A luxury villa in a 1/3 acre plot with private 10x5m swimming pool and garage. Situated on the mountain side of the Kyrenia to Catalkoy road, near to Ozankoy village, affording spectacular views. Sun loungers and parasols are provided. There is ample terracing around the house providing some shade. At night the Bellapais Abbey & Hilarion Castle under spotlights and the harbour lights provide a stunning outlook whilst sipping your cocktails. All the local restaurants will extend a warm welcome. The beaches, including 'Turtle Beach', supermarkets, restaurants and shops are all easily accessible by short car journey and the harbour area, a must for all tourists is 3km away. Furnishings are attractive and modern, affording every comfort. There is air conditioning in the lounge, kitchen and bedrooms, plus a portable fan. Our immediate neighbor is on hand for advice and emergencies.

Notes on prices
Prices are for the property per week in UK pounds. Negotiable rates for winter or long term lets.

Changeover day
The preferred changeover day is Saturday, but we appreciate it is not always possible to arrange flights for this day, so the owners are prepared to be very flexible.

Accommodation
Bedrooms: Master bedroom with king size bed, walk-in dressing room, en-suite, 2 balconies and air conditioning.
2nd king size bedroom with fitted wardrobes, en-suite, large balcony and air con.
3rd and 4th bedrooms have twin beds, wardrobes & air con.
Bathrooms: Main bathroom with full bath/shower, basin and WC.
2 x en-suite shower rooms with tower showers, basins and WC. Fully tiled.
Good sized cloakroom downstairs with basin and WC.
Shower room accessible from outside.
Kitchen: In the kitchen is a built-in oven and hob, microwave, fridge/freezer, kettle and toaster together with ample cooking utensils, table-ware, & picnic ware for the pool area. A small dining table is in the breakfast area. Air Conditioning.
Utility Room: There is a large family sized washing machine in the utility room. An airer, ironing board and iron are provided.
Living Rooms: The living room is furnished with 2 sofas, 2 armchairs, coffee table, and occasional tables with lamps, rug, as well as a dining table and chairs in the dining area. There is a TV with DVD player, suitable only for playing DVDs, and CD player. Air Con.
Cleaning/towels/
linen/maid service:
The villa will be cleaned before arrival and at the end of each week of the holiday. All linen and towels are included with the exception of beach towels. The towels provided are requested not to be taken to the beach.

Notes on accommodation
There is a shallow end to the pool, though not suitable for unsupervised toddlers. Children should always be supervised. Although a cot and highchair are not provided, these could probably be hired by the owners.

Accessibility
There are no special facilities for wheelchair users at present. Bathrooms are upstairs, although there is a downstairs cloakroom.

Outside
The villa is within a 1/3 acre plot with fruit trees/shrubs becoming established.
Outside is a 10 x 5m swimming pool, enclosed outside shower and traditionally built BBQ. Sun loungers and parasols are provided. Terraces around the house provide some shade, plus outside dining facilities. The 2 main bedrooms have balconies.
A garage shades your hire car from the sun. The raised terrace from the lounge is a relaxing place to while away the evenings not spent in the harbour area or local restaurants.

Coast/Beach
Several sandy beaches available by short car journey. Some are free but more basic, but for a small fee you can use The Escape etc., which provide sun beds, parasols, showers, refreshments, & lunches. Turtle Beach, used extensively by the local people on a Sunday, is on the way to the golf course, past the Acapulco Hotel. Most hotels allow use of all their pool facilities, also for a small fee.

Golf
There is a brand new golf course about 16km away, which we believe offers holiday membership. The grounds & views are superb & you can sit on the upper terraces of the clubhouse with a drink, coffee & cakes, or have lunch, without having to play. There is a golf shop & buggies.

Travel
Flights can be to Ercan in Northern Cyprus, (about 35 mins drive from the villa), which requires landing in Turkey for approx 45 mins, without disembarking, or to Larnaca in Southern Cyprus. A taxi from the North can be arranged to collect you from this airport, this is now the preference of many travellers. The journey by air is shorter, but with the taxi ride of approx. 1 hour, the overall travelling time is much the same.

Distances
Kyrenia 3km. Bellapais with its ancient abbey, restaurants & views, about the same. Ozankoy & Catalkoy much closer, but because of access road to villa, a hire car is really required for the duration, unless you wish to enlist a regular taxi, so that the driver knows where to come to pick you up. It is about 20 mins to Nikosia (Lefkosa) & you can now cross the Green Line on foot to the shopping area & restaurants of the south. It should also soon be possible to drive over with a hire car.

Further details
Sterling is widely accepted, but change usually given in Lire. It is always worth taking some Turkish Lire. The ATMs give out Lire, but the HSBC bank ATM in Kyrenia allows the choice of Sterling or Lire. Occasionally prices are given in Euros, but this is not generally used. They will work out a sterling equivalent using that day's rates.

Ozankoy & Catalkoy villages have small local stores for essentials, but access to the main road supermarkets, of which there are several, is as convenient. Again there are good welcoming restaurants on the main road & in the villages, without going into town. We have always had a good meal for reasonable prices. The old harbour area is particularly pretty at night & visited by most tourists, but do watch the prices at some, paticularly the drinks. Famagusta is worth a visit & there is a lovely coffee shop called Patek within the old walls. The ruins at Salamis can also be visited in the area.

A hire car is a necessity for most villas in Northern Cyprus, although the regular services of a taxi could be obtained, but as driving is on the left, and petrol relatively cheap, it is well worth doing. The owners have regularly used a small company which has always been reliable.

There are many interesting places to visit, including castles and ruins, not just in the Kyrenia area. Famagusta and the Karpaz peninsula are well worth a visit, and it is now possible to cross over the border to the south to do some UK style shopping.

English is widely spoken in the restaurants, though not so much in the supermarkets, and most taxi drivers will understand at least basic instructions.

The beauty of this area is that it is still largely unspoilt despite the building of villas and new hotels, but necessary improvements, such as the recent re-paving throughout the town are progressing.

Please contact the owners by email or phone. A 20% non refundable deposit is payable with the booking, together with a £100 refundable deposit incase of damage and breakages. The balance is payable 8 weeks before departure.
