Luxury villa situated near Pissouri village on a small private development, in a very sought after area. Set in an elevated position with stunning panoramic views of the countryside and sea. The gardens are landscaped, with tiled patio areas around the villa and around the 8m x 4m pool. Choices of outside dining to the rear and front, with outside covered dining area with large table and chairs, BBQ area; sun loungers, large balcony out from one bedroom with chairs and table. Beautifully furnished, well stocked kitchen, air conditioning/full central heating; TV with Sky free view channels/Sky News; CD/DVD. Shutters and fly screens fitted to most windows. Walls with balustrades, and entrance gates make the villa very secure for children. Pissouri village with its unique village square, supermarkets, restaurants, banks, etc. is only a 5-10 minute walk from the villa. Pissouri Bay with its large beach, water sports, shops, restaurants etc., is just a 5 minute drive down the hill.

Changeover day
Arrival at villa not before 4pm, departure from villa no later than 11am. Where possible we can try to be flexible on changeover day - please discuss this initially with owners, then subsequently with Manager when in Pissouri.

Notes on accommodation
Air conditioning is included in cost of villa. Full central heating with radiators is a feature of the villa for out of season lets, but a small supplementary charge will be made towards the cost of fuel. Cots can be hired, but cot linen must be provided. Non smoking/no pets allowed. Welcome pack provided if required. The villa is surrounded by walls with balustrades, and entrance gates, making it secure for children.
Outside
Private pool size 8m x 4m, 1.3m deep. Regularly maintained, not heated. Outside shower. Landscaped gardens comprising shrubs, fruit trees and palms. An iron arch with seat under provides a quiet area overlooking stunning views of the countryside and sea. Large patio area to the rear, covered dining area with table and 8 chairs, 8 sun loungers, movable parasol, BBQ area with gas BBQ and utensils. Gated driveway parking for car. Main entrance gates to front of villa. Secluded further dining area to front. External and security lighting fitted around the villa.
Coast/Beach
Pissouri beach is approx. 5 minute downhill drive from our villa. All water sports are on offer here, ie jet skiing, wave boarding, water skiing, etc. There is a good choice of restaurants, shops, two hotels, hire shops, supermarkets, etc. running adjacent to the beach.
Golf
Two championship golf courses are within 10-15 minutes drive from Pissouri, on the road to Paphos. Aphrodite Hills and Secret Valley both offering top facilities during the year.
Skiing
Skiing is available, approx. 45 mins. by car up the Troodos mountains. Further information is supplied in our villa folder.
Travel
Paphos airport is 25 min drive.
Larnaca airport is approx. 1 hour drive.
Taxis are available from the village. Car hire is recommended.
Distances
Paphos town 25 mins. Limassol town 25 mins. Larnaca 1 hour.
Troodos mountains 45-60 mins.
Further details
Pissouri Village has supermarkets, a bakery, butchers, pharmacy, banks with ATM. The unique Village Square is surrounded by pretty restaurants and bars.
The village is within a 5-10 mins walk from the villa. It is an uphill walk, and there are some steps to climb to reach the square.

During the year various entertainment is put on at the local amphitheatre.
Booking notes
Prices are in UK Pounds and are for the villa per week (not per person), and paid direct to owner who will supply booking terms. Deposit of 25% required to secure booking, balance payable 8 weeks prior to departure. Longer lets considered.

We have stayed in many villa's now, however, we both agreed we have never stayed in such a well equipped villa as yours. It had everything we needed from dishwasher tablets, washing powder, sauces, kitchen roll, foil etc. It was very much appreciated to have all the basics provided. We all loved the villa. Everything we needed and more what with torches and books and games and a wonderfully equipped kitchen and good quality towels and linen and furnishings - rightfully described as a luxury villa. Very clean surrounds and gardens and we liked the shutters for security and privacy. I will of course strongly recommend you to friends if they are thinking of a villa holiday in Cyprus. G.M.

About the owner
Mandevilla is owned by Malcolm and Sue, Dale and Rosemary. We are close friends who live in the same village in England. We have a shared love of hot holidays and decided to buy a villa together.
We settled on Cyprus mainly for its wonderful climate, but also for its lovely people, stunning landscape and views, warm sea, super restaurants, great beaches, etc.
We try and have at least one holiday together in our villa each year, as well as individual visits when we can. We have 5 children between us, all who are now over 19 years old. We think our villa is perfect for family holidays, not only for the adult children, but for the little ones too.

Why the owner chose a home in this location
We settled on Pissouri for our holiday home after extensive searching around the island. We purchased our plot with plans already drawn, but were able to have some input into the building and the finishes. It was the ideal plot for us, having outstanding views; perfect position; within walking distance of village with its restaurants, banks, supermarket, etc.; open countryside to the front of the villa looking down the hill towards the sea; villa/garden/pool position on plot perfect for all-day sunshine; villa design, size, layout matched our requirements.
Pissouri is unique as it is in two parts - the village and the bay. Our villa is conveniently situated on the bay side of the village, therefore only a 5 minute drive down to the beach and 5-10 minute walk to the village.
Unique benefits of the property
Pissouri is very convenient for Paphos and its airport, 25 mins. Larnarca airport 1 hr. Within a 15 min drive are two golf courses, and the Troodos mountains approx. an hours drive to the top!
We supply beach towels, to save on baggage weight. We have full radiator central heating for winter months. Air-conditioning in all main rooms, shutters and fly screens on most windows and French doors, choice of bath or shower, plus a downstairs wc, valuables safe, very well equipped kitchen, and little extras i.e. torches, note pads, games, umbrella. We also supply essentials for your arrival, i.e. coffee, tea, sugar, salt and pepper, dressings, etc and small soap in each wc.
We feel our villa offers everything for you to have an enjoyable and relaxed holiday.
