Walking distance of the Nissi Beach area. 1 King size room with en-suite, 1 large double room and 1 twin bedded room all with balconies (Sleeps a max of 9). Large lounge area inc double sofa bed + 1 single sofa bed), satellite TV, LCD TV and DVD player. Fitted kitchen with dining area fitted with washing machine, fridge freezer, microwave etc - downsatairs WC. Air Conditioning / Heating throughout all rooms plus feature fireplace. Set on a good size plot in this quiet residential area there is a 10m x 4m pool with anti-slip steps and shallow end. All pool furniture including sunbeds, outdoor table and chairs, parasol etc is provided. There is a poolside BBQ and feature garden areas complete with Palms, Fruit trees etc and outdoor lighting. The perimeter of the property has feature fencing to add to your privacy. The villa is ideally placed to venture into the centre of Ayia Napa, Protaras and Paralimni.

Notes on prices
Prices are for the property per week in UK Pounds. As this property is new for this year (2007), prices are heavily discounted. For longer lets i.e. November - March £1000 pcm or £250 pw (3 weeks min).
Changeover day
We are flexible on changeover days but would ask guests to check in after 3pm and depart before 11am. We will do our best to accommodate for other times depending on bookings either side.

Outside
The villa sits on a plot of appx 360 sq m and is encircled with feature fencing for your added privacy. At the front there is a garden area complete with tropical plants such as palms and birds of paradise and also a driveway. To the side there are fruit trees leading up to the pool shower which neighbours the pool at the rear. The pool is 10m x 4m and has anti slip steps into the shallow end which then deepens to appx 6ft. Around the pool there is ample space for the sunloungers provided. There is a feature bbq and outdoor dining table and chairs complete with parasol. At night the pool area can gently illuminated should you fancy a night in with the bar- b!!
Coast/Beach
The villa is in a superb location within minutes walk from all amenities and the beach meaning a hire car is not a necessity like other villas. Within a few minutes drive you will find Nissi Beach, Macronissos, and Landa Beach all with white sand and crystal waters. Ayia Napa harbour is also close by as is the water park and Potamos. At Potamos if you are there early enough you'll see the fisherman arriving with the days catch.
Travel
Larnaca Airport is approximately 40km away or 35 mins. We arrange for Dave our local English driver to collect/return you to the airport upon request.
Distances
The harbour and centre of Ayia Napa is only minutes away by car and has a large selection of shops, restaurants, bars etc. Also located nearby is the water park and a short distance away there are two fun parks with big wheel etc Just slightly further is Protaras, another family resort with good beaches also. Away from the main tourist resorts you'll find Paralimni - the main commercial centre and Dherynia. There are 2 huge supermarkets in Paralimni, a Marks & Spencers and other souvenir shops.
Further details
The villa is situated in a superb location suitable for couples and families alike. All the main centres are easily accessible and unlike most other villas a car is not essential. The stretch of coastline from Ayia Napa around Cape Greko and up past Protaras is dotted with secluded coves with stunning scenery. Explore by car or even take a boat trip from the Ayia Napa harbour.
Booking notes
You can telephone or email with your booking requirements. We will need a 20% deposit upon confirmation of your booking. The remaining balance is due within 6 weeks of your departure. We can accept credit or debit card also. We will reqire a £150 security deposit for any damage (not wear and tear). This will be credited back upon your arrival back home.
