It is superbly positioned to enjoy the delights of privacy and tranquillity but also within easy travel distance of medieval, fortressed towns such as Motovun (famous for its world-renowned Film festival), Pula with its roman amphitheatre built in the 1st century, Livade famous for its truffles, Hum - the smallest town in the world, wineries and thermal spas and many other places that are over 1000 years old. It is also perfectly positioned for easy access to the beautiful Istrian coastline with excellent beaches and fishing villages for wind-surfing, diving etc and with any number of excellent restaurants in all directions. Horseback riding, go-karting, ballooning and biking are also readily available.

Notes on prices
Prices are for the property per week in euros. The possibility for reduced rates for longer lets are negotiable for months outside of the summer months. Discounts in September/October are available and negotiable.
Changeover day
Saturday changeover days are the preferred option, especially during the high season. Other rental dates are more negotiable. Guests should vacate no later than 10am. and arrive no earlier than 4pm.

Accessibility
The property has not been built or adapted to accommodate wheelchair users.

Large terraced area and covered outside dining area for 8 persons. Built-in BBQ and external sink. Private 50 sqm salt-water pool complete with highest quality sun loungers, sun umbrellas and tables. Landscaped 1200 sqm private garden with excellent views. Balconies and large upstairs terrace areas being accessed from bedrooms for relaxation and additional privacy. Parking for at least 2 vehicles inside gate to villa.
Coast/Beach
Approximately 25 minutes drive to Porec and numerous other beautiful Mediterranean beaches on both East and West coastlines. Slightly further for even more fishing villages and ancient coastal Roman towns. Excellent local 'konobe' and restaurants are dotted all along both coastlines. Festivals and Events abound all year round.
Golf
Approximately 45 minutes from the villa there is a large Championship golf course available near the new 5-star Kempinski Hotel and another at nearby Buje. A 6-hole course is also available within easy driving distance.
Travel
Pula airport is the main airport servicing Istria and is approximately 60 kms distance. Ryan Air flies to Pula from Stansted, Monarch Airways from Gatwick to Pula Other nearby airports are Trieste (Ryan Air from Stansted), Rijeka and Ljubiliana approximately 90 minutes drive away. Venice airport - approximately 2,5 hours drive. Car availability is essential. Transfers from airport possible - send a request.
Distances
The villa is set in the village of Luskici which has a small shop and excellent restaurant in Vrh which is 2 kms up the hill from Luskici . The nearest town is the world-renowned Motovun, which is only 5-10 minutes drive away. The ancient roman town of Porec is 25 minutes drive and it has excellent restaurants and nightclubs. Pula and its 1st century amphitheatre is approx. one hours drive The whole of Central Istria is all within easy driving distance.
Further details
Besides just relaxing beside the private salt-water pool or cooking and eating al fresco style on the outdoor terraces, there are numerous other leisure activities to suit everyone readily available and all within easy travelling distance. You can explore the rich cultural heritage of the region with any number of medieval towns and villages dating back over 1000 years, visit the local vineyards and olive groves for tasting the local produce, visit the beautiful coastal towns and fishing villages to enjoy their uniqueness, their wonderful cuisine and to swim in the crystal clear Mediterranean Sea. Take advantage of the many sporting amenities available i.e. biking, hiking, ballooning, diving, tennis etc. Explore Istria's history and beauty while feeling totally relaxed and comfortable. Banks with ATM machines and well-stocked supermarkets are all readily available and easily accessible. Good restaurants are also available within easy travelling distance selling local produce (grilled meats and fish dishes) at reasonable prices and the local wines are also excellent and don't forget that the region is famous for its truffles, a real speciality and delicacy of the region!
Booking notes
Prices are in Euro per week. Tourist tax is also payable in advance.This applies to all holidays in Croatia. A deposit of 25% is required when booking is made. The 75% balance will need to be paid no later than 8 weeks before departure. a £250/ 350 EUR refundable damage deposit is required to be paid on arrival. Rentors should take out their own cancellation insurance. For stay shorter than 6 nights in low season, cost of one cleaning will be charged.

The house and amenities are absolutely wonderful. It is very quiet and relaxing. The view from the terrace and pool are gorgeous. Go by yourself or with family and friends. You won't be disappointed. I'm already planning my next trip!

Surrounded by mountains and rolling hills and set in a perfect and peaceful rural setting, we found the Villa Monte to be genuine five star accomodation: stylish and high quality interior decoration, every convenience supplied, superbly equipped rooms and a private swimming pool with views to die for, the villa is set on the edge of a quiet safe child friendly village in the centre of Istria. We found it perfect for touring and relaxing, enjoyed swimming in the large pool and indulged ourselves in al fresco eating on the large secluded terrace as well as in excellent local restaurants. We are already looking at re-booking for next year and cannot recommend it highly enough.
