It is situated in a row of only 6 luxury villas with sea views, Satellite TV, 50+ DVDs, videos, CDs books and games. You are only a pleasant stroll from Nissi Avenue where you can sample the many bars, shops and restaurants or the square and harbour by night.

Changeover day
We try to be flexible, but find that most people travel on Sundays during the summer months (peak period) and it is not practical for us to break this routine. Access to the villa is normally from 3pm and we ask that you vacate by 11am.
Accommodation
| Bedrooms: | Bedroom 1 is en-suite, with king size bed, antique chaise-longue, buttonback chair TV, VCR and dressing table. Bedroom 2 - 4 poster double bed. Bedroom 3 - twin beds with VCR player. All bedrooms have hair dryers and full length mirrors. |
| Bathrooms: | En-suite to bedroom 1 has shower, basin and wc. Main bathroom has jacuzzi bath, shower, basin and wc. Ground floor has basin and wc. |
| Kitchen: | The kitchen has electric hob with extractor fan, an eye level oven, washing machine, tumble drier, dishwasher, fridge freezer, cold/hot water dispenser, microwave oven, kettle and all other usual kitchen utensils. There is a ceiling fan. |
| Living Rooms: | Separated from the dining room, it is furnished with 2 pine bookshelves with books DVDs, videos, a desk that holds games and other useful items, coffee table, Satellite TV, DVD, other antique furniture, 1x4, 1x3 seat cream leather settee's, ceiling fan. |
| Other: | The dining room is separate from the kitchen and sitting room and has a large pine dresser and a pine table with seating for six. |
| Cleaning/towels/ linen/maid service: |
All towels, including beach, and bedlinen are provided and included in the price of the villa. The property is cleaned before and after you leave. |
Notes on accommodation
All bedrooms have hair dryers, air-conditioning and ceiling fans. There is a TV with video in the master bedroom and a video player in the twin bedded room. All bedrooms have full length mirrors, fitted wardrobes, either a dressing table or shelving units for your personal toiletries. All have access to large verandahs where you can enjoy your morning tea/coffee etc. The rear ones overlook forestry and farmland, the front has sea views. Downstairs there are videos, CD DVD books and games. It has up-lights and table lamps, a desk to write your postcards for sending to friends back home. TV DVD and CD player. There are black-out blinds in the sitting room should you wish to watch TV during the daytime. The dining room, if you wish to eat indoors is spacious and equipped for 6 people. There is also a table and chairs for 6 outside along with sun chairs umbrellas and a BBQ. The villa is suitable for children with a cot and stair gate provided, but NOT suitable for the disabled.

Accessibility
This villa is unfortunately not suitable for wheelchair access and there is no downstairs bedroom.
Outside
The villa has a private swimming pool that is 8m x 4m in size, it is surrounded by an established garden and patio with a 6 seater table and chairs, sun loungers parasols and a BBQ. It has a pool light and lights around the garden which makes it perfect for a sundowner and a moonlight swim.
Coast/Beach
Located on the outskirts of Ayia Napa only a few mins walk from the golden sands of Nissi Beach, reported to be the best beach in Cyprus. Sandy Bay with tavernas and water sports is just down the road. Adams and Makronisos beaches are also very near. Within a 4/5 min drive you have the harbour (great for boat/fishing trips) many restaurants, shops and bars with great views and wonderful atmosphere day or night. In Napa centre there is the square, Monastery, bars and restaurants.
Travel
The nearest airport is Larnaca which is 35/40 min by car or taxi (pick-ups can be arranged). Just a few minutes walk from the villa is Nissi Avenue where there are gift shops supermarkets, lots of restaurants and bars. You can also hire quad bikes scooters, bikes and cars all at reasonable prices on this road. If you want to see some of the beautiful scenery, the Troodos Mountains, the divided city of Nicosia, the old Moorish town of Limmasol and many other places you will need transport.
Distances
The town of Paralimni is about 5km away where there are 3 large supermarkets that will cater for all your needs,(Carrefour, Kokinnos and Orthonides). Waterworld, the largest water park in Cyprus is only 3 min drive. The Cape Greco and Konnos bay beach a mere 5/8 mins. Banks/ATM's are plentiful. The villa is ideally situated for parties wishing to attend weddings at the Nissi beach, Adams or Anaeus hotels.
Further details
If you want to shop locally, there are butchers, a fruit market, bakers, chemists, doctors, shoe and clothes shops, banks ATM's, supermarkets, gift shops and most other places to meet your needs. Also car, quad bike, scooter and bike rental. There are numerous taxi's, and mobile phone shop where you can purchase a 'So Easy' sim card to put in your own English mobile phone. This is a very inexpensive way for you to keep in touch with those at home.
Booking notes
A deposit of 25% is required when booking the villa, the balance being payable 8 weeks prior to your arrival date,when an additional REFUNDABLE security deposit of £200 against any damage costs is also required. You may note that we keep the price the same throughout the year. We believe our price represents good value, and as parents ourselves, we think it unfair to 'cash in' by raising prices in school holiday times, as do a lot of airlines, ferry Companies and Travel Agents!
