Our gorgeous fully air-conditioned villa is ideally situated at the end of a peaceful close and is just 250m to the sea. It is ideal for families or couples alike of any age, it boasts 3 large bedrooms (two with balcony), family bathroom, downstairs cloakroom, large living/dining area, fully fitted kitchen. The private garden with large swimming pool benefits from the sun all day long, and for those of you who love al fresco dining there is a great barbeque area (which we personally love!).

| Living Rooms: | The large open plan living area boasts a 3 seater and a 2 seater sofa, with satellite tv and a dvd player, separate hifi system. For eating inside there is a modern beach dining table with 6 chairs. Two pairs of patio doors lead to the garden area. |

We supply bath and hand towels, and all bedlinen for your stay. The villa is cleaned and ready for you to enjoy, if you require a mid week clean, this can be arranged for you and paid locally. |

**public liability insurance, we the owners would like to specify that we cannot be held responsible or liable for any illness, accidents, personal injury or loss of personal belongings during your stay at our villa, please ensure that you have adequate insurance cover**
**airport pick up/drop off can be arranged for an additional cost (paid locally)
**maid service can be arranged once a week to change bed linen and towels (paid locally)
**guests are requested to vacate the villa by mid day on their day of departure (unless previously arranged)
**we ask that the villa is left in the same condition as received
Outside
Our villa is set in a private well kept plot with landscaped gardens. It has a fully paved sun soaked terrace surrounding the large 8m x 4m pool, with 6 luxury sun loungers and a patio table with 6 chairs for those alfresco diners. There is a great barbecue area for the men (or women of course) to try their culinary skills out on.
Coast/Beach
The villa is situated just 250m from the sea, within a 5 minute walk is the beautiful sandy beaches of Ayia Triada, Serena bay, or Crystal springs. Penera beach is only a 15 minute walk away, and Fig Tree Bay is only a 10 minute bus ride away.
Travel
The nearest airport is Larnaca, which is a 40 minute drive away. Pick up and drop off can be arranged with us and paid locally. There is a bus service or mini cabs, for those that don't drive.
Distances
From our villa there are a few restaurants a few minutes walk away. The main Penera strip is a 15 minute walk or 2 minutes by car, the Protaras strip is a 5 minute drive, Cape Greko is a 10 minute drive, Ayia Napa with the famous water park is a 15 minute drive. For all your needs the main supermarket (Orphanides) in Paralimni is only 3 or 4 minutes by car, cab or bus.
Further details
Our villa is located just a 10 minute walk from the Golden Coast Hotel and Marina, with its boat rides, fishing trips etc. Also within a few minutes walk from the villa are a number of quality hotels with bars, restaurants and nightly entertainment. For those of you who are interested in scuba diving, there are local diving schools close by.
Booking notes
A 25% non-refundable deposit is required to secure your booking, with the balance payable 6 weeks prior to departure. Additionally a separate deposit of £250 (refundable) to cover breakages/loss, will be required along with the balance payment. This will be refunded upon inspection of our villa. Please note, we do not accept bookings for all male/female parties. Strictly no smoking allowed in the villa, although smoking is permitted outside.
