Prices are for the property per week in UK pounds.
We will consider short breaks (less than a week) during summer months subject to villa availability. Following discounts are available for summer bookings as specified below. Early bookings (more than 12 months in advance), 5%. Long stays (more than 4 weeks of stay), 10%. Late bookings (less than 2 weeks to start date), 20%.

Changeover day
We are flexible on changeover day and arrival and departure times subject to villa availability. Normal checkout time is 11am and checkin time is 3pm.

Accommodation

Notes on accommodation
The villa has air-conditioning throughout and a fair use of it is included in your rent (except winter tariff). The villa has childrens DVDs and board games to keep them entertained. We also have high chair and cot for infants. No young persons or single sex bookings. We reserve the right to not accept single sex bookings of any age. We may apply discretion in certain circumstances. We also reserve the right to refuse or terminate a booking where we feel that the comfort of our neighbours may be put at risk.

Accessibility
Ground floor bedroom with ensuite bathroom coupled with access to the property via car ramp makes it suitable for disabled or infirm customers.

Outside
Private pool with 8 sun loungers and pool size (hot and cold) shower. Landscaped garden with sea views. BBQ by the pool along with an outside table with chairs and parasol.

Coast/Beach
Ayia Napa is one town with the most beautiful beaches in the Mediterranean Sea. The turquoise clear waters and golden sands of its beaches attract visitors to an unforgettable holiday. The popular beaches are Nissi Beach, Nissi Bay and Sandy Bay. There is a water park nearby which the largest in Europe. Nissi sandy beach is only 1km from the villa.

Golf
There is an 18 hole golf course at local forces base which is approximately 8km away also 45km away on the edge of the mountains is Vikla Golf & Country Club ideal for beginners and handicapped golfers. There are also three championship courses in the west of the island. Further details can be provided on request.

Travel
Larnaca airport is 28miles from Ayia Napa, so is Larnaca Port. We can arrange airport pickup if necessary. Car is not necessary at the villa as the town center and Nissi sandy beach are only 1km from the villa.

There is a corner supermarket within 500 meters from Villa Nishita and there are many restuarants within 1km of the villa. Bank of Cyprus Ayia Nappa branch(with 24 hour ATM) is 1.5km from the villa.

Booking notes
Deposit: A non returnable deposit of 25% of rent is payable on booking. If a booking is made 8 weeks or less before arrival the full rent is due at the time of the booking. Final payment: remaining balance must be made in full 8 weeks prior to arrival date. A security deposit of £300 is charged at the time the balance of the rent is paid, to cover damage and breakages which will be refundable within 14 days of the vacation of the property as long as there is no damage.

'We had a wonderful time in Agia Napa and a great stay in Villa Nishita. Everything was perfect. The villa was clean, offered everything we needed for our stay and was conveniently located next to the centre of Agia Napa and Nissi beach. The fact the villa had three en-suites was just great, it saved us a lot of time getting ready and is ideal for a larger party staying at the villa. TLC the management company came to greet us and were very helpful with our numerous questions! The pool was fantastic and we were very pleased with the pool maintenance. To sum things up I would most definitely book Villa Nishita again as I plan to go back to Cyprus.
