Villa Diana has an ideal location offering a haven of tranquility and privacy yet being just a short walk from white sandy beaches, tavernas, restaurants, bars, shops and all amenities. It offers a safe environment for families with children, being at the end of a private cul-de-sac with no through traffic. It is a luxury fully air-conditioned 3 bedroom, 3 bathroom villa with its own pool, garden and patios in a quiet residential area in the exclusive Blue Water Bay Village. Although it is almost brand new we have just had it re-decorated again throughout and equipped it to the high standard expected of a modern luxury villa. Just two minutes walk from Villa Diana is the beautiful Malama beach with its crystal clear waters which are ideal for swimming as it's in a sheltered cove. You can relax on the terrace of the Malama Hotel whilst keeping an eye on your children swimming below: the Hotel facilities are open to the public including the watersports.

Notes on prices
Prices are per week in UK Pounds for up to 6 persons. Villa Diana can accomodate 2 additional people on the 2 single sofabeds in the lounge in which case there would an additional charge of £50 per week per extra person (maximum 8 in the Villa.
Reduced rates are available for stays over 1 month (not available June to September) enquire for details.

Notes on accommodation
Air conditioning/heating throughout.
Large outdoor pool, patios, gardens, rear breakfast patio off kitchen. Air-conditioning is available in all rooms. Smoking is not allowed anywhere inside Villa Diana. No pets are allowed. Only those guests specified on the booking form are permitted to stay in the villa. As the pool is private, there is no lifeguard, so you are responsible for supervising any children at all times. You are responsible for your own travel insurance.

Coast/Beach
You are spoilt for choice when using Villa Diana as your holiday base. The closest beach, just 5 minutes walk, is Malama Bay with water sports & facilities available to the public at the adjacent Malama Hotel. Firemans Beach is also a 5 minute walk away and in between the two on the coastal path you'll find an array of secluded bays to choose from. Just 15 minutes away by car are the famous Fig Tree Bay with long white sandy beaches & water sports, gorgeous Nissi Beach, & beautiful Connos Bay.
Golf
Golf courses are a 25 minute drive away.
Skiing
Skiing is up in the Connos Mountains available during the winter season.
Special interest holidays
If continue along the coastal path you will reach the border with the Turkish sector with a viewpoint and telescopes to observe the ghost town of Famagusta. Here there is also a museum and a small wildlife park including a large collection of birds including all the regional birds of prey and ostriches.
Travel
Just 40 mins drive from Larnaca Airport (65km), Villa Diana is well placed and is very easy to find with clear instructions provided by the owner on booking. Flights to Paphos airport, just two hours drive away are also available. Car hire is recommended and can be easily arranged before you travel, either for collection at the airport or in resort.
Distances
Within 5 mins walk of restaurants, bars plus supermarkets, bakery and off licence. The traditional market town of Paralimni is 2km away offering a blend of old and new with great places to eat and an M&S. Pernera and Protaras are just 10-15 mins away and offer family entertainment whilst Ayia Napa, with its beaches, nightlife, Water World Water Park and traditional sights is just 15 minutes away by car. Villa Diana is an excellent base for relaxing and active holidays.

Kapparis is a quiet resort, yet has a great choice of restaurants and bars for those nights that you want to stay close to the villa. The villa is ideally located for those who want to escape and relax yet yet it is close enough to larger resorts to benefit from all that they have to offer should you want something more lively.
The long white sandy beaches at Protaras, including the famous Fig Tree Bay, are just 10 minutes away by car. In addition to the wonderful beaches Protaras is a popular resort offering a wide choice of restaurants and bars, and family entertainment options including mini-golf, a sea aquarium and the evening entertainment at the popular Eden Square. Ayia Napa is situated just 10 minutes drive further along the coast, and offers a wide range of options on a larger and livelier scale.
Booking notes
A 25% non-refundable deposit is payable at the time of booking (full payment if booking within 8 weeks of the holiday start date), with the balance payable not less than 8 weeks before the start of the holiday. In addition to this, a refundable breakages/damages deposit of £250 is required with all bookings, payable before arrival and refunded within 10 days of departure, less any deductions for losses, damage or breakages.
