Villa Sophia is a beautifully presented 3 bedroom / 3 bathroom villa with large private pool and garden and is fully equipped with everything you want for a relaxing holiday with your family. The villa has an open-plan ground floor with large modern kitchen, lounge, dining room and patio doors leading to the private gated pool and garden area. Upstairs the master bedroom has a roomy en-suite and there are two twin rooms, two more bathrooms and a balcony. There are two big comfy sofas that seat six so you can relax in front of the large flat screen TV (with satellite reception, DVD player + library and a Wii + games, iPod speakers). Outside, the villa has a large pool and pool-side terrace for sunbathing, plus outdoor kitchen with stone built BBQ, electricity and hot and cold running water. Purple bougainvillea, scented lemon trees and local flowers flourish in the large garden. There is a sun umbrella for alfresco dining and good loungers as well as shaded areas for little ones.

Bedrooms: Master bedroom: double bed and Juliet balcony.
Bedroom 2: twin single beds and private balcony with table and chairs overlooking the pool.
Bedroom 3: twin single beds.
All bedrooms have air-con.
Cot included in price if needed, nightlight optional.
Bathrooms: A spacious family bathroom comprising WC, bath with shower and large built-in cupboard for storage plus 2 separate shower rooms (one downstairs for convenience) each with a wc, mean that this villa can easily accommodate a large family in comfort.
Kitchen: A modern exceptionally well equipped open-plan fitted kitchen provides everything you could need. It has everything you would expect including dishwasher, microwave, sharp knives and good chopping boards plus a steriliser and kids plates and cutlery.
Utility Room: The washing machine and laundry basket is upstairs in a separate utility cupboard where there is space to store other items during your stay. A clothes airer, iron and ironing board and hairdryer are also provided.
Living Rooms: The open-plan layout is light and spacious with two large 3 seater sofas, Satellite TV, DVD, Wii and a large 6 seater dining table. Double patio doors open out to the terrace and private pool, with BBQ, sun beds and table and chairs for alfresco dining.
Other: Everything you need to bring kids on holiday is included. We have a steriliser, changing mat, stair gates (optional), toys, kids kitchen stuff, Wii, DVD player, etc. We're parents. We know what you need and what you don't want pack!

Our cleaners and welcome team are brilliant. You get two good bath towels per adult, six tea-towels in the kitchen, good quality bedding. You also get the best welcome pack on the island with everywhere you should (and shouldn't!) go listed.

Notes on accommodation
This is a totally family-friendly villa. Our philosophy is 'Happy kids, happy parents, happy holidays'.

Because we do have kids staying so often, smoking is not allowed. Pets by arrangement. All guests and their ages must be listed on the booking form. As the pool is private, there is no lifeguard, so you are responsible for pool safety and looking after children. You are responsible for your own travel insurance.

Outside
We chose the villa for its day-long sunshine throughout the year but the garden always has some shade for little ones. We have a great playhouse which is in the shade. There is a nice big pool and pool-side terrace for sunbathing, an outdoor kitchen with stone built BBQ, electricity and hot and cold running water. Purple bougainvillea, scented lemon trees and local flowers flourish in the large garden area. Around the pool is loads of space for sunbathing and eating out in either sun or the shade of the terrace. There is a large sun umbrella over the outside table. Access from the house and garden to the private driveway is through a gate which can be closed off to keep your kids safe in the garden/pool area.

Coast/Beach
Aside the sunshine in the garden, we chose the villa because it is so close to lovely, safe, sandy beaches. Just two mins walk away is Malama Bay with water sports and an open air bar. Fireman's Beach is five mins walk away and in between the two, on the coastal path you'll find secluded bays and rock pools which kids big and small with love. Just 10 minutes away by car are the famous Fig Tree Bay - with long white sandy beaches a water sports - gorgeous Nissi Beach, beautiful Connos Bay.

Travel
An easy 40 mins drive from Larnaca Airport (65km), the villa is very easy to find with what one of our guests called 'the best directions we have ever seen'. Paphos airport is two hours drive away along the main road. Car hire is not necessary but it does make it easier to explore the island. The airport has outlets for all of the major hire companies (open 24 hours). Or we can arrange a transfer.

Further details
We have a British trained nanny who lives locally and who our daughter adored on sight. We also have Stacie, who does nails and comes to the house. A great treat for your first day. The local village of Kapparis has a small high street with a supermarket, a couple of bars and four really good restaurants. The Italian is especially good for pizza and pasta. The food at the Greek place is excellent but we can't vouch for the bracing after dinner drinks they send you off with!

Booking notes
A 25% deposit is required to secure a booking - A £250 (300 Euro) security deposit is required when you make your final payment. This is held against any damage or loss during your stay and any associated costs deducted. It will be transferred back to your account or by cheque within 21 days of your departure from the Villa. - Earliest Check-in on day of arrival is 3pm and latest departure time is 11am on day of departure. - Only guests registered in the booking form can stay at the villa.

We stayed for a week in Villa Sophia in early June 2011 and had a really relaxed family break. The villa was lovely and perfect for our needs. The array of books, toys and DVDs for child was very welcome and showed real thought. There are lots of lovely local restaurants within a short walk and people in Cyprus are hugely welcoming of young children. We would definitely recommend the villa, and the company, to friends and would like to thank Denise for her fabulous babysitting!

we have just spent a week at villa sophia, with our two children, aged 4 & 2 years. The villa was really great, absolutely perfect for us all and enabled us to have the most relaxed holiday we have had in years. There are plenty of restaurants on the main road you can walk to easily and the beach is pretty close. Would definitely recommend

About the owner
Before we had a baby we had no idea how much stuff you need when you go on holiday for kids. So we have to set our villa up for families and make it the easiest place for a family trip ever. We have the villas exactly as we want places to be when we visit. Fully decked out with attention to the details that matter. Properly sharp knives. A welcome pack that tells you the places to go to (and those to avoid!). Beautiful photos of local sites on the walls. Blackout blinds in every bedroom. Kapparis made such an impression that we bought two villas. We visit two of three times every year, often as a group split between the villas which are 100 yards apart. This gives everyone space to do their own thing and meet for afternoons at the beach and for big, raucous dinners and BBQs.

Why the owner chose a home in this location
Kapparis is ideal for relaxed holidays: within two minutes walk of lovely, sandy beaches, two good shops and three really excellent restaurants. You don't need to start your car if you're spending the day at the sea- or poolside. For those who love to explore, within fifteen minutes drive are the sea caves: a sparkling turquoise bay of cliffs and caves. The daring can throw themselves into the sea from the top like the local lads do. The moderately brave can climb down for a wonderful snorkel. For everyone else there's a spectacular view and the chance to encourage the jumpers! Other trips include Waterworld (brilliant), the world famous ruins of Salamis over the Turkish border, an ace aquarium with sharks, crocodiles and penguins and the magic dancing waters (fountain & light show).

Unique benefits of the property
The houses are equipped to the standard we want to enjoy on holiday with kids. Inside they are fresh and clean with good quality furniture and - essential - blackout blinds. They are well stocked with libraries of books and DVDs, a Wii and games, TV/DVD player. Plus toys and a playhouse. We know no one wants to arrive to an empty kitchen so we provide icy milk and water (and wine!) for your arrival and we encourage previous guests to leave useful things for you; olive oil, salt and pepper, perhaps a few beers. Both houses have welcome books with details of where to visit and how to get there plus corkboards on which guests share tips and advice about their favourite things. We also have great local managers who are happy to help with anything extra you need for your holiday.
