Our villa is in a quiet residential area called Xenia meaning ‘hospitality’, which is located between the family friendly beach resort of Protaras 2km away, and the beautiful tranquil Cape Greco National Park with its cycle tracks and nature trails. The villa is located on a hillside with panoramic views both of the sea and inland, which leads to the lovely Konnos Bay with some of the best water sports in Cyprus. Ayia Napa nightlife and Water World are a 10 minute drive away. The villa has a number of tavernas, restaurants, a supermarket and the 5* Grecian Park Hotel within easy walking distance. This newly completed villa has been tastefully furnished and offers spacious, comfortable accommodation both inside and out.

Notes on accommodation
Villa is fully air-conditioned throughout and is also provided with heating for those winter stays. The gardens are fully fenced in, making it very suitable for young children, families and couples. Shared swimming pool (shared with 4 other villas only) located a few steps away. Electricity and air conditioning are included in rental rates. No smoking and no pets please.

There is an extensive fully fenced-in sunny private terrace and spacious fully planted garden area, complete with table and 6 chairs. 4 sun loungers are also provided. The villa shares a swimming pool with 4 other villas which is located 1 villa away. There is a private driveway with metal gates for off road parking.
Coast/Beach
The villa is an 8 minute walk away from the coast and the beautiful Konnos Bay is 10 mins walk from the villa. This lovely clean beach offers a great choice of water sports and the walk to get there is itself stunning. Cape Greco is a national park where you can walk, ride horses, cycle and do various water activities. It has lovely caves which according to Greek legend houses the 'Ayia Napa Sea Monster'! There are many lovely local beaches along the coastline including Fig Tree Bay and Mimosa.

Golf is available within 30 minutes drive.
Travel
The villa is approx 40 minute drive on the motorway from Larnaca airport (55km). Paphos airport is approx 2 hours drive away. Limassol is the closest ferry terminal and is 80km away. Although not necessary, car hire is recommended.The villa is on a local bus route to Paralimni/Protaras/Ayia Napa. There is also a bus from Ayia Napa to Larnaca and also to the fun-filled Water Park.
Distances
The villa is located in the beautiful nature reserve of Cape Greco, which is located between the coastal towns of Protaras (2km) and Ayia Napa (8km). Paralimni is located 10km inland. Larnaca is 55km away.
Further details
The villa is conveniently located within walking distance of all amenities including a supermarket 2 minutes away. Local tavernas, restaurants and bars are within a 10 minute walk. The 5* Grecian Park Hotel is only a 8 minute walk from the villa with it's lovely view over the bay. It boasts a great Japanese restaurant on the 4th floor and a fabulous Cliff Bar. Sipping a cocktail, watching the sun set over the bay is a must! The local Italian restaurant is great for a pizza! Protaras, which is the main resort of Paralimni, is 2km away. Protaras has lively bars, restaurants and shops and boasts some of the finest beaches particularly the lovely Fig Tree Bay. A 30 minute drive from the villa will bring you into occupied Northern Cyprus to the Venetian walled city of Famagusta, previously known as the 'Hawaii of Europe'. Ayia Napa is a 10 minute drive south from the villa and offers a lively nightlife, good restaurants and bars, and the lovely Nissi Beach for soaking up the rays.
Booking notes
A 20% non-refundable deposit will be required upon confirmation and the balance within 4 weeks of departure.
An additional £200 security will be required and will be refundable subject to no damage or breakages and immediate return of keys.

Villa is an absolutely beautiful home from home in a beautiful up and coming area of Cape Greko. The owner was very helpful both before and after our stay. We could not have wished for a better location.... Just far enough from the holiday centres of Protaris and Ayia Napa to have a peaceful relaxing break... but close enough to go party for the young and adventurous!! We'll recommended!
