This large, detached, fully air-conditioned, 4-bedroom luxury villa is part of a brand new beachfront development located on the outskirts of the picturesque Bogaz village in North Cyprus. It is tastefully decorated throughout. Every bedroom as well as the living area has an independent remote-controlled AC unit. The family bathroom is on the ground floor. For the winter the air-conditioning units double up as heaters. There is also a fireplace suitable for log burning. The ground floor reception areas are mostly open-plan, with a large L-shaped lounge/dining/kitchen area. The villa has a large front terrace and terrace furniture is provided.

Notes on prices
Prices are for the property per week in UK Pounds. For parties of more than 6 people add £50 per week. Weekly charge applies to short stays of less than 1 week, part weeks over 1 week are charged pro rata. 25% discount on stays of at least 4 weeks. Further discounts for stays over 3 months. Payments by debit/credit card, cheque or online bank transfer. Non-refundable booking deposit of £250 (25% of total holiday price if over £1000). Balance due 6 weeks before holiday starts.

On the ground floor are 2 twin bedrooms and 1 double room with en-suite shower room, the latter bedroom also has patio doors opening out directly onto the terrace. On the first floor is the master suite with king size bed and an en-suite shower room. |

The development is in a beachfront location. However, North Cyprus is home to many other beautiful, unspoilt beaches.
Travel
A car is essential on the island. The closest airport is Ercan, a 35-minute drive from the villa (as in the UK, driving is on the left). Direct flights to Ercan airport in North Cyprus are available. Flights usually stop briefly in Turkey, but passengers for Ercan remain on board. Alternatively, you can fly to Larnaca airport in the South. Journey time from Larnaca approx 90 minutes to the villa.

Journey time from Larnaca approx 90 minutes to the villa. You will need to purchase extra insurance at the border if you are getting your car rental from the South. If you are using a car rental company from the North, they will collect you from Larnaca for an additional fee-around £60 return.
North Cyprus has a typical Mediterranean climate with long, warm and dry summers from mid-May to mid-October and mild and wet winters from December to February. At the peak of summer in July and August the temperature crawls to the mid-30s, but the sea breeze makes a pleasant atmosphere in coastal areas. In the interior of the island the temperature during the coldest months is between 7 and 15 °C. For outdoor swimming, temperatures are perfect from May to October. Some braver souls swim as early as April right through to the end of November.
Bogaz (pronounced Bo'az since the g is silent) is a beautiful coastal village on the southern edge of the Karpas peninsula, where the best beaches of Cyprus are to be found. Deep-sea diving trips are organised by a British company based in the development. There are half a dozen fish restaurants ranged round the Bogaz harbour. Further up the coast, about 5km east, are the foundations of Strongylos Castle, a Byzantine watchtower enlarged by the Knights Templar in the 12th century. Some 10 minutes drive to the South are the famous Salamis ruins - where there is also an annual music festival. Bogaz is well sited as a base to explore the region, only a few km north of Iskele and about 25km north of Famagusta, which has a fascinating 'old city', as well as several excellent restaurants, and on the edge of Karpas.

If you cancel within 4 weeks of your arrival date, we will keep 50% of the total cost of your booking (inc. deposit). If you cancel within 2 weeks of arrival, we will keep 75%. If you cancel within 1 week of arrival, we will keep 100% of the total cost of your booking.
