It comprises of 1 double bedroom and 1 twin bedded room, both with air conditioning and fully fitted wardrobes. Both bedrooms lead to a furnished balcony with sea views. Family bathroom with bath and shower. Open plan ground floor living area provides lounge, dining area and kitchen. Downstairs washroom / WC. Patio doors open out to pool with sun-loungers, garden and BBQ areas. Pergola covered outdoor dining area. Our villa is ideally located to explore Eastern Cyprus with its wonderful sandy beaches, including the famous Nissi Bay. Our local English keyholders will be on hand to ensure your stay is enjoyable.

The property is cleaned before and after each let and clean linen is provided at the beginning of the let and each week during longer stays. All indoor and beach towels are provided. Additional cleans can be arranged for an extra charge. |

The villa has air conditioning in all rooms. It is suitable for children highchair, baby gate and travel cot available (own bedding required). Non-smoking inside.

Outside
Our villa has its own private pool (8m x 4m) with pool shower. All outdoor furniture is provided - loungers, chairs, tables. Brick built BBQ. There is a drive for parking. Rotary washing line with pegs. Range of outdoor lighting. Outdoor eating area.
Coast/Beach
There are local beaches a short stroll away. Within a short drive can be found the numerous beaches of Ayia Napa (including the famous Nissi beach) and Protaras. Indeed the whole of the eastern coast is within easy reach. For those who prefer, the renowned Ayia Napa water park is within 5 minutes by car.
Travel
Larnaca airport is approx 40 mins drive away on the excellent motorway link. Airport collection and return can be arranged, price on request.
Car hire is recommended, it is easily arranged via the Internet for collection and drop off at the airport.
Distances
It is about 5 minutes drive into the centre of Ayia Napa and about 15 minutes drive to Protaras and Paralimni.
Further details
Ayia Napa with all the shops, banks, hospitals, restaurants, pubs and varied nightlife is a 5 minute drive away.
Europe's largest themed water park Waterworld is few minutes away.
The go-kart park is next door to Waterworld.
The local supermarket is also about 5 minutes away by foot and stocks most of the goods you will need.
The main supermarket is in Paralimni which is a drive of about 15 minutes, a new Carrefour has recently opened which stocks everything you will need to enjoy your stay.
The villa is approximately 40 minute drive from Larnaca Airport.
Welcome pack containing water, milk, orange juice, bread, butter and a limited amount of tea, coffee and sugar is provided.
Booking notes
A 25% deposit is required to confirm your booking (non-refundable on cancellation). Full balance required 8 weeks before arrival. A £200 security bond is required when paying balance. Fully refundable after satisfactory inspection by property manager. Please note we do not accept bookings from all male/female parties. The villa is only suitable for a maximum of 6 persons (plus 1 travel cot) under no circumstances must the party size exceed the original booking form.
