Notes on accommodation
All bedrooms have air-conditioning, ideal for family of all sizes, ideal for families with children of all ages.
Accessibility
Access for disability is not the best. There are 3 steps to the front and back entrance, however access throughout ground floor is good, with open spaces and double door access to living room and dining room. 2 seperate stair cases to upstairs bedroom, 1 external and 1 internal will make access difficult to master bedroom for people with disabilities.
Outside
There is a terrace all along the back of the villa leading to the pool. There is a stone built outside barbeque by the pool. The swimming pool is private and has a deep and shallow end and Roman steps leading in. Large spacious garden for relaxing, reading or dining. Views of the mountains are uninterrupted and breathtaking at the back of the villa where the pool is. The front has views to the sea, which are improved from the 1st floor terrace.
Coast/Beach
There are 10 - 15 beaches between the villa and the local town. They vary in size and quality, from free access to around £5. Escape beach is particularly scenic as there is an island in the bay that you can swim out to. The water is blue and just over waste height. There are more beaches further up the beach such as Alagadi or Turtle Beach. Turtles are a big attraction for the local people when they are in season.
Golf
The local golf course is of championship quality (Esentepe) is less than 45 minutes drive.
Special interest holidays
The Karpaz is a breathtaking. The Karpaz Peninsula or “panhandle” as the British called the north-east part of Cyprus is a land where time stands still. There are miles of sandy Karpaz beaches with not a person in site. Ancient towns, basilicas, ruins and tombs scatter the area waiting to be explored. To get a taste of Cyprus 20 years ago, you must visit the Karpaz. There are rural traditional Cypriot villages where the land is agricultural and the majority of the villages live off the land.
Travel
Ercan airport is 30 minutes away, and pick up can be arrange for free for up to 4 people.
Larnaka airport is in the south side of the island, 1 hour 45 minutes, and a taxi can be arranged at the airport. Cost is around 100 Euros.
Distances
The distance to Karsiyaka village is around 1km. The main city/town here is Girne/Kyrenia which is 12km.
Further details
Everything here is based along one main road. Bars, hotels, restaurants, shops, supermarkets, are spread all along the main road. However, the loveliest evenings can be had visiting the more traditional cypriot villages up in the mountains, where you will find more exquisite, less commercial, restaurants with far better cooking.
Booking notes
Bookings available for minimum of one week. Deposit of 20% (non refundable) required with booking, balance payable 8 weeks before departure. A £100 damage deposit is also required with balance of payment. This will be refunded after inspection by our local agent. Cancellation charges: 8 weeks = deposit (20%), 5 weeks deposit + 30% (=50%), 3 weeks deposit + 55% (= 75%), 1 week = 100%. Personalised welcome pack, happily provided on request.

About the owner
As the owner of this villa, and primarily based in the UK, I have enjoyed many happy days here. I often come to get away from the City, the world of finance, property and investment and enjoy the process of winding down completely. In short, chilling out in a major way. The striking thing for me here is the landscape. The mountain views and being a few hundred metres from the sea are what attract my girlfriend and I most to Cyprus.
Owning and managing 3 villas here has given me the chance to learn all the needs of anyone visiting whether it be a week or a year. I used my knowledge to design the guide book in the villa, so not only does it give a do-it-yourself approach to the villa, it gives you all that you need to optimize what you get out of your stay.
As you can tell, we love it!

Why the owner chose a home in this location
To be right by the sea. We all feel an affinity with oceans and seas, even if it is just a deep respect for their awesome power and beauty. We love being by the water so that we can swim in the bays during the summer, be far enough back from the mountains to be able to look up and enjoy the spectacular sky line. It's difficult to describe but you just feel healthier on the island. More relaxation, less worrying or thinking or problem solving and more unwinding gives you that health. Similarly, eating the fresh local produce also boosts your health and puts you more in balance with the environment here. One tip though, try not to drink too much beer!
Unique benefits of the property
Agents tell me every time, that this property is one of the best they have on their books. I don't know if it's true, but I like to believe them.
They say it's firstly the location. It's far away enough from the main road and the major town (Kyrenia), to get total peace, without traffic or noise. It's close enough to town to get there in a lazy 20 minute drive. It is a stones throw from the sea, and we have sea views. And of course the mountains behind us just never cease to amaze you every morning at breakfast and every night when you eat your dinner on the terrace.
Some properties are up in the mountains which can be awkward to drive to and it's cooler and breezier up there. At night its too cool for comfort. We love it here because it captures all the aspects of healthy relaxation.
