art, a 6th century mosaic of the Virgin Mary and Child between two archangels, which rivals the Ravenna Mosaic.

About the owner
We live in Northumberland which is a wonderful part of England but the weather is often cloudy and wet! That's why we decided to buy our gorgeous apartment in Cyprus. All the people we have met in Pervolia have been wonderful and we have had nothing but great times here. I first visited the island in 1986 and convinced my husband to come and sample its treasures. After setting up a holday home in Northumberland we decided to branch out to our favourite location abroad. We want people to come and enjoy our apartment as much as we do - a

Why the owner chose an apartment in this location
This quiet village with its typical Greek style villa centre, seemed to us to be one of the best locations where you can truly have it all. The beach is close and you can see the sea from the apartment. We are situated in a conservation area that gives great uninterrupted views to the sea. This area is loved by the locals and the village centre becomes a hive of activity at the weekends. Easy to get to, Larnaca airport is only 15 mins away. The village is a leisurely 10 minute walk from the apartment so you don't ned a car to have a great time. There are plenty of bars and all the necessary amenities you could possibly want on holiday. We enjoy sampling the traditional Cypriot way of life with modern conveniences and for us that's the perfect recipe for our ideal holiday home.

Unique benefits of the property
Although our windows are large and full-height we love the fact you are not overlooked by anyone! As this apartment is also our “home from home” you will find that the smallest of details have been taken care of to ensure you have the most comfortable holiday. The view is splendid with both sea and mountain vistas! We use an English management company based in nearby Kiti and they supply a 24hr emergency number. So you have the best of all worlds with peace of mind, a quiet village atmosphere with all amenities on hand and Larnaca night life just round the corner. Just installed and unique to our apartment is a saftey glass panelled balcony which makes it much safer for littl'uns and is a super wind brake making eating and drinking al fresco a real treat.
