The beautiful fishing village of Novigrad with its new Marina, and bustling Roman town of Porec are both within a few minutes drive. The villa is well positioned as a base from which to visit the medieval hill top villages of Motovun and Groznjan, the Venetian built promontory of Rovinj and the spectacular caves at Baredine. The Mirna valley from which you can observe wildlife including otters and birds of prey in abundance, is less than a kilometre away.

Notes on accommodation
The house is finished to an extremely high standard, with solid wood flooring and solar glazing throughout, together with remote-controlled air-conditioning and heating. New for 2011 Sony Bravia 37" flat screen installed, security safe fitted for clients valuables . Due to its location on this small complex, the property benefits from uninterrupted views through the private garden towards the sea. Many more photos are available on request. The house is used mainly by the owners as a holiday home, and benefits from Croation Tourist Board official categorisation.
Outside
Small private south-west facing garden with built-in BBQ and garden furniture. Tiled and lawned area with decking and kiwi draped pergola, outside table and seating for 6/8. Fabulous uninterrupted views over adjoining vineyard and olive groves to the sea. The house benefits from a shared 10x5m swimming pool with sunbeds and a floodlit all-weather tennis court, both situated a few steps away.
Coast/Beach
The coast with a gorgeous waterfront restaurant is within a pleasant walk through beautiful countryside (700m). There are countless shingly beaches within a short drive, some with excellent water sports and restaurants.
Golf
The Tar Golf and Country Club provides a driving range with several holes within 5 minute walk of the villa.
Special interest holidays
The local farmland is mainly cultivated for the production of wine and olive oil. There are many wine producers that offer excellent wine tasting within a few kilometres. Another gastronomic delight of this area is the truffle which can be found in many local restaurants.
Travel
Nearest airport Pula (Ryanair, Jet2) 30 mins drive, Trieste (Ryanair, Jet2) is 90 mins drive. Other airports are located at Rijeka (Easyjet), Ljubljana (Easyjet), Venice (Ryanair, Easyjet,). Car train from Dusseldorf to Rijeka (DB Autozug). From nearby Porec, a catamaran runs to Venice and takes 2½ hours. Or drive your own car (1000 miles from Calais), save on flights and car rental, and take advantage of all the attractions Istria has to offer.
Distances
The house is situated on the edge of the village of Tar, with a 5 minute walk to shops, restaurants, banks. Porec (10 mins by car) is an historical town with many events organised throughout the year, beaches, shopping, marina and the Euphrasius Basilica. Vrsar (25 mins)has beaches and marina. Motovun (1 hour)is truffle country. Pula (45 mins) has a Roman Amphitheatre. From Porec a catamaran to Venice takes approximately 2½ hours. Car hire is highly recommended.
Further details
Among the diverse leisure activities available nearby are sailing, windsurfing, waterskiing, diving, fishing, cycling, horse-riding, paragliding, tennis, table-tennis, go-karting. There are numerous cycle trails all around Istria's hills and coastline. This part of Istria is famous for its gastronomic delights, with fabulous seafood restaurants and much emphasis on locally grown, organic produce.

Non-refundable 30% deposit of total rental booking at time of confirmation. Balance payable not less than 6 weeks prior to arrival by cheque or telegraphic transfer to our bank. Please note the villa is strictly no smoking, and no pets allowed. Guests should make their own arrangements for holiday and cancellation insurance. £250 security deposit required, payable by separate cheque which will be returned if no damage or breakages. Tourist Tax is payable locally at approx. 70p p.p. per day.

About the owner
Keith and I live in England with our two teenage sons. We work for ourselves and are lucky to be able to spend a few weeks of the year in lovely Istria, although it's always difficult to leave! We would be very happy to discuss and answer any questions you may have. As we have spent a considerable amount of time in Istria I think we can give more local information than you would normally obtain from a brochure, or browsing the internet.

Why the owner chose a home in this location
We love this area because it has excellent access from many airports, as well as being easy driving distance from the UK. The surrounding area has so much to offer and the coastline is amazing with it's many islands and inlets complimented by the crystal clear warm water of the Adriatic. The countryside is very unspoilt and the local people are so friendly. Istria was once part of Italy and you will see the Italian influence with architecture and wonderful cuisine. There are great bars and restaurants in the village of Tar which offer excellent ice creams, coffee, and pastries at prices you will find very pleasing. The neighbouring towns of Novigrad and Porec offer similar variety on a larger scale, seafood, steaks, pasta and pizzas are all of excellent quality.
Unique benefits of the property
The small Bella Vista complex is very unusual having both a floodlit all weather tennis court and a pool which are only a few steps from our door. The house is a short walk from the village centre, yet in a quiet location. We love the tennis court and pool, and swimming in the warm sea at any of the local beaches is a treat. You really can do as much or as little as you like at Bella Vista.
