3 bedroom villa with private swimming pool, delivered in March 2009 and built to our specific requirements in the tranquil village of Asomatos, to the West Limassol and near to RAF Akrotiri. With views over the orange groves to the rear, the villa is centrally located between the two main airports and no more than 45 minutes drive. The villa has 3 bedrooms and 3 bathrooms and can accommodate 6 people comfortably. Mainly open plan it is bright clean and airy with balconies overlooking the pool and orange groves to the rear. Our aim is to provide you with a modern fully equipped villa from which you can relax and explore the beautiful island of Cyprus. Ideally located and within easy reach of local amenities including the beautiful Ladies Mile and Curium beaches, only 5 minutes drive. Fasouri water park which is one of Europe's largest water parks is 2 minutes drive. The cosmopolitan town of Limassol is also only 5 minutes drive from the villa with its nightlife and supermarkets.

Changeover day
Our preferred changeover day is Wednesday. However, providing bookings do not effect any other guests holiday we are prepared to be flexible. On change over days we ask guests to vacate the house by 1100 hours so that we may prepare for the next guests.

| Living Rooms: | Large and bright overlooking the private swimming pool. Patios at either end of the lounge. The lounge has a 3 seater settee, 2 seater settee and arm chair. Television, DVD, VHS tape machine and 100's of books and films for your enjoyment. |
| Other: | A high chair, a cot, safety gate are available and for the ladies the ever important hair dryer and hair straighteners. |

Fresh linen towels and beach towels are provided. The house will be cleaned prior to your arrival, and on your departure. We ask that you respect our home and leave it as you would expect to find it. |

Notes on accommodation
The swimming pool is maintained by way of a maintenance contract and is cleaned twice per week. The swimming pool is easily accessed by way of walk in steps and a hand rail. Air-conditioning is fitted in all bedrooms and the lounge area. In the winter heating is provided by the air conditioning units which provide warm air during cold periods. There is also a portable gas fire and hot air provided by the conditioning units.
Accessibility
The villa is located on the level with only one step to access the property. However, the stairs inside would be difficult for someone with a disability to negotiate.
Outside
The gardens are landscaped with maturing trees and shrubs. There is a large patio area on which is a large wooden table and 6 chairs, wind out umbrella all close to the pool, perfect for outside dining! The pool measures 8 meters by 4 meters and is private and for the sole use of occupants of Sunshine Villa. There is also an outside shower located close to the pool.
A newly constructed poolside bar with 9 bar stools, is perfect for enjoying those alfresco evenings with family and friends. A charcoal BBQ is available as is a George Foreman electric style BBQ. Six (6) hotel style sun loungers add to your comfort when lying by the pool.
All this for your sole use.
The villa is not over looked at the rear, and in fact in September 2009 a new citrus grove was planted behind the house!
Coast/Beach
Curium Beach -this one is considered to be one of the most beautiful beaches on the whole island as its waters are wild and wavy whereas the beach is a perfect place to relax. The ancient Roman Curium Amphitheatre, which has been rebuilt, is directly above the Curium beach. The Famous ladies Mile beach is 5 minutes by car from the house as is Curium. Ladies mile is a wonderful beach with flat calm waters and a total contrast to Curium. Ideal for children with the calmer waters.
Golf
Minthis Hills Golf Club - 18 holes of superb golf set in the grounds of 12th century Monastery, on the hills of Tsada, on the outskirts of Paphos. The course plays to a par 71 and measures 5828 meters.
Secret Valley Golf Club - 18 holes set in a spectacular setting near to the legendary Aphrodite rock, on the coast road to Paphos.
Skiing
Troodos Mountains is the biggest mountain range of Cyprus, located in the center of the island. Highest peak is Mount Olympus at 1952 meters and is 30 minutes by car.
Travel
Paphos Airport - 40 to 45 minutes by car.
Larnaca Airport - 45 to 50 minutes by car.
A hire car is recommended and we can help with this at the time of booking.
Distances
Limassol - 5 minutes to the town with its many supermarkets and restaurants and the new MYMAL shopping centre complete with Ice Rink, bars and food hall. The main tourist area of St Andrews Street is 15 minutes by car. Paphos - 40 minutes by car. Troodos mountains - 40 minutes by car.
Nicosia (Capital) - 45 to 50 minutes by car. Ayia Napa - 60 Minutes by car.
Further details
The village of Asomatos is located on the west coast and close to Royal Air Force Akrotiri and just outside the British Sovereign Base Areas. Ideal if your visiting family with relatives at the British Military bases. The village itself has one small taverna (very good) and two small shops which cater for most of your daily needs.
The villa is 2 minutes drive from one of Europes largest water parkes which has been cleaverley designed and build within the orange groves. Less than 5 minutes away is the New MYMALL which has many designer shops, boutiques, dining halls, Ice skating rink and a 16 lane ten pin bowling alley. Well worth a visit with the kids........... You enjoy a visit round the shops leave the kids to play!

A £100 deposit is required on booking, which is non refundable. The outstanding balance on any booking is required eight (8) weeks prior to the day of occupancy.

About the owner
My Husband are in our late 40's, with 3 children in their late teens and early 20's. We fell in love with Cyprus many years ago. In view of this we have had a retirement home built in the village of Asomatos with my sister who has the adjoining Villa. Our home is about 4 miles from RAF Akrotiri and 7 Miles from Episkopi Garrison, which is ideally located for those wishing to visit relatives serving in HM Forces. We have decided to rent our home out, not to make a profit just to cover our mortgage and overheads, until we are in a position to retire to Cyprus. Our villa is a home and has been furnished as if we were living in it full time!

Why the owner chose a home in this location
As previously mentioned the area we have bought in is close to good friends we were fortunate enough to serve with in the Royal Air Force and an area we know well. The house was built by an excellent local builder and a person who has become a close friend of the family. The village is quiet with a good balance of Cypriot people I like to call good friends and ex pats. The village is close to local beaches, water parks and Limassol town centre. Views over the orange groves. What more could you ask for! We are close to Royal Air Force Akrotiri and Episkopi Garrison for those wanting to visit family and friends serving in the British Forces overseas or in the Gulf region.

The benefits of choosing to stay at our home is that it is a HOME not a basic villa. It is well looked after by friends who live in the village and who offer a personal touch and who care about you having a relaxing time whilst enjoying this wonderful Island and our home.
