Situated on elevated land this property boasts views across the beautiful village of Mazotos. This villa is the perfect way to spend your days relaxing in Cyprus. All this combined really captures the essence of this stunning island. For the more active individuals, there are a number of golf courses on the island, one due to be built soon, only 5 minutes away and not forgetting the option to go skiing in the Troodos mountains during the winter. There are also a wide selection of water sports and yachting, which is increasing due to the expansion of the marinas both in Larnaca and Ayia Napa. The area offers a fascinating variety of culture, including a local Camel Park, mixed with the usual holiday resort facilities.

Notes on prices
Prices are for the property per week in UK pounds.

I am very flexible with prices, and can always accommodate any budget.

Free Welcome Pack on selected bookings which includes bread, milk, ham, cheese, wine etc provided with all bookings.

I offer very good discounts for longer term rentals. So what ever your needs give me a call and I will be able to work with it.

Changeover day
The changeover day is flexible. If I don't have another client going in to the property on the day of departure then I don't mind you staying a little later in the property. If I do have time constraints I will inform you of this when booking.

Bedrooms: The master bedroom has a double bed with an ensuite bathroom. The second bedroom has a double bed and the third has two singles. All bedrooms have fitted wardrobes. Bedside cabinets and lamps are also in each room along with air con units.
Bathrooms: The master bedroom has an ensuite and the property also has a bathroom with a bath and a shower. The property comes complete with bath and hand towels. Beach towels will have to be bought separately.
Kitchen: The modern kitchen has an oven, hob, extractor fan, washing machine, microwave, crockery and all utensils you will need to be able to enjoy your holiday. The kitchen is open plan next to the main living area.
Living Rooms: The open plan living area has a nice sized flat screen TV on the wall, air con, leather sofas, coffee table, and lots of room for you to be able to sit and enjoy a quiet night in. Camper beds can be purchased separately but please advise before travelling
Cleaning/towels/
linen/maid service:
The property will be all clean for your arrival and you will also be able to opt for an additional clean while you are there. Costs for this will be outlined in the welcome pack. All linen, and bath towels will be provided.

 

Notes on accommodation
Cots, high chairs and camper beds can be provided if requested. This has an additional cost of £25 GBP per item per week. The air con units also produce heat during cooler periods.

Outside
The exterior of the villa has a very nice sized area for you to be able to lounge by the pool during the day or night. It has a small garden with plats, trees and flowers. The pool has lights that can be used during the evening whilst enjoying the warm weather. There is a table and chairs on the veranda which can be accessed from the sliding doors from the living area.

Coast/Beach
The nearest beach is around a 5 minute drive from the property. Other beaches can take a little longer but they are all worth visiting. Faros, Pervolia, Meknzie, Nissi etc. Many of the beaches are walking distance from the local supermarkets and shops.

Special interest holidays
The property is ideal for people who enjoy walking, hiking, cycling and also water sports. The local beaches near Mazotos, and also the promenade along Larnaca have very good services for water skiing, jet skiing etc. If you fancy you can travel to the East of the island where you will find more beaches and more places of interest. The welcome brochure provided will outline many of the local activities for you to enjoy.

Travel
The nearest airport to the villa is Larnaca International. Directions will be provided from the airport straight to the property. it takes about 10 - 15 minutes to drive. Taxi's are readily available from the airport and the local villages. Use of a car is not essential but it is advisable.

Distances
You can walk to the center of Mazotos from the villa and this will take around 5 minutes. Larnaca town is about a 15 minute drive where you will find a huge beach and designer and high street shops. Mazotos is known for its Camel park which is not far from the property. If you want to travel a little further there is a water park in Ayia Napa which is great all year round.

Many of the local villages have great restaurants and tavernas that are open through out the year.

Further details
Mazotos itself has a couple of supermarkets and shops, along with a take away and a restaurant. Many of the good local places to dine will be noted in the welcome brochure which is in the property when you arrive.

Booking notes
On top of the price quoted there will be a £200 GBP fully refundable security deposit that will need to be paid. This can be in the form of a post dated cheque which will be simply returned back to you on your arrival back to the UK.

To reserve the property I will require 50% of the booking price to be paid and the remaining 50% to be paid not less than 6 weeks before you are due to depart.

About the owner
I live in Bedfordshire and I have always wanted a place abroad. It is one of my first property investments, and since I have bought another in Cyprus. I have really enjoyed being able to use them myself and also let other enjoy. I got a very good professional company to mange my property for me, and also help me with furniture. I wanted in modern rather than traditional and am very pleased with the way they both have turned out. When I am not trying to advertise my properties I enjoy keeping active really. We are in a keep fit culture and try to do as much as I can.....apart from when I am in Cyprus and then I indulge in the local cuisine!

Why the owner chose a home in this location
I have been to Cyprus a few times before I decided to purchase, but when I saw this development and the villa over looking the valleys I fell for it! I can sit on the bedroom terrace in the mornings and enjoy the sun and look across at the sea. The area of Mazotos is a little further away inland, but even so the nearest beach is just a 5 minute drive away. I can easily walk to supermarkets and tavernas from the property. If you like walking that much the area is quite so enjoying the scenery is not a problem. The main tourist areas such as Paralimni, Famagusta etc only take about 40 minutes to get to, so if I ever wanted a change from the more quieter life I can enjoy the holiday season over the East side of the island. I wouldn't say that a car is essential but I would advise one.

Unique benefits of the property
The Meadowlands development only has two villas and eight apartments, so it is very small in comparison to alot of the developments I have seen in Cyprus. It s great during the busy periods as there are always people to talk to, but sometimes it is nice to have peace and quiet. This villa gives me both. Having a private pool is always something that I wanted. It really sold this place for me, plus the views were stunning and I knew it was the one for me. The local village again is quite but perfectly located a few minutes walk from the villa. A car is advisable, but being only 15 minutes from the airport you haven't got long to wait to really enjoy yourself.
