This stunning, newly refurbished studio apartment with private communal pool is located in central Ayia Napa, in a quieter residential area, yet only 5 mins walk from all the clubbing action if you do want to join in! One of the best beaches in the area (at the harbour - Limanaki) is only a 15 min stroll away and there are classy restaurants, pub-bars, a major bank and a supermarket just around the corner. Buses from the town square (5mins walk) will take you to other parts of the locality, eg Nissi or Makronissos beaches or Waterworld and a local tourist agent can book you tours to other parts of the island, eg the famous lace and silver-making town of Lefkara, the mountain resort of Troodos or even to Paphos, with its greco-roman ruins, tombs and pavements. We recommend a local car-hire company who will give you good rates, or a taxi service to take you around town for that evening out. The studio itself has a very well-equipped kitchen area and is eminently suitable for longer lets.

Notes on prices
Prices are for the property per week. Fees may be paid in GBP or EUR (call for details). Easter and Christmas periods are premium weeks. A refundable Security Deposit of GBP100 is also payable. Discounts may be available for long lets, but a non-refundable deposit of 4 weeks rental will be required up-front for lets of 4 weeks and over.

Changeover day
Sun to Sun, but possibly flexible Weds to Weds (contact us). There may be a premium on the resultant 'half-weeks'. Alternatively, contact us for short breaks weekend to Weds / Weds to weekend.

Bedrooms: This studio apartment's twin beds zip-n-link to form a double according to our guests' wishes. The roll out sofa bed will sleep two children (or two very friendly adults!). We can obtain a cot if required.
Bathrooms: Small but perfectly formed, this bijou bathroom has a full-size bath with shower over, hand basin and WC.
Kitchen: The kitchen is generously equipped with built-in electric hob and full size oven under, microwave, fridge/freezer and family-sized washing machine, kettle, toaster and all the usual cooking utensils, including a wok. Suitable for longer lets.
Living Rooms: A dining table and 4 chairs separate the kitchen from the living/sleeping area, where there is a two-seater pull out sofa bed and TV with DVD/CD player. There is a selection of CDs, DVDs and books - add to them as you wish!
Other: The balcony accommodates four around a patio table and there is also room for the clothes dryer and a ‘garden’ in one corner, with drought-tolerant palms. Facing south-west, it is cooler by day and romantic at sunset!
Cleaning/towels/
linen/maid service:
Towels and bed linen are included in the cost and are changed on a weekly basis, when the apartment is given a thorough clean. Guests are responsible for their own day-to-day cleaning. The maid is available at extra cost if there is a problem meanwhile.

Notes on accommodation
There is a new air conditioning unit (cost included in apartment price), which also acts as a heater during the winter months if required. The pumped water system in the apartment is mostly heated by means of individual solar panels on the roof, but there is a water heater for use during the winter months. We have tried to be ‘child-friendly’ and can obtain cots/high chairs at extra cost where required.

Accessibility
The property is situated on the first floor of the building, which does not have a lift and is therefore not suitable for mobility-impaired guests.

Outside
There is a communal garden area to the front of the property which affords a naturally shaded haven with a hibiscus hedge. Car parking is on-street (free).

Coast/Beach
Limanaki beach and the old harbour of Ayia Napa is within 15 mins walking distance, with a variety of beach restaurants/cafes and the usual sunbed/umbrella hire. There are daily boat trips from the harbour, also parascending, jetski hire, banana boat and flying mattress outings. Nissi and Makronissos beaches are a cab/bus ride away (approx 15 mins cab / 20 mins plus by bus). Both offer the same kind of water sports but at Makronissos/Asterias beach, the dive school is on the beach.

Travel
The nearest airport is Larnaka, approx 1 hour away by taxi. A meet-n-greet service is available at extra cost £50 per journey. Paphos airport is at least 3 hours drive (eg slightly further than London to Birmingham!).

Distances
Paralimni is the ‘county town’ of the Famagusta area of southern Cyprus and is about 20 mins drive away, where there are several major supermarkets (Carrefour, Kokkinos, Orphanides and now Lidl), also the local authority offices, major law firms and the water and electricity company headquarters for the area. Protaras is approx 20 mins drive away, with its famous beach at Fig Tree Bay. Nearer to the ghost town of Famagusta (Turkish occupied) is the new resort of Kapparis.

Further details
A number of medium-sized local supermarkets are within walking distance of the apartment, one of which is the premier fruit and vegetable market for Ayia Napa (veggies take note!), also a major bank with 24hr ‘hole in the wall’ cash dispenser. Several classy restaurants are within walking distance (5-7mins walk) and there is a good Chinese restaurant with takeaway facilities and also an Indian quite nearby. There are excellent fish restaurants at the harbour (15 mins walk / 5 mins taxi).

The town square, the main departure point for buses/tours, is 5 mins walk away. Here is also the famous monastery and the relatively newly-constructed modern Greek Orthodox church (1990s) which now serves this ever-growing community. If you want to be sure of returning to Cyprus, so says an ancient legend, you must visit the well within the monastery gardens and sit down on the stone seats built into its canopy! There is a huge olive tree just outside the monastery walls which is more than 600 years old and if you visit during the spring (March/April) you may witness the gathering of frogs in the carp pool beside the tree at mating time - and the accompanying ear-deafening croaking! If wildlife is your bag, you must visit the salt lake in Larnaka, where flamingos pass through in the Winter season. Here also is the Tekke of the Halla Sultan (the prophet Mohammed's auntie, who whilst travelling fell off her mule and died in Cyprus), which is the second most holy Moslem site after Mecca.

There are plenty of places within walking distance of the apartment where one can hire a car, motorbike, quad bike or buggy. There are also lots of dive schools, offering everything from snorkeling to regulated diving courses. The theme park Waterworld is about 20 mins drive away, towards Larnaca. Buses leave from the town square.

The balance of fees is due 4 weeks before departure (ie cleared funds in the bank account), so please allow time before departure to send your cheque/make your transfer. Bookings begun within 30 days of departure will require full payment to secure.

About the owner
I am a retired 67 yr old lady living in Berkshire, UK. I was recently working as a PA/Administrator to a team of around 10 people in the pharmaceuticals industry, but was a teacher of music before starting a family at the age of 40. I am a pianist/singer and am also interested in gardening, especially in Cyprus, which brings its own challenges with its very dry climate. I also do Tai Chi and have recently taken up archery.

Why the owner chose an apartment in this location
I bought my apartment partly as an investment, but also to live there in the Winter months once retired. I love the Ayia Napa / Paralimni area, especially the beaches and restaurants and I have now made friends in the area also.

Unique benefits of the property
The apartment is right in the heart of Ayia Napa, with food shops, a bank (with 24hr ATM) and an internet cafe just around the corner, so I don't really need a car when I am staying there. The best beach in the area is about 10 mins walk away, which gets me exercised before I start lying in the sun! Alternatively, there is a pool at the apartment if I don't fancy the walk to the beach and sun on my balcony every afternoon from just before midday.
