Villa Safron is a beautiful large family designed Villa for up to 2 families. It has been designed for modern family living. The villa has beautiful oak flooring throughout as well as the exposed modern beams on the top floor giving it style and character. The swimming pool is larger than average and is surrounded by gorgeous wood decking. A large dining terrace gives much needed shade during those very hot days and is aired by 3 ceiling fans. A seperate bar bq area is provided along witha trampoline for the kids. It's proximity to Rovinj and its beaches is a real plus as they are all 10 minutes away by car. A great villa for a pool and beach holiday near Rovinj.

| Bedrooms: | Master bedrooms 1 and 2, master bedroom 1 has large terrace over looking the village. B'room 3 double with shower, wc next to it. Bedrooms 4, 5 and 6 with twin beds. Overlooking the garden and pool. Outside these bedrooms is a large family bathroom. |
| Bathrooms: | 4 bathrooms all very tastefully decorated and with powerful showers in each. The family bathroom has a big jacuzzi bath. Separate WC on the ground floor. |
| Kitchen: | Everything you could want from a kitchen from hobs and oven to large stainless American fridge and freezer and good quality crockery and cutlery. Plenty of space for cooking, preparation and storage. |
| Utility Room: | Washing machine and separate clothes drier. (Utility cupboard). |
| Living Rooms: | Large open plan area houses both the dining room and sitting room over 2 levels. TV, DVD and ADSL television. The sitting room also has a computer desk with wireless internet access, art table for the children and a very comfortable sofa. Games available. |

Notes on accommodation
The Villa is based in a group of small villages with the breathtaking Limski Canal just 3 minutes away by car. A tennis court, football pitch and volley ball court 1 minute away on foot. Matohanci is a traditional Istrian village housing locals as well as other tourists. Local wine is for sale in the next village. The artistic town of Rovinj is only 10 minutes away by car and will satisfy everything you would want for a superb summer holiday.
Outside
On the terrace there is a very large shaded outside dining area, seats 12 comfortably, with 3 ceiling fans and lighting. A seperate BBQ area is also in the garden with additional seating for upto 8.The garden is large and has plenty of space and surrounds the swimming pool. By the 45m2 pool are 6 luxury sunbeds with a large sun umbrella. There is also a fresh water shower by the pool that has solar heating. Children in the pool can be easily watched by parents ensuring a relaxing and fun time for all. Parking for upto 4 cars.
Coast/Beach
The beaches are just 10 to 15 minutes drive away and some of them have sea based aqua parks and trampolines which are great fun for adults and children! There are also several beach bars serving excellent local cuisine at good prices. Changing facilities and showers are also available. 2 good diving schools are based near Rovinj too. Trips to the Limski Canal and the many islands around Rovinj are easily booked in the town.
Golf
Golf courses are available in Istria, by car about 30 to 40 minutes. Brioni Golf Course, Golf Club Adriatic, near Umag, Golf and Country Club, Tar near Porec. Some smaller courses are available within 5 minutes of the Villa, one on the outskirts of Rovinj and the other in Pilkovici 2 minutes away by car.
Travel
We recommend flying to one of these airports and then hiring a car: Pula Airport (in Croatia) is 30 miles from our villas. Ryan Air flies there from Stansted. Monarch Airways have just launched a new service that flies between Pula and Gatwick on a Saturday. Trieste (in Italy) is 60 miles away. Ryan Air flies there daily in the Summer from Stansted from £9.99 each way. Ljublijana (in Slovenia) is 80 miles away. Easy jet flies there daily in the Summer from £35.
Distances
Matohanci is small village with a good supermarket 5 minutes drive away. Other large supermarkets are in Rovinj just 10 minutes away. The village has a Grill style restaurant 5 minutes away on foot and a great Pizza restaurant 2 minutes away by car. Traditional local cusine is available evenings only 5 minutes drive away. The best fish restaurants are at the Limski Canal, 3 minutes drive away. Rovinj offers everything from fine dining to pizzas, with many restaurants located on the beaches.

This is really a very nice villa. What proposed on the website is exactly what I found it (probably the Villa is also better respect the pictures). The description on website are totally correct. Me and my friends we passed a very great holiday. All was really perfect. The house was clean, large, very good furniture in all the rooms, great bathrooms with very large and complete accessorised kitchen. The external part was also very good. The pool is perfect to have relax and for kids games. The garden was great.

About the owner
This describes the ownership of two Villas, Villa Safron, Rovinj and Villa Groznjan, Baredine. Villa Safron is owned by Lis and Dejan Katavic who now live permanently in Croatia. Dejan is a native Croat and after spending many years in England decided the beauty of the Adriatic coast was too much to give up. The family moved and are now very settled and happy in Rovinj.
Villa Groznjan is owned by Liz and Miles Remmington, long term residents of Asia and close friends of the Katavic’s. They too have discovered the beauty of the Adriatic and now own the gorgeous Villa Groznjan. It gives them a great European base to enjoy their summers & catch up with the Katavic’s.
The Katavic’s manage both Villas and if you would like a two centre holiday you can easily book a week at each Villa.

Why the owner chose a home in this location
Having moved to Croatia some years ago we are now enjoying the local lifestyle and weather. Rovinj and its surrounding areas are just stunning with many local beaches offering excellent swimming and plenty of sunbathing opportunites. Villa Safron is no more than 15 minutes from some great beaches and 10 minutes from the famous artistic town of Rovinj with its lovely Venetian architecture and plenty of restaurants and cafes with great sea views. The Villa is in a quiet village with sporting activities just a minute away on foot. Local restaurants are also minutes away by car. We have a huge amount of knowledge about the area including activites for children and adults, restaurants and outings. There is plenty information in the Villa, but if you want something sspecific then please ask.
Unique benefits of the property
Villa Safron is only 30 minutes from Pula airport, 1.5 hours from Trieste airport and home to many beautiful beaches. If you are feeling lazy, then sunbathe by the pool or dine under the terrace in the shade and take in the peace and quiet of the pretty local village. You won't be disappointed with such a large choice of things to do and see.
