Villa is a 15 minute drive from Larnaca Airport, situated in a semi rural location, 5 minutes walk from Kiti village and 15 minutes stroll to the beach. Detached and situated on a corner plot with a couple of Cypriot houses nearby, not on a development. Private swimming pool and large landscaped gardens. Completed October 2007, Outside sun loungers and teak garden furniture. Air-conditioning, walnut kitchen, Satellite TV, en-suite off main bedroom, mountain views from bedrooms. Kiti village has all amenities required including bank, petrol, supermarkets and bakeries. Restaurant and taverna, although for those looking for a hot bed of action Kiti is not for the night clubber...ideal for those looking for a relaxing holiday in a beautiful location and high spec accommodation.

Clean towels and linen provided, no linen change during stay unless requested and is chargeable, however washing machine is there for your stay if you need it. Clients need to bring towels for the beach. |
Notes on accommodation
Air-conditioning/heating units provided in all rooms, and fans. Ideal for families with children, large safe garden, however care must be taken round the pool. PlayStation for the older children, also plenty of games and a box of toys. There is a play pen for parents with small children for peace of mind. Kitchen very well stocked. The villa is ideal for those who are looking for a relaxing holiday, yet close enough to all amenities. The coastline around Kiti is completely unspoilt, miles of beach shingle and sand and clear blue sea, unfortunately no beach bars, music or water sports. For those who enjoy walking and space this villa is ideal. The villa was completed in October 2007.

Accessibility
The location of the villa is on the flat plain around the coastline so it is not a hilly location, the villa is open plan and spacious, however is is not adapted for wheelchairs, and because the bedrooms are all upstairs wheelchairs would find it difficult, for those who use walking aids it is not too bad at all.
Outside
Standard size pool, with deep and shallow end. Large terrace, teak garden furniture with seating for 8. Outdoor shower. Barbecue. Car port (very handy in the summer for a multitude of uses). Parasol, sunbeds. landscaped gardens. The private pool is situated within the garden. Breakfast terrace.
Coast/Beach
The coast and beaches are a 15 minute stroll if not less, completely on the flat so if you have a push chair there is a road most of the way. The coastline is unspoilt and rugged, there are beaches which are sand and some shingle. The beaches are not populated in any way, only villas no restaurants or amenities. The village of Pervolia is a short drive and about 15 minutes walk, this has a multitude of bars and restaurants.
Golf
Teresfanou golf course is a couple of miles away, however this course, as I speak, has not yet been completed, completion date this year, shall update when I know for certain. The nearest golf course is at Limassol about one hour drive.
Skiing
Skiing within the Troodos during the Winter months is a popular pastime, a 2 hour drive will take you to Mount Olympus.
Travel
Larnaca Airport is a 15 minute maximum drive away. Car hire is a must for this villa, so that you can enjoy the island, it is a great base for touring as the situation is very central. You would be able to stay here without a car, all you need is in the village, but it is a quiet village.
Distances
5 minutes walk to Kiti, 5 minutes drive to Pervolia full of restaurants, bars etc. 15 minutes drive to Larnaca City.
Further details
Places of interest nearby, Angelokisti Church in Kiti Village, Cape Kiti Lighthouse at Meneou, Stavrouni Monastery 45 minutes drive (can be seen from master bedroom window). Larnaca City boasts a cosmopolitan promenade with restaurants, bars, marina, comes alive at night. Larnaca City has wonderful shops (particularly designer). Water parks at Agia Napa and Protaras about 1 hour drive, Capo Greko is a beautiful nature reserve great for snorkeling. Lots of Diving and snorkeling in the region, Larnaca boast the Zenobia wreck for keen divers. Historic sights, Temple of Apollo and some beautiful mountain views over the bays about 45 minutes drive. Kiti is situated about an hour from everything, great scenery, good walking, mountain biking and water sports. Large supermarkets are located in Larnaca City. Larnaca City has cinema, bowling, go carting, water sports on Finnikoudes beach. The village has one taverna which is very welcoming and the food is very good value, also one very good restaurant where the meze is superb. The villa has maps and a folder with places to visit, where to go and what to see.
Booking notes
£200 payable non refundable deposit and the balance is due 8 weeks before you go. We post keys and email directions etc.
£150 damage deposit taken and refunded on satisfactory inspection and return of keys.
