The newly completed luxury ‘Villa Iris’ enjoys an elevated position on the picturesque Peyia hillside enjoying views of the Mediterranean Sea and the surrounding countryside. The villa itself is situated in a quiet residential cul-de-sac with gated access which benefits from a feeling of openness with peace and quiet in abundance. The driveway can accommodate 2 cars. There is also a carport. The lovely manicured landscaped gardens with orange, lemon and palm trees and herb garden surround the pool and sun terrace. The village of Peyia is one of the most picturesque and popular villages in the area. It is spread over a large area with the village centre having many good amenities including bars, restaurants, tavernas, a bakery, fishmonger, butchers and various takeaways which also deliver to your villa. Only a 5 minute drive away is the famous Coral Bay resort with its sandy beach for all the family as well as its more extensive selection of nightlife and daytime activities.

Changeover day
Changeover days are flexible. Generally these will be Wednesday or Saturday.
Clients are required to vacate the property by 11.00am unless prior arrangements has been made. Arrival time is 15.00hrs unless prior arrangement has been made.

| Cleaning/towels/ linen/maid service: |
All linen and bath towels are provided.Simple clean and linen change every 7 days. Unless part weeks booked (ie. 10 days then there is no clean/linen at 7th day). Swimming pool cleaned twice a week for cleanliness and hygiene. Gardens maintained. |
Notes on accommodation
Remote control air conditioning/heating is available throughout the villa at no extra cost and ceiling fans have been installed in the lounge and dining area. All windows and patio doors have sliding blinds to keep the interior cool.All Patio doors have additional locks for security and some with fly screens. Additional features of the villa include a large satelite TV,DVD,CD which has a usb port to plug in your mp3 /ipod player so you can listen to your own collection of tunes, security safe in the master bedroom for important documents and coded key safe outside the front door. The villas water supply has a pressured system and the hot water is heated by solar panels on the roof. However there is a back up immersion heater in case of increased demand. In the kitchen there is a supply of fresh drinking water. Smoking is not permitted inside the villa however smoking is allowed on the patios and garden.

Outside
The private swimming pool with mosaic tiling is heated by the sun and is 9x4m wide. It has roman steps with hand rail for easy access and safety for small children and the elderly.There is also a pool shower to cool you down.The outside can be fully illuminated at night with bollards around the pool, solar lights and a underwater light for late swimming. The outside terrace is large enough to accomodate 6 modern sun loungers and has 2 sun umbrella's and cocktail tables to relax and sunbathe and a large patio table with 6 chairs for dining out alfresco. The garden is landscaped with orange, lemon and palm trees and a herb garden which provide wonderful colours and aromas all the year round.Next to the villa is a valley with an oronge plantation and if you ask nicely you normally can get a bag of oronges to make your own fresh oronge juice. There is a gas barbecue on the patio area which comes with a full set of utensils.
Coast/Beach
Coral bays award winning blue flag beach is only 5 mins away by car. It has wonderful fine white sand and turquoise sea and caters for all you water sport requirements. It has 2 beach bar cafes catering for light lunches, drinks and ice creams. There are plenty of sun loungers with umbrellas which are rented for a moderate fee.
Golf
Golf courses on the island all 18 hole include the international standard Aphrodite Hills as well as the Tsada,the Secret Valley and the Elias Contry Club. Please contact us for website addresses.
Skiing
The Troodos Mountain range is a 1 hour car ride away. The highest peak is mount Olympus at 6154ft. There are 4 main slopes, all with lifts, from beginner Hera to Advanced Zeus. Skiing lasts from January through to April and where else can you can ski in the morning and be back to swim in the afternoon. In the summer Troodos allows for relaxing walks and majestic views.
Special interest holidays
Paphos, UNESCO world heritage site, is the ancient capital of Cyprus and former fishing port the often accredited as the birthplace of Aphrodite. The ancient sites and archaeology preserve this noble past and the harbour area builds on this, mixing old and new, to provide a perfect holiday destination in the sun.
Travel
Paphos airport is approx 30 mins from the villa by car. Renting a car is the easiest way of getting around. Driving is on the same side of the road as England and the roads are generally good and signs are in English as well as Greek.
Distances
The village of Peyia is one of the most picturesque and popular villages in the area. It is only 1.5km away and has very good amenities. Paphos main town is 20 mins away where there is also a marina. Places of interest in the area include Paphos Bird Park, Reptile Park, horse riding, Akamas Peninsular and Lara Bay which is a famous breeding ground for turtles. Also hiking, walking, buggy safaris, 4x4 safaris, sea caves area, sailing, water parks and ancient sites such a The Tombs of the Kings.

Peyia Village amenities include the following: bars, restaurants, tavernas, butchers, bakers,fishmonger,3 banks with cashpoints. Take away food which also can deliver to the villa. 3 supermarkets, launderette,doctors surgery and chemist,deli, flower shop and church. If you want to get out and explore some fantastic scenery take a trip to the Akamas Peninsula,Polis or the Troodos Mountains. The Akamas is an untouched part of Cyprus with unspoilt coastline and is a traditional seaside location. Troodos is of course the main mountain range in Cyprus. Paphos combines ancient history with a cosmopolitan modern tourist resort. The area by the coast is Kato Paphos and boasts a pretty little harbour and plenty of open air cafes and bars. Further inland is the old Paphos town known by the locals as Ktima with its narrow streets, hustle and bustle, covered markets and typical Cypriot atmosphere. Its well worth a visit. Paphos is on UNESCOs World cultural heritage list. Cyprus is famous as the birth place of the goddess Aphrodite, Venus in Roman mythology. Legend says that she emerged from the sea at Aphrodite's Rock.

All prices are per week, per property and not per person including air conditioning/heating and are calculated in UK Pounds. For booking enquiries email or phone to check reservations. A non-refundable deposit of £200 will be required to secure your booking. The final balance will be due 60 days before holiday starts. A damage deposit of £200 is required with payment of the balance which is refundable providing no damage has occured.
