Villa Berengaria is located in the established community of Klimataria, within easy walking distance of the blue flag Pissouri Beach and with access to a community pool. Being half way between Paphos and Limassol, Pissouri Bay is away from the main resorts and ideally situated for exploring the coast, the villages and mountains of Cyprus. The area will not suit party animals but rather those who welcome a chance to relax, unwind and possibly enjoy a wide variety of activities including golf (Secret Valley and Aphrodite Hills courses) and water sports such as sailing, windsurfing and diving. The villa is comfortably furnished and comprehensively equipped. Behind hibiscus hedges, the paved garden is secluded and shade is available in two patio areas; one off the sitting room and one off the kitchen. Towards the beach there are a wide variety of restaurants and tavernas. Our competitive price includes air-conditioning in the bedrooms, a welcome pack of food, and membership of the pool.

Notes on prices
Prices are for rent of the property per week in UK Pounds and include air-conditioning (in bedrooms), welcome food pack, and membership of community pool. Minimum booking is 1 week. Additional days will be charged at £50 (£55 during July/August).

Changeover day
Changeover day is flexible, subject to availability. The standard time for arrival at Villa Berengaria is after 4pm and departure before 12 noon. It is however our standard policy to offer more agreeable times when there is no conflict with other guests.

Bedrooms: Bedroom 1, air-conditioned with king-size double bed, dressing table, bedside cabinets, fitted wardrobe. Balcony to the front and private large veranda to the rear.
Bedroom 2, air-conditioned with two single beds, dressing table and fitted wardrobe.
Bathrooms: Downstairs cloakroom with hand basin, toilet and walk-in shower. Upstairs bathroom with hand basin, toilet and shower over bath. Water is solar heated with immersion heater for those rare days when the sun doesn't shine!
Kitchen: With dining area seating six, the kitchen is spacious and(unusually) separate from the living room. Facilities include gas cooker, fridge/freezer, microwave, kettle, toaster, automatic washing machine, iron and ironing board. Covered breakfast patio.
Living Rooms: Two seat sofa and four easy chairs. TV with DVD player (our guests are welcome to view our collection of DVDs) and satellite receiver (offering English speaking news etc) are provided. French windows to further covered patio.
Cleaning/towels/
linen/maid service:
Towels and bed linen are provided and changed weekly. Guests are asked to provide their own beach/pool towels. The villa is cleaned prior to the arrival of guests and a welcome pack of food essentials is provided free of charge.

Notes on accommodation
Parents should note that the villa is not furnished, equipped or specified for the accommodation of babies and very young children. Guests may not to smoke within the villa.

Accessibility
Villa Berengaria is a two storey property. Never-the-less we would encourage you to contact us to discuss your needs.

Outside
Upstairs there is a large and private veranda. Downstairs there are two separate covered patios; one off the living room, one off the kitchen. Patio furniture is provided. The secluded paved garden is enclosed behind hibiscus hedging and trees include lemon, jacaranda and orange. The community swimming pool which is pictured above and for which our guests have membership, is less than 200 meters away.

Coast/Beach
The Blue Flag Pissouri Beach is about ten minutes walk from the villa offering safe bathing and every imaginable water sport. The beach is mixed sand and pebbles. Food and refreshments are freely available.

Golf
Both Secret Valley and Aphrodite Hills courses are a few minutes drive away on the road towards Paphos.

Travel
Paphos airport is closest at 25km. Larnaka airport is 95 km but the journey only takes about an hour by car. Both are accessible by modern dual carriageway roads. (Cyprus drives on the left hand side of the road!) A hire car is not essential but is recommended, especially if you wish to explore this wonderful island.

Distances
Both Paphos to the west and Limassol to the east are only 35 kilometres away. Pissouri village is a few minutes drive away up on the hill.

Further details
There are convenience stores and a bank with ATM within ten minutes walk of the villa. Pissouri village offers more food shops, banks and ATMs. Larger shops are available in Paphos and Limassol. Pissouri Bay is only lightly developed and most definitely will not suit those seeking the night club scene associated with parts of Paphos, Limassol and Ayia Napa.

Owner profile


About the owner
By way of introduction, we are Margaret and Stephen. We live near Bristol and have not yet retired. Margaret is a librarian and Stephen a telecommunications manager. Stephen formerly served in the RAF and it was during a tour at Episkopi between 1989 to 1993 that we discovered the many delights of Cyprus. It is noteworthy that Cyprus is at the crossroads between Europe, north Africa and the middle east, yet it is also reassuring that Cyprus is in the EU, that English is freely spoken and they even drive on the left hand side of the road! We have many friends in Cyprus, both Cypriot and ex-patriot British and it is always a pleasure to meet up for a meal and to share news.

Why the owner chose a home in this location
During our time at nearby Episkopi we enjoyed many memorable meals in the Pissouri area including at the Ampeli Restaurant in the Ampelohori development. We watched the sister developments of Klimataria and Ambelones being built and could only dream that perhaps, just perhaps, we might one day own one of the properties. The three communities were thoughtfully designed and included a wide range of property styles and sizes and above all used architecture and layouts which are sympathetic to the local environment. We have been fortunate to travel to and live in many parts of the world but it was to Cyprus and Pissouri Bay to which we returned when we started to look for a holiday home. We bought Villa Berengaria so that we have a home abroad that we can share with our family and friends.

Unique benefits of the property
Pissouri Bay is away from the main tourist areas and yet close enough to the shops and amenities of Paphos and Limassol. Klimataria is mature and residential in character, with pleasantly landscaped public spaces and private gardens. Villa Berengaria is unusually spacious with the kitchen/diner separate from the sitting room. The property has two bathrooms and is well specified with solar water heating and air conditioning in the two bedrooms. The courtyard garden contains plants which reflect the wonderful Cyprus climate; bougainvillea, hibiscus, jasmine, and citrus fruits. It is truly magical to wake to the clear blue Cyprus sky, the sound of swallows and to pick oranges from our own tree for breakfast.
