Sole use of private pool. Set in a peaceful location with only one immediate neighbour at the edge of the village surrounded by farmland and wild woods. Built to a very high standard with very large living accommodation, quality furniture and fittings. All windows and doors are double glazed with traditional outside wooden shutters. Ground floor is fully stone tiled with underfloor heating and first floor has solid wooden oak flooring and radiators. All bathrooms are fully tiled. The villa is very clean and tidy. The owner ensures that it is well maintained through-out the whole year.

Notes on accommodation
Summer can get quite hot. The villa is fully air-conditioned.
Winter rental is possible as the whole house has oil fired modern central heating. With underfloor heating on the ground floor and conventional radiators in every room and landing on the first floor.
Please note we have a Saturday turnround for bookings.
Outside
Large 1200 m sq landscaped garden surrounding the villa within boundaries of stone wall and iron gates. Rectangular private pool (approx 8 x 4m), 6 sun loungers, 2 large parasols. Covered Car port. Parking for 2 cars. Surrounding open farmland. Covered BBQ area for outdoor dining next to kitchen.
Coast/Beach
15 km to coast of Porec. (Boat trip to Venice). 10 minutes drive to famous Limksi Kanal.
Travel
Car hire is essential. Trieste airport (Italy) is 1 1/2 hours drive with Ryanair Daily. Ljubljana Airport (Slovenia) is 1 1/2 hours drive with Easyjet Daily. Ryanair and Easyjet fly daily to Venice where you can get boat to Porec or drive down. Pula Airport (Istria) is 40 mins drive with Ryanair from Stansted this is the closest and most popular route.
Distances
Nearest village (3km) for basic groceries, post office, bar and cafe. Nearest restaurant is in Limksi Kanal where you can have fresh oysters, mussels and fish. Vrsar (18km) is a seaside town with marina and Porec (15km) is a historical town set by the Adriatic which is rich in culture with many events organised throughout the year.
Further details
The Istrian peninsula is renowned for its good wine, ham, cheese, fresh seafood with plenty of restaurant within 15 minutes drive. Within driving distance of the villa you will find beaches, sport grounds, horseback riding, yachting, fishing and diving opportunities. Excusions to Brijuni Islands, Rovinj, Pula and Venice by boat.
Booking notes
Non-refundable 30% deposit of total rental booking. Booking remains open until deposit money is received.
Balance to be paid not less than 8 weeks prior to arrival.
You should arrange your own cancellation and travel insurance.
Money to be paid by electronic bank transfer. Credit card payment not accepted.
Guests are fully respondsible for any damages and for proper safe use of the pool.
Arrival time about 4pm.
Departure time about 10am.
