This superb villa is situated in an idyllic location within easy access of the many places to visit in Southern Cyprus. The villa is well equipped with all you should need for the perfect family holiday, with it's own enclosed private garden complete with gas barbecue and has a lovely communal pool, with stunning views of the Mediterranean. The villa also features spacious verandas, ideal for sunbathing, eating alfresco and watching the wonderful sunsets. Inside, it is furnished to a very high standard and fully air conditioned. A relaxing location, yet just 10 minutes stroll from the Coral Bay-Paphos coast road where you will find the local sandy beach, with sun loungers, parasols and beach side restaurant. Paphos with its picturesque harbour and pavement cafes, shops and restaurants is reached in less than 15 minutes by car and the famous Coral Bay, with its beautiful sandy beach, shops and taverners just a 10 minute drive away (both can also be reached by local bus).

Prices are for the villa per week in UK pounds. Minimum stay is for 7 nights but can be added on at an equivalent nightly rate. If the villa is booked for 14 nights or more in any period there would be a 10% discount applied eg. £95 discount for 14nights or more in July/Aug. Please enquire with owner your preferred dates.

Changeover day
Changeover day is flexible. Where possible we will allow you to stay at the villa until departure for the airport depending on incoming guests. The arrival and vacation times will be confirmed by owner nearer the time of your holiday.

Kitchen: Fully equipped with electric fan oven, ceramic hob, fridge/freezer, washing machine, microwave, electric kettle, toaster, iron and ironing board, and a full range of cooking utensils. For safety a smoke detector, extinguisher and fire blanket.
Living Rooms: Spacious modern open plan lounge/diner leading out onto large patio and private gated garden. Comfy leather sofa, dining table and chairs, TV, DVD, radio/CD/I-pod docking station including CDs and DVD collection. Ceiling fans and air-con (optional).

Notes on accommodation
The villa can be enjoyed by families and couples alike. If required a travel cot and high chair is provided at no extra cost. There are ceiling fans fitted, and use of air-conditioning is an optional extra charged at 4.50 euros per unit per day, decided/paid on arrival. Smoking inside the villa is not permitted but ashtrays are provided outside on the patios if you wish to smoke. Sorry no pets.

Accessibility
There is a double bedroom with en-suite shower room on the ground floor of the villa. This may be suitable for persons who cannot use the stairs to the first floor, but unfortunately the villa is not suitable for wheelchair users.

Outside
There is a very pleasant, good size communal pool, which is surrounded by a paved patio area and bathed in sunshine for most of the day. There are also shower facilities. The villa is equipped with sun loungers and parasols for guest's use both around the pool and for sunbathing on the private verandas. The villa is ideal for outside dining on the spacious patio overlooking the private enclosed garden, which has a gas barbecue and is furnished with a table, 6 chairs and parasol. There is a large first floor veranda furnished with sunbeds and large parasol. There is also a small Bistro table and chairs on both the front and rear verandas. For those who may wish to escape from the Mediterranean sunshine the rear veranda is perfect for relaxing in the shade with a good book and a beautiful view. There is a parking space at the rear of the villa should you hire a car.

Coast/Beach
A 10 minute stroll will take you to Vardas Beach, with it's welcoming beach-side restaurant and a lovely grassed area with sun loungers and parasols if you prefer not to venture on the sand. There are many beaches around the Paphos area including Coral Bay, one of the most popular beaches in Cyprus, with Blue Flag EU certification, complete with all facilities, water sports, snack bars, shops and restaurants and can be reached by car (5km) or you can catch the bus on the coast road.

Golf
Cyprus offers an all year round enjoyable golfing experience with the peak season of late autumn and early spring. There are 3 courses all within easy reach. Tsada Golf Course which is approx 20 mins from Paphos has 18 holes set in the grounds of a 12th century monastery in a gentle valley. It plays to a par 72 and measures 6060m and has an altitude of 550m above sea level ensuring cool breezes in the summer months. Aphrodite Hills Golf Course (which is approx 18km east of Paphos) is an award winning 5 star course. It has 18 holes that offer a test of golf from start to finish - a championship standard course. Secret Valley Golf Club is 18 holes set in spectacular scenery 18km east of Paphos and 49km from Limassol. It lies in a scenic valley with grand trees and beautiful sculptured rock formations all around. It is an 18 hole par 72, 6158m course.

Skiing
Troodos (just over an hours drive) has an expanding ski area resort with four pistes - two beginners' slopes and intermediate and advanced runs on the north face. The skiing season lasts a couple of months a year, peaking in February.

Travel
Paphos airport 25 mins by car. Larnaca airport 1hr 30mins.
Taxi transfers to and from the airport can be pre-arranged for you.

Distances
Kissonerga is well located, and in an ideal position to explore the many places to visit. Kissonerga village is reached on foot in 10 mins from the villa, has restaurants, 2 supermarkets, a bank and pharmacy and a choice of tavernas within walking distance on the coast road which come highly recommended or a 10 minute drive up to neighbouring Tala village square is a true taste of Cyprus with many traditional tavernas to be enjoyed. By car Paphos 15 mins, Coral Bay 10 mins. Beach 10 mins stroll.

Further details
Hiring a car is not essential but is recommended for those who want to explore all that Cyprus has to offer. A drive up to the pineclad Troodos Mountains is recommended and traditional villages include Lania, Omodos and Kakopetria or visit the beautiful monastery of Agios Neofytos. For a nice day out you can head to the popular fishing harbours of Polis and Latchi. Cyprus has the best of both, there is 'old' Cyprus offering charm and tradition or 'new' Cyprus which is lively and modern. It is all there to be enjoyed, so your holiday is truly what you make it. Paphos town and harbour has an array of shops, restaurants and bars for a good evening out and Paphos fort often stages special attractions throughout the year. For the daytime, If you are adventurous Paphos Water Park is reached in 15 mins drive and is great for the kids. Many special interest holidays can be enjoyed such as fishing, cycling or birdwatching. A spring visit to Cyprus provides some of the most exciting birding in all Europe.

Booking notes
Prices for renting the villa are per week in UK Pounds for up to 6 persons. A 25% deposit is required to secure a booking. Full balance is required 6 weeks prior to arrival plus a £150 security deposit against damages/loss. This deposit is returned to you after a satisfactory inspection of the property within 10 days of vacation.
